Anyone have seen this development? Seems interesting, but wanted to get input.

Developer is Setia Haruman Sdn Bhd.

Right next to MMU & ELC International school.

Project expected to be completed in July 2012. Now about 70% completed.

Price from RM460/sf. Cheap / expensive?

Thoughts please.

I am looking at this property as well. But curious why no one reply in this topic. Going to handover by this September 2012. Much more earlier that the other property. Price at this moment start from RM528k for 1023sf. Any comment anyone?

Finally some comments after posting for some time.. hahaha.. i was at the sales gallery about 2 weeks ago and they said had 1 small unit where the buyer loan was rejected. Hence open slot there.

I bot one in Block A. Basically i buy for location, targeting for rental to expat community since next to international school.

Shopping mall also coming up in front of it.

In terms of capital appreciation, do you think there's any room since even the developer price already quite high.

Wah, you got so lucky ah? Still battle whether to buy 1 or not. What floor, price and facing where? What freebies they give? So, i won't loss out if place booking. rclxms.gif

Understand that VP before this year end, therefore, at least can start sell or rent before the other property ready. Somemore, good location for investment cause everything is within walking distance. The more i write the more my interest to get 1. brows.gif

Actually i had already bought mine before that. The unit i mentioned was available then. Think it is 2nd floor in Block A (or was it C?), facing the mall. Block B already open for sale but slightly more expensive. I spoke to Kalai the salesman. Quite helpful.

They gave 4 air cons FOC.

Also have DIBS scheme with selected banks. Took mine with Bank Muamalat. EVen though left few months, at least dont have to pay interest on the few months la. Am sure they've built it into the price. Hence if you don't take up that scheme, rugi only.

My opinion is this is more to rental play. Nobody is paying you premium price to stay at Cyber especially if the place is flooded with students later on.

Hi hi, happy to inform that I just booked 1 unit (small unit facing MMU). Same only free 4 aircon and 5% discount. icon_rolleyes.gif
But need to pay SPA disbursement, Everything on Loan Agreement. sweat.gif
Sure will go for loan with DIBS.

Since they are going to hand VP before year end, at least we have the advantage to sell / rent out as compare to other project (still in progress).

Hi Hi,

Just sign SPA and Loan Agreement.

Now i know why nobody look at this forum. Cause:

This project never have an official launch. Seem to be soft launch only.
No freebies (means a lot) like other project. SPA still need to pay RM400 and Loan Agreement also need to pay. Only 5% rebate, 4 aircon and DIBS but goin to handover by Sept 2012.
Got 3 block. Block A and B 50% sold with mostly small unit sold. Still got small unit at 528k before rebate. Block C may open after complete. So, small buyer therefore may not have all of them look at this forum. At this moment, around 2 purchaser chat on this forum.
Only 1 carpark for small unit ie. 1000sf. Others bigger unit 2 carpark at least.

Then why i still buy?
Look very nice, peaceful when you enter the site area. So windy.
Price still cheap as compare to other project in cyberjaya that is selling now. ie Domain and Mirage at least/around RM600sf. Here is only around RM480sf.
Handover by yearend. Others another 3 years.
Low density. only 200+ units for 3 block. ie 60+ units for 1 block.
Good quality finishing and design.

Really recommend you all to visit.

If people only targeting it to rental it to student,there will be no fun/peace of mind for me to live there.

So Masterzies,

Had you brought a unit there? Heard the small unit going to finish. For your info, they plan to handover in November. Not sure whether they will increase the price then. I brought it for investment. Hope can get a good return.

Mkland got so many issues wih their development man. Checkout bukit merah lake town resort fiasco. Their development of certain project that simply can be put on hold or canceled. Im no gonna put my investmnt on this company anymore. Heard frm bankers as well they got ghost buyer applying loan . If im not mistaken this developer is blacklist by certain banks.

Wow! Having been monitoring this thread and suddenly its revived heheh...

FYI i also purchased for investment. Target market is not for students. More for expats. International school is next door. You have many MNC IT companies around. Shopping Mall (still being built) right in front.

Not eyeing students as will furnish unit nicely.

Am not worried on this as surrounding areas are already well developed and its in central cyberjaya. Not in some jungle area on its own. Construction is also almost complete, hence if they abandon, will be crazy. If not laku now, give it a coupple more years when the mall is complete, then should see some better flows.

FYI my wife does housing loans for a bank, and she didnt highlight the matter to me. She's aware of reputation of developers, particularly the large ones such as MK. Hence we went ahead and put out money there.

During Fair, left 1 unit 1400++sf sell at RM7xx. Look like all small unit kaudim already. left with 1700++sf unit and above. Understand that handover in November. Flattyre, plan to sell immediately if got good price or want to hold for long term?

Waa.. that one tough question to answer. Depends on how much price appreciation that you're happy with.. e.g. if price go up by 30% already, and if you're happy with the capital gain (net of capital gains tax), then sell laa biggrin.gif .. if not, then hang on.. hmm.gif

Just had a very bad experiences dealing with their sale admin office (manager). I had booked and forced to cancel it. To get the refund, I was asked to give this letter and that letter to support. All kind of excuses just to cover up their sales quota. mentah2 sudah jual tapi kena reject. so it wont look nice to their bosses.

Sometimes it is not about location and pricing but customer services is very very important for buyer to have the trust on the developer's future projects. right now, i will say bye bye to all Setia Haruman future projects and also their parent company projects. I was treated like a beggar.

For the record, I had canceled other bookings as well and non of the other give me the trouble for refund.

Very low. maybe around 20%. Understand more people want to sell. From what i see now, should be around 10 unit. But sadly to say until now not even have 1 subsale. If i still cant sell it by this month, will try to rent it next month. If you interested, just call me.

1 of my colleague stay there and he enjoy it..swimming pool for himself..no headache for parking..true..occupancy vr low..some of the owner quote 2.5k minimum for rental..quite tough market..

The other day I happened to talk to the sales person on this prop. Apparent there are 1 or 2 units from the developer. He was telling me it's good investment because one can get good rental and it's near amenities. And he said if I don't believe, I can search the internet.

3k rental or more wor.

Maybe it's still too early to conclude on the low occupancy issue ?

The faster way out is for MS as well as other big developers is to draw a circle in the cyber map telling people that mrt is here. Otherwise it is just a slow game of waiting...

setia haruman aka MK Land? as expected their project will usually have problems and challenges.... this time they are selling at non competitive rate...for those wealthy one can hold long term n issue....for those flippers gonna be sweating in their pants....

yups...rather than taking a salesmen selling pitch to get their commission, why dont you ask sincere opinion frm any LYN existing owner thT RENTED THEIR UNIT OUT....i bet you will get more accurate guidance on how to play the RE market in cyberjaya .... rolleyes.gif

I remember you are one of the cyberjaya fanxi. So this project is not to be included as worthy of investment, even though it is located in the core of cyberjaya ?

Anything else are not to be included or rather, anything which are included ? sweat.gif You should do a shortlist for a cyberjaya newbie like me.

I remember you are one of the cyberjaya fanxi. So this project is not to be included as worthy of investment, even though it is located in the core of cyberjaya ?

IMHO, Gardenview was once an abandoned project thus you can see their design is very simple and nothing impressive. I would rather buy Crescent 2 (more white collars) with half price for the same built up. Also, the developer Setia Haruman did very wrong on the marketing where they didnt promote or advertise Gardenview and in circumstance many developer left over units. If I am an owner, how long does it take to sell my unit/ rent it out? Getting from developer enjoy package and discounts thumbup.gif

Though the location and facility is good, i have better choice for the same type eg. Serin, Cristal, Verde and Shaftbury. In long term Gardenview should be doing okie but takes time. If I have extra money for ready unit I can still get superlink below 1mil in Garden Residence since many launches reach above 1.2mil which makes me drop my saliva but handy for the 30% upfront payment cry.gif

So boss, thats all. I need to go back goreng pisang and save money for the downpayment

I own a small unit there. Agents harassing me like nobody's business with tenants. But think mostly for students.

Unfortunately was too busy to furnish the unit, hence taking my sweet time on it. But with bank breathing down my back, think i better get it furnished ASAP!!

Think location is good with MMU / International School next door, and shopping mall being developed right in front. Agree that given time, potential would be better.

I have a relative studying in MMU. Apparently I was told he is paying 150 something per month ( maybe close to 200 ). So I don't know how many people are cramped into the room and how many people are cramped into the house/apartment.

That's student stay and that's how they will use your unit.

Boss, buy landed la. Landed is a gem there, I doubt if it has >8k units upon completion, and all is freehold n highest rental yield I see ATM in KV!

Er..completed unit I would suggest GR rather than Summer Glades(really summer lo very hot at night), SEG new launch is really nice if you don't mind Fengshui it's really really good compare to the rest.

You can refer to yap's "Why you buy Cyberjaya", they know better than me hehehe. Happy buying and let me know which one u bought ya

Just visited Gardenview open house. After VP so long still have quite a lot developer units for sale though it is mostly bigger units. Price still ard 4xx if not mistaken.. with 10% rebate.

Plan to buy for own stay or investment, is it too difficult to rent at minimum 3000 for fully furnish at 1700 sqft ? is it too big?

Planning to rent there. What is the average profile of people who rent? All students? How's the maintenance noise? Where I live now, they use heavy industrial leaf blower every single day, so annoying.
