Btw I had confirmed with one of the developer sales staff regarding pedestrian walkway to commercial shop lot, he said Palace Court will has a dedicated entrance door which connecting to the shop lot, which relatively close to k3k and new share tea. The dedicate entrance is located at the ground floor of tennis court and also will have guard stationing there 24/7.

QUOTE(Naratoyo @ Jun 27 2012, 08:07 PM) Today I went over meet up the legal assistant from Michael Chen & Co to sign S&P, really make me frustrated with the quality of services from developer and solicitor firm. Just signed Lo last night, haven't go to legal firm for snp, is good for future owners to take note what they get, thanks for raised up your concern, most probably I will go sign snp tomorrow. Seems developer over promised, have you wrote any letter to dev? Wondering what's their answer.1. I found that the the leasehold land 99 year expiring on 4th March 2086, after calculation the land is still valid for 74 years and when I questioned the legal assistant she don't even know about it until the sales agent have to draft a letter from developer to reassure that developer will renewal the leasehold title. Yet, when I received the letter from developer, the statement is "the developer intend to renewal the land.....", when I questioned again..why it is just "intend" to renew only? I thought it is a must for developer to renewal the land? After that, they amend the statement to "developer will renewal....upon completion of property"..... 2. The site plan is just a very simple plan with BLOK A and BLOK B without any address or specification at all. Anyone has different version? 3. Level Floor Plan with missing 2 glass doors as part of security system. Again, question the lawyer and developer yet still no feedback...anyone has different version too? 4. The common facilities listed without WADING POOL and NURSERY facilities. 5. No 4 tiers security services listed as well. ......still checking on the deed of mutual covenants... PLEASE SHARE YOUR COMMENTS... |

Frankly I was struggling like hell before I make up my mind, developer never seem to put effort in making the whole project appealing, in terms on facilities part, unlike their latest project The Mark at Cheras.
However, after a serious survey through Internet, there is a solely a plus point, which is location. Compare to TL, CR, AR, and LY, Palace Court has an edge in terms of location, cause it located at jam free Kuchai Lama part, and relatively closer to happening OKR, Mid Valley, Klcc also dedicated highway such Mex which connecting to MSC Cyberjaya. My personal point of view is vestable because the future Bandar Malaysia at current Sg Besi aircraft base is aim to become worldclass city, as they are having global architecture firm competing to win the final architecture design for Bandar Malaysia. Hope I'm enlighten you with this. Hopefully we will make the right choice, fast forward thinking, will this Palace Court appreciate in value for years to come, I would say less lustre compare to any other good effort project, but in terms of convenience, Palace Court seems to has it vantage point. Feel free to share your points and concern. Before we fully step into the ship. This post has been edited by Thruster: Jun 27 2012, 11:01 PM |

QUOTE(Naratoyo @ Jun 27 2012, 09:49 PM) No, I think need to deal with solicitor and they should deal with developer as we pay for legal fees The sales bad may attribute to recent tight finance approval, not an easy task to secure a loan in this challenging time. It takes me nearly 2 motnhs to get the bank approve my loan, phew.. .I doubt there are difference version SnP, cause its for the same project neh, except the dibs part. Any others buyer can share some light??Today, when I walked in to the developer office and came across there are actually 60% of units left from Tower B. Some units also available from Tower A. Why the sale is so bad? Anyone can share? As for the S&P, some owner doesn't really care much about the details specifications as they are buying for investment. So, if solicitor amend as per my request but at the end of the day after completion and developer doesn't fulfilled the spec, what can I do? I believed everyone has different S&P version, even the leasehold land renewal letter also can have 2 different version. I'm really disappointing with the services given, IS IT WORTH TO BUY THIS PROPERTY???? WE ARE PAYING SO MUCH OVER PRICE..... |

[quote=Naratoyo,Jun 28 2012, 09:44 PM]When you complain, then they amend for you...so basically we have so many different copies of S&P...and this is totally not standardized at all. How are we going to
Added on June 29, 2012, 1:41 amThe sales person ask me to take chance, if there is commercial development on the empty land, good.. What happen if there is highlife soho sovo being built on the empty land, Lagi best, sure they will sell it higher premium, in a way will bring up my palace court value.. Now I'm in really unfavourable situation. This post has been edited by Thruster: Jun 30 2012, 12:41 PM |

If i happen to stick back to Palace Court. Should change to Taman View or remain Klcc view (Potential service residence block the view in future).

QUOTE(Say Chin @ Jul 9 2012, 09:35 AM) I choose the Taman View from the begiining cause for sure nothing to block it and can have strong wind.... as i survey there, all is landed house and wont ave further development. Only far far away can c the condo at happy garden there. Beside that, in feng shui wise, actualy KlCC view is not that good... as not advise to c sharp building when we look out from the condo.... Thanks for the feedback Say Chin. My other half prefer taman view more too.. But i cling back to iconic klcc view. Regardless there might be fs issue... My main concern is the future developement empty land fronting Palace Court.. My fantasy what if gomen decided extend monorail and build at that empty plot land. Perhaps it should most Palace Court buyer's wet dream |

QUOTE(Boyue @ Jul 12 2012, 09:51 PM) Why not consider 288 Residences? I recently booked one. Still have few available units. For me is at better side of Kuchai Lama and also lower density. 288 is inner side of kuchai lama.. Need go through congestion spot. Palace Court has better ease on traffic condition.. |

QUOTE(tongyk @ Sep 12 2012, 04:13 PM) dunno why cannot upload the price list, How i wish the *heard say* will become reality, but think rational side, the empty gonna cost future developer a BOMB, by buiding landed or shoplot, not sure if they can breakeven or not...but it's going for around 450psf now. PM me if interested. Thanks. Added on September 12, 2012, 4:17 pm heard said for landed or shops. |
