Phase 1 22x80 is cheaper by about 50k compared to Phase 4 22x80 both facing field. Phase 1 complete earlier so can save more on interest.

This is the land I mentioned about. Opposite M-Residence grand entrance/M-Avenue, the other side of Jalan Tasik Puteri. This picture is taken last February. Still no notice what is being built. But this land location seems strategic for petrol station...

Last rows of Phase 4 22x80 DSL had been opened, so many units especially facing field still available. Price now is 750k. Its getting harder to sell at this price.

Wow... so expensive for DSL at this location. It better be good. How can they increase price when the infrastructure still not complete. Recently appeared in Chinese newspaper saying although the flyover at toll junction has been opened (partially), the road is still badly jammed due to bottleneck.

Phase 1 got 22x80. The price was 600k after discount oct last year. I think tmm is right, plus all misc fees 650k is not making profit. Perhaps those are leftover unit direct from developer, not subsale.

I know that external renovation is extremely limited for strata title. But MR1 is individual title.

that compensation need to pay back to mah sing for bank delay on releasing progressive payment.

mine phase 4 already 65% completed but bank so far release only 25%. Already past due date for many months, if calculated i'll need to pay more than 10k penalty... (

RHB. But bank said is because the lawyer did not give them instruction to pay yet. Checked with the lawyer, they said need to verify claims first before can release instruction. So nothing can be done, just sit back and watch.

I think unifi will reach rawang very soon. First offered will be KPJ Rawang.

sales said it's for apartment development. maybe Mah Sing want to make like Southville apartments. but rawang has no market for condo/apartment...

If drive through PLUS towards north pass the Rawang exit, can see the big signboard on the right "The TWO location is here" or something like that. The site is being cleared I think the work has started.

looks like only the outer road (Jalan MR 1/9, 1/8) are 50 feet while other roads (Jalan MR1/11 and others) are 40 feet. Same like Ph2.

I think this is limitation for non-strata title. The guard house cannot be simply built. Same like why brick fenced is not allowed for non-strata residential.

Take example, Kinrara Residences (also by Mah Sing) is split into 2 - one under strata, one under individual. Under strata got guard house, but under individual no guard house...
