Btw I had confirmed with one of the developer sales staff regarding pedestrian walkway to commercial shop lot, he said Palace Court will has a dedicated entrance door which connecting to the shop lot, which relatively close to k3k and new share tea. The dedicate entrance is located at the ground floor of tennis court and also will have guard stationing there 24/7.

Which bank loan you guys taking? I take hsbc, have to use their panel legal firm. For 530k++ loan size legal fees around 9k before discount. Steep.

5. No 4 tiers security services listed as well.

......still checking on the deed of mutual covenants...

Just signed Lo last night, haven't go to legal firm for snp, is good for future owners to take note what they get, thanks for raised up your concern, most probably I will go sign snp tomorrow. Seems developer over promised, have you wrote any letter to dev? Wondering what's their answer.

Frankly I was struggling like hell before I make up my mind, developer never seem to put effort in making the whole project appealing, in terms on facilities part, unlike their latest project The Mark at Cheras.

However, after a serious survey through Internet, there is a solely a plus point, which is location. Compare to TL, CR, AR, and LY, Palace Court has an edge in terms of location, cause it located at jam free Kuchai Lama part, and relatively closer to happening OKR, Mid Valley, Klcc also dedicated highway such Mex which connecting to MSC Cyberjaya.

My personal point of view is vestable because the future Bandar Malaysia at current Sg Besi aircraft base is aim to become worldclass city, as they are having global architecture firm competing to win the final architecture design for Bandar Malaysia.

Hope I'm enlighten you with this. Hopefully we will make the right choice, fast forward thinking, will this Palace Court appreciate in value for years to come, I would say less lustre compare to any other good effort project, but in terms of convenience, Palace Court seems to has it vantage point.

Today, when I walked in to the developer office and came across there are actually 60% of units left from Tower B. Some units also available from Tower A. Why the sale is so bad? Anyone can share?
As for the S&P, some owner doesn't really care much about the details specifications as they are buying for investment. So, if solicitor amend as per my request but at the end of the day after completion and developer doesn't fulfilled the spec, what can I do? I believed everyone has different S&P version, even the leasehold land renewal letter also can have 2 different version. I'm really disappointing with the services given, IS IT WORTH TO BUY THIS PROPERTY???? WE ARE PAYING SO MUCH OVER PRICE.....

The sales bad may attribute to recent tight finance approval, not an easy task to secure a loan in this challenging time. It takes me nearly 2 motnhs to get the bank approve my loan, phew.. .I doubt there are difference version SnP, cause its for the same project neh, except the dibs part. Any others buyer can share some light??

If i happen to stick back to Palace Court. Should change to Taman View or remain Klcc view (Potential service residence block the view in future). hmm.gif Any Pc buyer can advice......... Which is the best option..........

My other half prefer taman view more too.. But i cling back to iconic klcc view. Regardless there might be fs issue... My main concern is the future developement empty land fronting Palace Court.. My fantasy what if gomen decided extend monorail and build at that empty plot land. Perhaps it should most Palace Court buyer's wet dream smile.gif

How i wish the *heard say* will become reality, but think rational side, the empty gonna cost future developer a BOMB, by buiding landed or shoplot, not sure if they can breakeven or not...
