The DIBS scheme is not mentioned in the S&P and DMC, anyone notice that?

QUOTE(1282009 @ Jul 28 2012, 12:54 AM) Yup, noticed that too, only in our bank offer letter The DIBS shd be in between the developer and purchaser. It shd be stated in the S&P. What i concern is if the contruction takes > 42 months, whether the DIBS will be still on? QUOTE(1282009 @ Jul 28 2012, 12:54 AM) I think good for LnG to take it slow? What's the pro/con of launching the block later? Anyone? the block A to Block D need to be completed within 42 months. as all are sharing the same common facilities, swimming pool, gym, car park. The reason why developer launching late is becoz they need to clear all unsold units of the previous launch, and propbably wait till the public can absorb the prce. |

QUOTE(VIPKYL @ Aug 8 2012, 06:45 PM) I just came back from Developer Office. Did anyone know the selling price for Block "A" & "B" units? B'cos I want to know the price for level 16 (Type "A" facing pool & forest) onwards and compare with Block "D". The SA reluctant to disclose... :-( Shd be in the range of RM440to RM460 for block A 16th floor. |

QUOTE(CMW123 @ Aug 9 2012, 09:19 AM) theoritically, they can only send out the progressive billing when the SNP is signed, stamped and sent to the purchaser. The progressive release request shd be in par, because Block A,B,C,D will be VP together. As all blocks are sharing common facilities, Car Park Swimming pool and etc. These facilities needed to be completed 1st b4 the handover. |

QUOTE(CMW123 @ Aug 9 2012, 12:53 PM) Actually, how can developer bill when the S&P has not been signed and stamped by them?? Unless they back date it and the loan agreement was delayed you are not an official purchaser until the S&P is signed and fully stamped. So no progrssive drawdown shd be claimed on u, prior to the execution of the S&P. LnG has 11 solicitors handling the SNP and loan agreement, dont know why soin efficient. |

QUOTE(CMW123 @ Sep 6 2012, 10:11 AM) Think it should be total 549 sold out of total of 928 as at 30 Jun 12. The statistic make sense.Out of the 549, 502 chinese, 42 bumi & 5 Indian...so over 90% chinese purchasers But 3 towers launched should be around 696 but if only 549 sold then unsold is 147?? 147 units unsold, maybe those who booked but not signing S&P is not included in the SOLD list. |

QUOTE(1282009 @ Sep 7 2012, 10:47 PM) Thursday September 6, 2012 Low said L&G was already in talks with landowners in Penang and Johor Baru while its premium condominium Damansara Foresta in Bandar Sri Damansara would be entering its Phase 2 soon. From the report, still have > 100 units from Block D unsold, Block C still not lauched, no date indicates when will it be launched, and now start to talk abt phase 2 already??? hehe... |

1)Most ppl worried abt the current access road, was told that the access road from the bridge of nkve to the side will be widening from 2 lanes to 4 lanes. This is the condition imposed by Mppj b4 they handover the phase 1.
2) the construction land is made of granite so it is quite solid. 3) the hot spring pool inside the jungle is natural. I posted the hot spring picture like 6 months ago, it was the place where the orang asli residing for hundreds of years, they hv been compensated and moved to other places. 4) the jungle facilities will be built phase by phase. 5) phase 2 land is smaller, there will be only 2 blocks, most probably they will build duplex for entire 2 blocks like Armanie in DP. The living room will be the double volume overlooking the natural forest. Shd be quite cozy. Size and price not sure. The above were what I found from the visit. There is one drop out unit at Block A 25th floor which I think quite value for money, interested can contact the Sales. |

QUOTE(CMW123 @ Oct 4 2012, 11:10 AM) Still can recall how much they are selling for the Block A 25th Floor? - The Block A type A 1426sqft @ 25th floor, i asked yesterday available at 828KAny indication on Block C launch, it has been 7 months since Block D. Do they really want to clear all the 3 blocks first? Looks lile Block C will not have too high price up Just received 10% piling progress billing for Block B, deadline 31 Oct - Block C launch in 1-2 months time at premium price. Block D sales is expected as 50% of the units directly facing West. - next 10% billing (the 3rd), will be next year. Not so soon. So those under LTV70%, can relax a little bit. |

QUOTE(1282009 @ Oct 5 2012, 09:50 PM) It's still much cheaper than block D units. The price can only buy block D low floor units which is facing west (non-pool/forest views). Yeah the potential investor shd go to the showroom by themselves to check if any drop out good news. Added on October 5, 2012, 9:51 pm If its the case, still quite good price < 530psf. I can't wait to see their phase 2 duplex units. |
