Saw them doing roadshow recently.. Looks like around 900psf n 70% sold.. Benchmark with Eco City, Midvalley n Bangsar south but this one really sibeh in between those low cost flats..

They also mention no mall n jus normal retail downstair.. Also still banging on the monorail but mention might be approved in this yrs budget. maybe must wait 5 yrs post VP.. I thought theres a retail mall here???

I think gov't didnt approve monorail cos the whole route runs parallel with the KTM but I bliv that its needed to attract those living on the 'other side of OKR' to use the train.. Hope the monorail will have buses from high dense apartments like parklane etc..

Jinsailoo, how is 1mbd related to this?

When I went check some time back, SA told me maybe Giant (and he also said, die die fall back plan = Econsave).
That's why I quickly turned round and cabut...

But now no mall? So just small offices / retail?

I was told that the mall/retail will be managed by Quill when i dropped few weeks ago..

Yes thats what he said.. maybe he doesnt know but i didn't mince my words when I asked, wheres the mall gona be n he said jus retail downstairs.. The brochure is not attractive at all, so i threw it away after 5 mins.. Looking thru the facilities, this is a mid high end apartment n NOT a luxury product, so 900psf after discount is still VERY high for the surrounding areas which are RM200 p/month DBKL apartment.. RM700psf here is acceptable

9 Siputih will NOT transform OKR & will be better off without those mall as they will struggle in getting tenants due to the low spending power nearby. even those retail shop might suffer as only 9S n Southbank can frequent the restaurants..

If its gona be managed by Quilk group btr cancel Spa n pay penalty as Quilk City Mall might be the FIRST big mall in recent times to CLOSE DOWN due to EXTREMELY bad performance.. 90% of the shops are losing money..

Mall at here is suicide plan. shoplot and supermarket will do well.
macam HERO market at ttdi is super sibeh good plan liao.

very grim but i agree. 900psf is really amazingly high for OKR. unless mrcb build a dedicated tram between here and midvalley tongue.gif
