 Gardenview Residence @ Cyberjaya, What are your thoughts?

Gardenview Homepage

Anyone have seen this development? Seems interesting, but wanted to get input.

Developer is Setia Haruman Sdn Bhd.

Right next to MMU & ELC International school.

Project expected to be completed in July 2012. Now about 70% completed.

Price from RM460/sf. Cheap / expensive?

Thoughts please.

Finally some comments after posting for some time.. hahaha.. i was at the sales gallery about 2 weeks ago and they said had 1 small unit where the buyer loan was rejected. Hence open slot there.

I bot one in Block A. Basically i buy for location, targeting for rental to expat community since next to international school.

Shopping mall also coming up in front of it.

In terms of capital appreciation, do you think there's any room since even the developer price already quite high.

Actually i had already bought mine before that. The unit i mentioned was available then. Think it is 2nd floor in Block A (or was it C?), facing the mall. Block B already open for sale but slightly more expensive. I spoke to Kalai the salesman. Quite helpful.

They gave 4 air cons FOC.

Also have DIBS scheme with selected banks. Took mine with Bank Muamalat. EVen though left few months, at least dont have to pay interest on the few months la. Am sure they've built it into the price. Hence if you don't take up that scheme, rugi only.

Wow! Having been monitoring this thread and suddenly its revived heheh...

FYI i also purchased for investment. Target market is not for students. More for expats. International school is next door. You have many MNC IT companies around. Shopping Mall (still being built) right in front.

Not eyeing students as will furnish unit nicely.

Mkland got so many issues wih their development man. Checkout bukit merah lake town resort fiasco. Their development of certain project that simply can be put on hold or canceled. Am not worried on this as surrounding areas are already well developed and its in central cyberjaya. Not in some jungle area on its own. Construction is also almost complete, hence if they abandon, will be crazy. If not laku now, give it a coupple more years when the mall is complete, then should see some better flows.

FYI my wife does housing loans for a bank, and she didnt highlight the matter to me. She's aware of reputation of developers, particularly the large ones such as MK. Hence we went ahead and put out money there.

My 2 cents.

Waa.. that one tough question to answer. Depends on how much price appreciation that you're happy with.. e.g. if price go up by 30% already, and if you're happy with the capital gain (net of capital gains tax), then sell laa biggrin.gif .. if not, then hang on.. hmm.gif

I own a small unit there. Agents harassing me like nobody's business with tenants. But think mostly for students.

Unfortunately was too busy to furnish the unit, hence taking my sweet time on it. But with bank breathing down my back, think i better get it furnished ASAP!!

Think location is good with MMU / International School next door, and shopping mall being developed right in front. Agree that given time, potential would be better.
