I booked a unit there. The bank they introduced is OCBC where the interest is 4.7 p.a. 10 years

i jst bought 1 too and now still thinking to take cash package or loan package..Any comments?

yup. not much small unit left but they still have bigger unit left. I bought 2nd floor because it is cheaper. my unit sqft is 343 if not mistaken.

@Wikiki if you have enuf cashflow then u might as well pay by cash. if u r like me (which is poor), then no choice but to take the loan lo. tongue.gif

There are 2 option which are taking loan or pay by cash. There are a privilege of paying by cash where you could "rent" your property to the management after completion for a guarantee of 8% return p.a. for 3 years. So if you choose this option, you will only have to pay 76% of the price (100% - (3*8%)

don't buy this unit, all the banks don't want to loan to you...

ya i was told by the s.a regarding that matter and they introduce me the loan provided by their company. maybe they wanna make earning by providing loan for ppl? anyway, i'm finding a bank for loan by my own

How are you getting your deposit? Did the developer reply you?

From my point of view, if you want to buy this. It is better / have to buy in CASH rather than loan.

As the first 3 years GRR is quite important for the investment return... and after 3 years the environment will be more "mature"...

I still tengok-tengoking.... Jan 2012, all the Bank need to follow BNM new rule. Believe the loan will be harder and harder.

Hopefully there are having more "rebate" or "goodies".... biggrin.gif

do not buy. house or property in kampar is over supply.
It is bait for outsider thinking that the site can be good investment due to inflow of students.
But do not believe so. The renting is controlled by some group.
you buy only for renting then you must join in to the group or else you will have difficulty renting out as the rental is very competitive.
next, you cannot sell off as there is no more 2nd person to buy your property.
If you plan to stay in kampar, then this is not th price to pay for stay.
I born in Kampar and grow up in Kampar. It is over priced.
