New project - KIP Sentral @ Sepang (Dengkil to Kota Warisan 5 minit)

KIP Sentral is approximately 10 minutes away from KLIA and is near to all the renowned universities such as Inti Colleges, Nilai University and University Sains Islam Malaysia. Xiamen University (being the first Chinese university to open an overseas branch) has also confirmed to set up a campus at Salak Tinggi which is also 5 minutes away from KIP Sentral. The existing Mcdonalds and Shell Station are always filled with people. Therefore, having our large scale commercial hub would be good. For investors especially, this will definitely be the place to invest as there will be a pull of students and overseas crowds into this area. This will be the up and coming entertainment lifestyle place as there are no similar development within the area.

Horizon Group Properties and Mainstay Properties to Develop Outlet Centre in Sepang.

Horizon Group Properties, Inc. (OTC: HGPI) and Mainstay Properties Sdn Bhd, on 10 May announced a joint venture to develop The Outlet Shoppes, which will be located in Greater Kuala Lumpur.

Strategically located along the B15 trunk road and highly visible from the Elite Highway in Sepang, Selangor, just south of Kuala Lumpur, the 300,000 square-foot project for Phase 1 will be the premier outlet destination for tourists and Malaysians once completed.

Construction is expected to begin in 2014, with the grand opening scheduled for 2015. Horizon and Mainstay Properties are co-developing the project with Horizon responsible for leasing and management.

“Kuala Lumpur is a major international tourist and retail market and we have the best location for the development of what will be Malaysia’s premier outlet center. Mainstay is a fantastic partner and we look forward to building the same success in Asia as our centers in the United States,” said Gary J. Skoien, Horizon’s president and chief executive officer.

Managing director, Asia of Horizon Group Properties, Mr. David Nelson, stated, "This agreement is a major milestone for Horizon Group Properties. It is the company's first investment in the Malaysian market and we are proud to have formed a strategic partnership with a respected property developer in Malaysia.”

Deputy Chairman of Mainstay Properties, Mr Terry Teo, said, “We are quite excited about this joint venture as Horizon is a renowned expert in the Premier Outlet business. We plan to turn the Premier Outlet into a tourist destination as it is strategically located within a 5km radius to KLIA and is a convenient drive from Kuala Lumpur.”

The Premier Outlet will contribute significantly to the area's local economy by creating an estimated 1,000 new jobs for the community once complete, while generating in excess of US$100 million in annual sales.

Branded outlets will be located in Kota Warisan, Sepang

got a piece of land nearby kota warisan dengkil (6 minutes)

273 ekar in total, agriculture land, non-bumi lot, freehold facing ELITE highway

adjacent to UNIMIAT KL. lot no. 2982.

ANYONE INTERESTED OR PERHAPS JOIN VENTURE? got sum offer from MAH SING.. dunno will go through or not.. anyone interested?

The peice of land near main road use for Xiamen University development, the main entrance also located here.

Condominium will be a good investment target.

You have to change the land use first from agriculture to commercial/residential. But from what i know Agriculture land very difficult to change unless you have connection with the authorities. Otherwise its just that :argiculture land.

Just called them up - said the 2-Storey Terrace House - Have still unit left. ( 480 K beginning price I think it goes up due to demand sweat.gif ).
Project not sure when will start - so estimated 2-3 years completion rclxub.gif

Dengkil is far far away, but consider cyberjaya landed is very expensive now, dengkil still in acceptable price range.

From my friend information, all the commercial units in KIP Sentral is fully sold out... sweat.gif

Now the project is under construction, expected completed in 2015.

Lari ayam already.

This project location is good - as long as there is no bigger commercial development nearby.

If there is one bigger commercial development by another developer, then this one will die. Bigger scale commercial centre always kills the smaller ones.

Any projects by IOI nearby ?
