Really depend on what you are looking at and your priority in whichever come first.

1) Free Hold / Lease hold
2) Guarded - Gated / Fenced - Gated ( M-Residence) with DMC / None Guarded - Gated
- Price to pay for monthly maintenance fee.
3) Accessibility :
- Location to your office now and near future
- Location to other relative house ( parent / in law )

4) Preferred location and amenities ready ?

5) investment / own stay
- for investment, any potential location will do

Went to Setia Alam and check the material on one of the semi D. Setia Alam project have very good workmanship. Material used are moderate, not cheap and above average.
Something similar to the photo uploaded by csphang recently.

Buyers, trust ourself.
We do not know the objective behind all good / bad comment. I believed M.S. observes this forum. So does their compatitor developers, potential buyer and property agent.
I am sure if low quality material given to buyer, their reputation will be gone forever.
Saw 30 % of semi-d lots has been taken. Not bad. But what happen if more complains about quality comes in after sample house open for public ?
Ms mgmt team ...stay alert and be proactive.

Bedroom => HDF Door
Store / others ===> Plywood / plywood with louver / Aluminum Frame glass.

Meanwhile, I know that M-residence dun have Inter-Com <2-way communication system>in project.... Is it possible that we propose this ?  I dun know the term and condition but i think it's good to have this .. Nowaday the security is not that good...

By this Inter-Com, we can communicate to Security Guard immediately.. Or other people(Visitor) want to come your house, Security Guard can verify (by calling to ur house by inter-com) and confirm that the people are not stranger...  Please comment.

Botania and Saujana Rawang design is good!!!  Price is cheap also.... i like this..  but it's leasehold.

For leasehold, kindly check the land have how many years leftover after the VP from developer or Majlis Bandaran.
Most of the leasehold project would have 99 years - 2 or - 3 years project = 98 years or 97 years.
However, if developer hold on the project for many years after approval, it would tend to have less.

MS obviously have to make sure and produce M. Residence the highest degree of quality before thinking of selling good in shop lots and next M.Residence 2 semi-D.

Other big developer paying $$$ to keep the tiptop environment in order to attract new buyer to invest further.

Look at S.Alam or DPC

You can refer to pg 17 in the forum.
Under G&G, buyer will only get strata title instead of individual.

There are limited or almost zero G&G project now a day. M- Residence is considered F&G with DMC. The closest security protection option after G&G.

Under G&G if not mistaken, public facilities i.e. rubbish collection / lamp pole / gardening will fall under the mgmt of RA where F&G will fall under local council / Majlis Bandaran Selayang after handover the project.

For inter-com, may have to really check with M-Residence master architect / sales if this is inclusive or not.

Agree..! should have wait for the show house ready. Complaining further here will create more negative impact to your invested property.

maybe 600K will be available which is for 2 Storey Link (22 X 70). smile.gif well, u can get that at RM 420K in Botania now. when Anggun 3 Launch with that price, Phase 1, Phase 2 and Phase 3 MR buyer (22X80) will be laughing with 1 hand on their mouth. 600K for 22X70. smile.gif haha. just my 2 cents.
