kklee, i have been told by SA there's no DIBS for block b.. Thats y in still thinking thinking... Are u sure about DIBS? I went to LeYUAN site yesterday, it build just next to Lasalle School, some more is fh condo.. But higher entry price point compare to Palace court.. In long run, Ly will be better choice then PC.. My mother 2 cents:)

Palace court has been thoughtful enough to build a walking pedestrian toward Kuchai Lama commercial area, which mean amenities such as lifestyle cafe, grooming, banks and so on is actually in front of Palace court doorstep.. Which makes it so so convenient for own stay, however the only thing concern me is china doll present in this condo upon completion, i certainly wouldnt mind if they stay there discretely, what worries me most is they doing 'business' there..

Van123, y not u pay Palace Court a visit during weekend, is located at jalan robson, u can there by federal highway, lean on left side until u see kuen cheng private school.. Cannot really remember the actual site of the sale office, u can call sales office then.. Just dont forget to share some thought in Palace court and Kiara 2 after u visit both:)

BHL tends to put minimal effort in facility part on Palace Court compare to any other developers around.. However it draws different type of prospects, probably those who are more incline to practical type of prospecs.. With current rm420++ psf. . As the building material keeps on increasing trend i think is due to huge demand on goverment mega infra project MRT and scarcity of land within klang valley, also, Palace court located short distant drive to ETP 2 key area, namely DBKL SETIA ECOCITY and Dubai Abudabi base Rmaf sg besi multibilion re developement project.. The potential of Palace Court value appreciation rather on the high side.. However.. There is a cap appreciation i reckon.. As its lh condo.. Imho, own stay is good.. Investment wise..They are many other choice around at this point of time.. My sister2cents smile.gif

Care to share whats make up your mind to invest on Palace Court over so many other choice, Kuchai Lama alone already come with over 4 on going projects.. Le Yuan, Arte, Seringin, also The Leaf and Central Residence.. Buy for own stay or investment? Haha.. Im kind of like doing interview.. But really interested to find out what buying sentiment toward this project as im eyeing on this PC too icon_rolleyes.gif

Many units left for all sizes. Was there 2 days ago and was surprise to see units available... Go there anytime next week and I am sure you ll find your choice unit... Happy shopping...

Cannot confirm, just found out the pedestrian walkway from Lowyat forum.. I went to PC showroom at Robson a week ago, there are quite a number of units available too.. No more BBB mode.. Yet why the price still up up up.. Funny enough BHL dont throw in value added package like free aircond, partly furnish, DIBS and so on.. Where Altitude 236 Mandarina by IJM had increased rebate to 5 + 5 percents.. Somemore with DIBS.. How good if Palace Court can emulate the latter move drool.gif

Kuchai Lama is admittedly a strategic location.. Palace Court seems to be better located compare to Kr2, Pines, even LeYuen.. What you guys see on rental wise.. Dynasty Garden easily fetch rm2200 for 1120 sft.. But later upon vp.. There will be stiff competetion compare to Arte, Central, The Leafz and so on.. Think the price will be bad affected as supply suddenly skyrocket..

Location wise no doubt is so far the best compares to any other project around.. As most of my friends and clients like to meet up at Kuchai Lama, where there provide a lot of different place to hang out.. My concern is rental wise cannot go far, as no mrt and college located within close vicinity.. Although to buy for own stay, but long run, still prefer landed properties, and condo aim for rental income.. Finger cross the Sg Besi re-development materialize, otherwise 590k for 1313sft betul betul mahal to me shakehead.gif , remember few years back, when i first visit Koi Kinrara, Puchong Jaya, selling 260k for around 1100sft unit, i was thinking, how far it can go, already so damn expensive, then buy a subsale landed properties further away from KL, now look back, should have buy koi kinrara as well.. haha.. But situation now is different from before, cause those only less than 5 projects launching where now, easily more than 15 project around KL South area.. really gan jiong.. Not sure whether is right time to buy or not.. Some say already reached the peak in term of price psf, some say dont buy now, later cannot buy already.. However for, most importantly boil down to location, location and location.. So Palace Court cannot be very bad choice after all brows.gif

In terms of secondary properties, a two-storey leasehold intermediate terrace house from the 1980s is asking for RM700,000 to RM900,000. With the potential for the KL Monorail to be extended here via Midvalley, as proposed by the Greater KL Klang Valley Land Public Transport Master Plan . However, a new face is definitely on the cards for Kuchai Lama.

Perhaps should reflect to developer in order to spend some effort on showing facilities detail with photos, where there's only Swimming with Gym picture available, while the gym look so plain and scatter in the

pic. No doubt the location is so convenient, but same location, there are many other completed condo are selling at much lower price and it's freehold. Asking price are ranging from as low as rm240 psf to

rm380 psf, still there are a lot of choices. If Palace Court dont offer it very own USP like what other developer is providing, such as, walking distant to LRT/MRT, arrays of lifestyle facilities, Green index, so to say,

aside of Sg Besi re-development, im concern on whether solely a nice location do justify the price of rm430 psf, while there are others condo around which selling lower asking price?
