seems like developers are now rushing to launch before the end of year end in anticipation of a downturn in 2012 and onwards...
- but most buyers are already in a cautious mood and the high prices are not helping matters indeed..so if the developers are smart they
should think about adjusting their prices lower to catch those who are still itching to buy... tongue.gif

Location seems to be a major plus point. Besides that there's very little information on the website. They could at least give floor plans and unit sizes.

i called naza ttdi about a month ago, they said june-july 2012 launch. recently called again nobody pick up.

Any one know where the new TTDI MRT station is going to be?
From some of the maps, it looks like the new TTDI MRT station is going to be at the same site with this project.
Could it be connected to the MRT station?
Knowing how TTDI Naza plan for KL Metroplolis, I believe they have the muscle to swing MRT station.
This make it a good selling point.

If i still can remember, the indicative pricing is RM 800 to RM 1,000 psf. All with big size condos.

Not sure whether they will remain or change bcz NAZA TTDI would launch other products first before this and they will see the take up rates for nearby projects as such by SHC.

'Future' MRT is a good selling point and so NAZA is likely to charge a premium. But can anyone with experience please share knowledge on noise levels of MRT trains? Is it loud/sharp screeching noise when braking to stop or taking off?

Another concern is beggars grouping at the stairs/escalators of the station which i've seen elsewhere in Malaysia.

Luxury grade apartment + noisy MRT train + beggars at doorstep = not a good match

Totally agree with A.B.D. MRT will only degrade a high class condominiums. People in TTDI complain like hell until the MRT line has to go underground when it is around TTDI area. (it increase the overall cost of MRT too)

I cant see any note saying whether the station will be underground, so the line may be expose before entering TTDI area.

TTDI elevated portion, no doubt it will still give value to surrounding properties.

TTDI Ascencia is a luxury apartment project. Probably will set a new benchmark for this area.

2) Is the land located in Selangor or KL? I think that location is under Selangor
3) The graveyard is quite near the development so most of the units with the so called 'city' view is actually facing the graveyard rite?

No idea whats the maintenance fee for TTDI Ascencia. Nearby maintenance fee for Glomac Damansara is at RM 0.33 psf.

The Mas Kiara is about RM 0.40.

Anyway, i have a question.

This house is a free-hold, so i can sell to non-bumi also right?
Because i remember Taman Tun is a Tanah Rezab Melayu.
I only know that IF a house is a leased hold i can only sell back to Bumi only (provided i am Bumi as well) - vice versa

Maybe my facts are wrong.........

Not everywhere in TTDI is rezab la. Only a few areas. Most is open areas. Anyway, this new condo is not in TTDI. They are just using the name TTDI to boost prices.

This Ascencia it depends on whether u are buying for investment or own stay.

For own stay wise, it's good.

But investment wise, should look into high expats area such as SPSetia's Eco City, KL Sentral properties, KLCC or Mont Kiara Properties.

If you look for high investment returns once property completed, then you should go for landed & gated properties.

Not really true. If for own stay, you can stay almost anywhere. But if ure looking at investment there are 2 types

1) Capital appreciation
2) Rental yield

KLCC & Mont Kiara areas are now experiencing a glut and rental returns have been dropping since last year. For rental investment, its advisable to avoid areas which are facing a glut. Rental will not be competitive. Plus there's always a risk of capital depreciation which mature areas dont experience.

TTDI area may not give you good rental returns but capital appreciation is quite good and stable. Same with areas like Bangsar and Bandar Utama. These are stable areas and prices rarely drop. It may stagnate like whats happening now but a drop is unlikely unless the economy is really bad.

Applies to both. Its dependant on the area. Landed properties have more room for appreciation while there are limitations for condos especially when the age of the development increases. But as far as TTDI is concerned, many condos have appreciated considerably over the years while some have stagnated or even dropped. I bought a unit in TTDI in 2009 for 470K and today its worth about 790K based on actual transactions. The bank evaluates it around 700K+ which is the norm for them to be cautious as per BNM rulings.

This project is leveraging on the future mrt. Just feel that property near MRT is over rated.

met a few ppl at Tropicana Gardens... one couple bought 15 units there. Very crazy but I guess there are some capable ones within the Damansara market. If not Uncle Aunties won't be helping their kids buying properties in Hong Kong, Singapore, UK and Australia.

One Malaysian uncle was talking about putting deposit for a Hong Kong Dollar 18 million pigeon hole in Hong Kong.

Malaysia properties is just kacang putih in terms of pricing.

Feel like alot of ppl in my neighborhood is already talking about this TTDI project.

anyway, we must also congratulate the buyers of glomac damansara who bought at 600-700 psf!! thumbup.gif

they have about 250m longer walk (2-3mins?) than ascencia to the planned mrt station but $ psf 30-40% cheaper!! rclxms.gif

I would rather buy subsale units in existing condos in TTDI itself e.g Kiara Park, etc which are priced <RM600 psf only. Better location than TTDI Ascencia. How many ppl who can afford a RM1,000 psf price will be taking this MRT anyway? Besides the MRT station, everything else would need you to cross the Sprint highway and go into TTDI. Same when returning. In addition to this, the road in front of Ascencia is always clogged during peak hours. The MRT station nearby might make things worse.

I just bought 2 condo units at Kiara Residence 2, Bukit Jalil over the weekend. At only RM435 psf (after discount), its got alot more room for appreciation i think. Other upcoming condo's in the vicinity are all priced >RM500 psf.

Bandar Utama price much higher than TTDI. TTDI area condos also not premium pricing. Where is the prestige? Even leasehold Kota Damansara area also fetch higher pricing. This Ascencia is super optimistic.

Got a sales chart frpm my mate. It was a embarassing day for naza ttdi. Thought need to ballot n end up no one hew on it. It showed the resistance of rm1kpsf for dwvelopment outside klcc area.

It give a very gd indicator to those greedy developers. I dont know how ttdi naza going to sell this dev. If no further disc, u ll see many developwrs even after vp.

If sales are bad, you can be sure that the developer would be offering discounts in the future. Sales of only 20% in the opening week is poor by any standards. Naza TTDI deserve it. They think that everybody is stupid to blindly believe that just cuz they put 'TTDI' in the name, then ppl will blindly buy? Im from TTDI and many property agents are saying that 1,000 psf for an area off TTDI is too high even with a MRT station nearby.

I say boycott this development until Naza TTDI start offering some realistic discounts.

TTDI residences r rejoice as the tunnel link is connected to One U & Penchala link ! People from KL going to kepong no longer need to be stuck at the traffic light in front of Petronas TTDI.

My units are 1457 sq ft and the price tag of RM 435 psf is the price i bought at 3 weeks ago. This price is after the 7% developer discount but now that discount has been discontinued effective early last week. So the price for the remaining units is currently RM 468 psf.

(P/S: Im refering to units located on the 15th floor)

Based on my experience with property developers and visiting property launches, i would never trust the sales chart totally.

My uncle who lives in TTDI bought and sold a unit there. I also live in TTDI and have 2 properties here. What's the occupancy rate of TTDI Plaza now? Im refering to actual residents.

The price tag of RM 435 psf somemore with 3 car parks, DIBS and partly furnished.

The 7% discount still applicable. But will increase RM 50k each like 1069 sq ft ( smallest unit ) and 1267 sq ft ( medium unit ) who just increased RM 50k recently.

Even after RM 50k increased, it was RM 500 psf bfore discount ( Based on lvl 15 ) Hehe. Still worth cheaper compare to this, 2 units equal to 1 TTDI Ascenzia.

Just how many % of units sold during 1st week is a healthy sign. We know whether a project is hot is it is fully sold out within 1 or 2 days. But let's say the property market has cooled down and it takes longer time to digest. What is considered healthy level of sales do you think and how long should a project be completely sold out?

They won't let me booked without payslips, crazy.

I think the pricing is so high because they paid over the top for the land. Going to have a look if Glomac have any of the residences left next door. I think its still only around 750 psf.

I paid RM 633K for a 1457 sf unit on the 15th floor at Kiara Residence 2, Bukit Jalil and it comes with 3 carparks and partly furnished.

Assuming a similar size unit exists at Ascensia, it would cost almost RM 1.38 million (after the 5% discount) on the 1st floor. A 15th floor unit would cost an additional 70K since each floor increases by about 5K. That takes the total price to RM 1.45 mil. That's about 2.3X more expensive.

If anybody thinks this is a good deal, i would doh.gif

Read carefully. Kiara Residence is due for completion end 2015. Its not 'old'.

Quality and concept arent major factors which influence pricing. The biggest factor that influences property pricing is location. RM 1,000 psf is not TTDI pricing and surely not for Ascencia which isn't even located in TTDI itself.

Ascencia pricing is high... but couldn't resist since it is adjacent to MRT and there are no other studio units in the TTDI area

Investors are more focussed on margin of appreciation. At 1,000 psf, the margin for future appreciation is small as compared to properties in the 500 psf bracket. Yes im well aware of the importance of location. But there are many areas which give bigger room for capital appreciation than TTDI. TTDI is a residential area not a business centre.

And yes im quite aware of property prices in TTDI. I owe 2 properties here. But decided on buying my 3rd & 4th units in Bukit Jalil due to the location, business centre and future growth plans.

however, got to disagree that quality & concept is not a major factor.
Take SHC Uptown dev example, their selling point was their concept of interior, furnishing, and etc.

personally i think it is too pricey to accept simply because of name of ttdi and mrt. what a shock when seeing 1000psf and package offered not being friendly at all. btw, market is the determinator... if future development at the vicinity also follow 4-digit trend and being well accept. then i really don't know how to say anymore... sweat.gif where should i buy for investment in future??? blush.gif

Yes im from TTDI and the talk of the town is that the feng shui here is bad. Thats why even businesses are suffering. I used to visit my uncle who had a unit at TTDI Plaza condo and although im not superstitious, but the whole area is really creapy. My uncle finally sold his condo there. Made a small profit only. They had big plans for TTDI Plaza area but even with the Naza Group as the main anchor tenant here but still area failed to take off.

I just checked out Glomac Damansara Residences, they are only RM 750 psf, whilst everything in the same area is touching 1000 psf.

I looked at the Damansara Kim view, 1800 psf. They only have 10 units left, checked with the bankers there (pretty lady) looks like I can't get loan.

Its a real shame, as construction seems quite advance, it might even be ready in a year.

RM 750 psf for this are is considered a bit on the high side. If you look at TTDI itself, most of the condo's there are still in the RM500-600 psf region. Look at TTDI Ascencia. Started off with a bang but now gone quiet. Not sure how's the sales but RM 1,000 psf now is very high despite having the MRT station nearby. How many ppl are actually gonna pay 1K psf and take MRT i wonder. The huge graveyard nearby doesnt make things any easier.

Does anybody know how are the actual sales for TTDI Ascencia to date?

Gone to the sales office in TTDI Plaza on Sunday.

Looks like more than 80%. Some with red stickers and some with yellow stickers and according to the sales personnel they are all sold/booked.

The price is from $1000.00 upwards from 8th floor onwards. The ground floor to seven floor are for car parks and amenities.

The amenities are pools, landscape and multi purposes deck, a gym, surau, cahnging room and suana.

There is no tenis/badminton court, multi purpose hall, BBG pit, reading room, spa bath or exercise area.

The unit comes with one carpark irrespective of size and an additional carpark(first come first basis) will set you poorer by $30k.

The thirty over storey building has two normal lifts and one service lift.

For condo above $1000.00 per sq feet and without private lift lobby and limited ammenites, sounds a bit pricey.

The condo units either face east or face west.

Those units face east will have the morning sun, the noisy traffic of Jalan Damansara and MRT with the view of the golf course and TTDI.

Those facing west will have the harsh evening sun, quieter Damansara Kim with the view towards Tropical Mall.

Yes ive 3 such sms's this week alone. When i called them about 2 weeks after the launch, they told me 90% sold. But i dont think Naza TTDI would be sending such sms's almost daily if sales were actually 90% would they? I think they played that sticker game and it backfired. Now they are desperate to sell.

Well good luck to them. I aint gonna pay RM 1,000 psf for a location near a graveyard and not even in TTDI.

Honestly when first announced balloting I thought must be sold out instantly coz hundred over units only.

But seems seasoned investor not sapu the units also...

So how can amateur like me take the plunge? Something not right with this...

The Muslim cemetery is just next to it but Ascendia has been design to position that none of the unit has the cemetery view. Actually glomac Damansara is also next to the cemetary.

Today's news report said that only 50% of the units at Ascencia have been sold and that too mostly the smaller units. No wonder they have been sending out sms's like crazy pushing ppl to come and buy. 3 weeks after the launch, i called the office to check on sales and they had the cheek to tell me that 80% sold already. Even their sales chart was updated to reflect that. Typical liars! vmad.gif

Before launch, they said few thousand people register interest. I think nowadays many people will register so that they can chance to look see look see at first preview- kiasu ma...

When it's confirm at Rm1000 psf, all lari kuat kuat and developer made the wrong move based on "wrong" market feedback by setting "ballot", many people did not even bother to visit the showroom...

Ya when i called them in Jan, they kept trying to push me to come to the showroom. In the end, they might get about 90% buyers as there will be some fools out there who are so desperate to invest in anything with the name 'TTDI'. Not many ppl realise that Ascencia is not in TTDI itself. Its opposite TTDI separated by Jalan Damansara and located a distance away from the Pizza Hut entrance. It wont have a TTDI address. But i foresee that Ascencia will be worse than Sinaran in terms of future capital appreciation. At RM 1,000 psf, Naza TTDI is charging current buyers prices in 2015/2016. So when you get VP and try to sell, ull be hard pressed to make profit.

And no way your rental returns are gonna be good. With a starting price of RM 500K for a tiny 1 bedroom 500 sq ft unit, ull need a rental of RM2,500 to get 5.3% gross yield. How many ppl would pay RM 2,500 to rent a tiny 500 sf unit when u can get much better value renting one of the existing condo's in TTDI itself with better ammenities? rclxub.gif

Haha, well I totally think Ascencia is crazily priced too and its definitely something to avoid. But hey thats all fine and dandy for the other condos. New price point and valuation benchmark (with discount) for all the other condos. You should be happy about it like the rest of TTDI property owners.

Well actually I think it is TTDI coz even Desa Kiara has a TTDI address. It is certainly not Damansara Kim and bears a KL address.

It does give the valuers an option to value other TTDI condos at selling prices rather than below selling prices which is the case for many properties nowadays.

TTDI Ascencia is part of TTDI... c'mon it's in the name... laugh.gif

I think they priced in a huge premium due to the direct MRT link. Like what KL Eco City sales people used to say, when you have MRT - your target market is also people working in KLCC etc. So RM1,000 psf for workers there is sap sap sui.

Thus, no other properties in this Area can match this. Believe this crap? laugh.gif

I booked one unit last year& canceled it after few days.thanx to the advice from the forum.i think it's really overprice. I rather pay 1000 per sq ft for other area.

U made the correct choice imho. If any person who works in klcc wanna pay that much for rental, might as well rent those that are just walking distance, right? Subsales wise also the same. If wanna buy rm1000 psf, might as well buy near klcc. Can still get at that price. Sales person = stupid. Sorry to say.

If one sales person is using klcc staff as a target market, then yes. Thats rubbish. I used to work in klcc and i have many foreigners would want to go for klcc props.

If own stay due to some reasons like near to workplace there or near to parents place, then it makes sense. But to say klcc staff will rent there makes no sense to me coz klcc props also facing a glut with rental remains low and competitive for the location, why would people for for outside klcc props? Makes no sense to me

Glomac mall is very small one, right, sifu? Even the current shop units same row will Glomac sales gallery also all empty except 2 pub/restaurant but passed by just now (Sat evening) like going to close down soon..., no customers

I think the difference is Dijaya damn good in their marketing n supported by their super elite Dijaya card members. Naza TTDi tak ada kah??

TTDI Ascencia: 1000++ PSF, F/H, direct link to MRT, Completion in 3Q 2006

Glomac Damansara Residence: 700++ PSF, F/H, around 350m walk away from MRT,Completion in 2Q 2004

Uptown Residence: 900++, few KM away from MRT, Completion in 4Q 2004

I called in yesterday, they claim 70% sold, 830sqft units still available...pricing between 1100-1200 psf with 5% rebate and DIBS too. Still more than 1K...

Glomac is just too near the cemetery... I am not keen to stay near a cemetery.

Uptown is already old and the shoplots located there are aging...

My 2 cents opinion - note I am not vested in either 3.

Alot of double storey terrace in D Utama are renting to fresh accountant grads. Auditors are expected to travel to client's place. Clients are expected to visit tax office.

Menara LGB looks like going to VP soon, they have put up a huge signboard at the junction to turn into Astana Damansara for a long time sourcing for tenants

Yup occupancy is low, but do you think the MRT will have a positive impact on the price and in the coming three to five year horizon the rates will go up. Also how does the property fair in terms of comparing it with some of the newer projects like Ascencia and Greens, they are both asking for 1000+psf.

One more question, I heard there is a new condo coming up opposite Sinaran. The car park facing starbucks on one side and McD on the other is being turned into a condo development. Would you have any idea how true is that?

If own stay, this is a nice condo and based on your price quoted for Ascendia and Greens of 1000psf, this is 40% lower and surely the price catching up will happen in future although of course not to the extent of 40% but will be high enough

However for investment, until the MRT is running, this part will be very messy with the construction on going and may deter tenants from taking up tenancy now. As the occupancy is low, there will be many other internal competitors too for you to find a tenant who will give u acceptable return to tide through the MRT construction period to benefit from the jump in value when the MRT start running

naza ttdi is opening a booth in mesra mall, kerteh starting today. must be targeting those petronas staff with deep pockets. seems that after 2 years this ascencia still have unsold units because this is their main product there.. they brought along the big model unit..

still got units..but price is the new benchmark in the whole area. It is now between 1100+ psf before rebates. but they are giving 5+5+4.5% rebates. 5k booking. SPA free and loan agreement free. Contruction wise they are now building the multilevel carparks.

wow, thanks but the price increase is so minimal, early buyers have lost out already.. I think if the absolute price is 900+ psf then ok la..

Looking back at the first thread, the term 'TTDI' for Naza TTDI is part of most of their projects (excl KL metropolis n Platinum Park).

It's like Tropicana corp using Tropicana for all their products but this ascencia is opposite the real TTDI la..
But i don't quite like the surrounding cemetery n sewage plant nearby (not sure abt the smell if any).

not sure about the earlier prices though. yep it is infront of TTDI across the road but ironically they still carry the TTDI address with the same postcode 60000. location wise it is far from cemetery plus it will be block by several buildings to even see it. as for the sewage the smell will also not be an issue I think because it will be block by the MRT station. But facing east will be facing the MRT so it can be a bit noisy.

anyhow, price wise it is definitely on very high, same like KLCC! according to SA they've won several awards for residential development...so sure though wch award is that.

Still have very limited units available or maybe "director units" still not released yet. Units now are asking RM1300psf AFTER 20% discounts.

But GDP's design turns out to be really really nice, especially the contrast of copper and the grey bricks framing the irregular blocks is working really well. However, for that pricing, TTDI Greens would have been much better, but it will involve a larger cash outlay, whereas for Ascencia you literally pay only RM5000 booking fee to own a unit - and you get a lot of "cash rebate" upon move in due to the discount.

Let's not compare Glomac Damansara, the access into the condo is so narrow, and the place looks so generic. It reminds me of TTDI plaza.

I think the main entrance is going to be "messy" to get in and out because the MRT station's "drive-thru" bus & taxi stop is in front of it.

Went to the showroom at Plaza TTDI was told there were still "limited" units available at about RM1200 psf after 20% discount.

By the virtue of location, freehold IMO this is better buy than Tropicana Garden.

If want to visit mall, just hope into MRT and BU, Curve just 1-2 stations away.

Besides Ascencia, I have also dropped by to see Tropicana Garden's Dianthus and Lumi Tropicana.

I am still favoring Ascencia:

Pros:
I like their layout
Only 150+ units
Right next to MRT station
FREEHOLD

Cons:
Next to graveyard (though I am not pantang). May impact rental and future sale value.
Main entrance may be challenged by traffic flow of the MRT station (buses, taxis, pick-up/drop-off)
RM1200 psf (after discount) with minimum build-in (2 AC & kitchen cabinets only)

Lumi is approximately 700+ units and therefore the maintenance fee should be lower than ascensia.

However due to low number of units, the owners might find the sinking fund collected is not sufficient for future Capex.

Agreed as the premium drops and noise pollution wont be good. If interested in MRT prop, can buy big units at the plaza. Feel ascensia is very overpriced.

boss, so far, from own experience, the mrt is surprisingly quiet. not sure it's running on full capacity or just slowly testing phase.

My deduction is that ppl that buy 1000psf and over condo do have holding power ..hence can ask for the sky but will meet on earth.....if necessary....

friend airbnbed here recently. low occupancy, average built quality etc.

very low airbnb rate of rm110 for master room. 5 yrs ago 1kpsf property.

People who bought at 1000psf doesnt mean have high holding power, damn easy to get bank lon last time, many just average bisnisman or wage earner

Delusiinal asking prices up Rm200k frum purchase price, sooner will come down fast and furuoous..almost same story for every newly completed condol

hmm.... the recent economic condition is not giving this property the high return it supposedly to fetch.
The location is damn fantastic and address in Taman Tun 60000 post code.
I think it'll take a bit of a time to get that kind of return.

Does anyone know why this condo has so low occupancy rates? Been around this area last few days thinking of putting money into 2 Glomac projects and noticed this one, impressive facade but hardly see any activity going on?

Any particular reasons there are plenty of subsale on offer but hardly any transacted?

Thought being a TTDI address and probably one of the nearest walking distance of any condo to the mrt station that this one would be hot cakes.

Wonder if this is an actual real world indicator that there are misplaced optimism in properties near MRT stations?

understand from a friend who has lived in an airbnb there that everything in this condo is very limited. facilities etc are small and there's an overall funny feeling of the whole place.

Also MRT is overhyped at this price point, Pavi DH owners will see the same. Even GLO next door rental is not very high but demand is there.

Your guess is as good as mine. I also noticed very little activity with this condo whenever I pass by there towards the bakery cum cafe at TTDI or heading towards 1U or IKEA Damansara.

I remember 2 years back when this project was nearing completion, I went to its sales gallery to take a look at it. By then, almost all of the units are sold out, save for a handful 2 or 3 floors above the facilities and 1 or 2 scattered units on the higher floor. By then the developer was already promoting TTDI Segaris.

Thought that expats, or wealthier tenants, would rent there, given how close it is to the MRT entrance. And those who bought for own-stay might be those who take the public transport, unless they don't? hmm.gif

I believe the MRT will only good for commercial premises not residential at this price point and quite possibly anywhere between RM700k and RM800k onward it starts becoming less important, for now at least, things might just change if there are entry restrictions into the city.

Not sure what's the deal, earlier went to take a look at 2 units. 1 was a bare unit and the other has had a full ID treatment.

The carpark was mostly spotless and mostly empty. It painted a picture that no one was living there. Felt a bit creepy.

The one with the ID has been empty since the ID work was completed. Supposedly nearly RM200k was spent on it. According to the REA it had 1 enquiry but 0 viewing, owner now wants to let go as originally from RM7k per month, it was reduced all the way down to RM4.5k and that's when there was 1 enquiry.

The bare unit, had a thick layer of dust on the floor. Last time someone came for a viewing was 6 months ago it seems but did not make any offer.

Funny that, the REA that showed me the place she must have sensed I wasn't keen on parting she quickly tried to sell me a unit at The Green and DPC instead.

Seems most expats have turned this place down with most who rely on MRT preferring The Greens or The Residence.

in 2011 it was launched at RM1k+ psf, but it does have excellent mrt access compared to other condos in the area. but the low occupancy and near graveyard combination, people will close their mind to it unless very low price. seems this project only the developer win big.

it was 2011, right in the middle of property price boom like +10% per year, banks were encouraging borrowing, dibs still in practice, MRT was a new BIG thing, govt grip on power was solid and stable, 1mdb and other problems still covered and govt insist we were on track to become high income nation

so property speculators/gamblers seriously expected this property appreciating to RM2k psf in near future, especially small size unit and closest to MRT which is also a free bridge to other side of ttdi where there's supermarket and market

must congratulate naza ttdi, they managed to sell off at a super premium an almost triangle land (some say not good FS) next to graveyard and busy main road and train track

i still think its a great place for young hipsters to stay, it's a modern building, they don't care about FS, mrt right at your feet and other public transport too, can connect to the best malls in pj/kl, bridge to the cool ttdi f&b, it can work but the asking rental just don't make sense in our economy.

I visited this condo. And what was described is accurate. The facilities are very limited even though maintenance is about 60 sen! The parking is horrendous and you can see a lot of scratch marks due to the limited turning space into the car parks.

Didn’t know much about this project till I watched Sean Fan’s review. Looks good....and was surprised to see it’s premium pricing of more than 1000 psf for that location.
