Coz many but for own stay. And developer only manage to sell 50% which is very tough market, the units are too big and simple. Now even more competitive given serin to be VP soon and I think if owner sell at 450psf then Gardenvew will have even tougher moments

The faster way out is for MS as well as other big developers is to draw a circle in the cyber map telling people that mrt is here. Otherwise it is just a slow game of waiting...

setia haruman aka MK Land? as expected their project will usually have problems and challenges.... this time they are selling at non competitive rate...for those wealthy one can hold long term n issue....for those flippers gonna be sweating in their pants....

yups...rather than taking a salesmen selling pitch to get their commission, why dont you ask sincere opinion frm any LYN existing owner thT RENTED THEIR UNIT OUT....i bet you will get more accurate guidance on how to play the RE market in cyberjaya .... rolleyes.gif

I remember you are one of the cyberjaya fanxi. So this project is not to be included as worthy of investment, even though it is located in the core of cyberjaya ?

Anything else are not to be included or rather, anything which are included ? sweat.gif You should do a shortlist for a cyberjaya newbie like me.

IMHO, Gardenview was once an abandoned project thus you can see their design is very simple and nothing impressive. I would rather buy Crescent 2 (more white collars) with half price for the same built up. Also, the developer Setia Haruman did very wrong on the marketing where they didnt promote or advertise Gardenview and in circumstance many developer left over units. If I am an owner, how long does it take to sell my unit/ rent it out? Getting from developer enjoy package and discounts thumbup.gif

Though the location and facility is good, i have better choice for the same type eg. Serin, Cristal, Verde and Shaftbury. In long term Gardenview should be doing okie but takes time. If I have extra money for ready unit I can still get superlink below 1mil in Garden Residence since many launches reach above 1.2mil which makes me drop my saliva but handy for the 30% upfront payment cry.gif

So boss, thats all. I need to go back goreng pisang and save money for the downpayment

I own a small unit there. Agents harassing me like nobody's business with tenants. But think mostly for students.

Unfortunately was too busy to furnish the unit, hence taking my sweet time on it. But with bank breathing down my back, think i better get it furnished ASAP!!

Think location is good with MMU / International School next door, and shopping mall being developed right in front. Agree that given time, potential would be better.

I have a relative studying in MMU. Apparently I was told he is paying 150 something per month ( maybe close to 200 ). So I don't know how many people are cramped into the room and how many people are cramped into the house/apartment.

That's student stay and that's how they will use your unit.

Boss, buy landed la. Landed is a gem there, I doubt if it has >8k units upon completion, and all is freehold n highest rental yield I see ATM in KV!

Er..completed unit I would suggest GR rather than Summer Glades(really summer lo very hot at night), SEG new launch is really nice if you don't mind Fengshui it's really really good compare to the rest.

You can refer to yap's "Why you buy Cyberjaya", they know better than me hehehe. Happy buying and let me know which one u bought ya

Just visited Gardenview open house. After VP so long still have quite a lot developer units for sale though it is mostly bigger units. Price still ard 4xx if not mistaken.. with 10% rebate.

Hi, i just wondering why till now they still have many unit left ? I am planning to get one 4 own stay, what i worry is , in future, will it floaded wit students? I call the ofis n they told me they have 1700 sqft rm748k. Do u think is worth buying? Need someone to advice b4 make decision.
