 Dengkil - investment potential?

Dengkil to Xiamen uni distance around 8min. And Kota warisan is closer to Xiamen. But Dengkil to KL is also 10min faster than Kota warisan. It depend on your requirement. Kota warisan is a little further down south.

Important points :-

They have to open classes in Sept 2015. The campus 150 acres, targeting 10k students. So it will consist of some Malaysian plus oversea students. Investment is 1.3 bil. Robert Kuok donated 100 mil.

I have a question here, since XiaMen U is opening next year, why hasn't the big players (IOI, MCT) launch their projects in this area, cause it'd take 2 years to complete for landed and 3 years for high rise.

Is it because of approval process?

besides, the owners of KIP Harmony Park can look forward to the key collection after CCC very soon. I was there today, workers are cleaning the windows already. smile.gif

(Actually what is CCC? can someone teach me? my lawyer explained once but it went out the other ear)

Kota Warisan is further from KL centre compare to Dengkil.
To be precise, it is 10km and 2 extra traffic lights.

Cyberjaya's condo and SOHO could attract some young generations no doubt about that, but considering the oversupply in Cyber, owning a condo/soho in Cyberjaya means you need serious holding power. It is also recommended to these owners to move in themselves, so that the city becomes more lively with their own presence. (Anyone heard the story of 5 Japanese Soldiers and 200 Chinese peasant in world war 2?)

It is also quite unfair to say people who stays in Dengkil means jatuh standard. Cyberjaya itself hasn't reach it high standard as of today, and Cyberjaya also have 200-300sf SOHO, you bring your friend to your "hotel room" very high standard? or bring your friend to a landed property higher standard? It depends on perception.

In case you do not know, Lim Kok Wing university also quite distance from the Cyberjaya main food places, I don't see starving kids? The kids will find their way, when they want to eat. And shuttle buss will go Dengkil, for sure.

Xiamen Uni, without doubt could very well find their necessities from Kota Warisan, namely the KIP Sentral and the existing the few row of shop lots.

HOWEVER, I don't find Kota Warisan & Dengkil are competing among each other, instead they are complementary to each other. IE, if you can't find good chinese food in KW, den go find in Dengkil. (but chili fish only ok)

All these nearby areas, Cyberjaya, Putrajaya, Dengkil, Kota Warisan, even KLIA needs each other. For sure this area has better potential than many other suburbs.

Dengkil town is the backbone for many residents nearby mate. But I agree it can't grow much, some shop lots like going to fall... :S

Do you mean the lake? That is a water retention lake not sewage treatment.

The sewage treatment is underground one, beside the lake, boss this is a close to 1 mil semi d, how could there be a open sewage plant at entrance oh? some more at this age, where got sewage plant still open and have smell like the one next to taman desa waterpark? all also underground one la! sweat.gif

Enclave is good because it is near to KIP shop lots also nearer to KLIA.

But if you're travelling a lot to KL recommend you to think harmony or damai cos from salak tinggi the traffic light has quite long queue. From Harmon and damai usually short queue and can get to highway quickly.

Damai Park, the property is still under construction. If you can wait, it probably offer good package too. Harmony has only 3 units left, you should go check them out if you like them...


Just for sharing, price/sf in dengkil/kota warisan/salak tinggi is still attractive. I have an unit in harmony, due to its closeness to the highway, basically it is very convenient to drive to kl. It is even more convenient than certain projects within cyberjaya. cause some of the project are located way too "inside" of cyberjaya that owners have to drive past multiple traffic lights before getting into the highways.

besides, dengkil has more amenities such as grocery stores and food stalls. the traffic coming into dengkil will increase when KIP mart and the KIP shoplifts complete. There's also a KLIO outlet which is opening in a year. MITSUI mall opening in 1st Q 2015. In fact the last time I checked, KLIA is planning a KLIA "aeropolis" which has quite a development (education, commercial, and a theme park) there. I maintain my reservation about the Aeropolis project, but if it really works out, this area will be truly successful. IOI city mall is just 15 mins away...

basically its not that ulu than what most people think around this area.

If you're interested to the project you should go there to hear it out yourself. There is also a ERL track nearby so its bound to have some train noise too.

In my opinion, both the trains and jets noise are not very loud, and I went to the site many times i can assure you that.

More importantly, its closeness to nature is really comfortable... after rain the breeze and the birds sounds... you can't find them in KL...


**EDITTED: I was checking the train and and jets noise from Phase 2, nearer to the main road... I'm not sure how loud it is in Phase 1 units...**

There will be an upgrade, did you see the long queue nowadays!! I always have to use the emergency lane to turn left coming from cyberjaya. i hope the upgrade can be done asap. scare they wait a few years...

Outside Harmoni, 1 traffic light (always no car can skip), before the main traffic at the village another 1 traffic light (also always no car can skip). 2 only, but that 2 i never wait even once, always no car la... tongue.gif just the main traffic light maybe around 5 mins wait... I have been to symphony and the sp setia project in cyberjaya , it took longer time for me getting out into the highway from those 2 projects... those are "too many traffic lights" la...

The new entrance into the ELITE highway from KLIO, and the new development of Mah Sing's KL Southville will also be complimenting the development in dengkil, there's gonna be a AEON there. and not forgetting another entrance in the the north south highway as well... This place is really well connected I tell u
