Phase 3 RM582K sound like the most value for own stay.
However from all the comments i was thinking to wait till show unit available before deciding.

As these area can still get same or lower price with similar offerings

Instead of arguing MS using cheap quality which we never see with our own eye, I think we better push MS to speed up the show unit.
Everybody are eager to see the show unit, cannot tahan already, at least before raya must ready

I already make a comment in Mah Sing Group facebook, hope that they will reply soon of this show unit status.

Let see when the show unit is completed.. now almost middle of august...

Always delay .... Hopefully we can view the show unit before September...

Phase 1 haven't start construction yet. All the show unit at Phase 2.

The door become the hot topic at this forum.
Actually the door is in Orange color instead of Red.

The main entrance door is quite solid and heavy. Highly chances is made of plywoods. It is widely used in other projects. Next item to pay more attention is the aluminium window. Preferably is powder coated.

Interior of house, I dun have comment before i view it.

For outside of house view, please refer photo 1,photo 2 and photo 3 (RED COLOR BOX) below for my comment

photo 1-> Backside of house got 2 door (kitchen door and toilet door) ? The S&P layout design like this? Anyone can share. Any pros and cons to have this?

photo 2 -> got lubang above the door? ugly.......... if that is Solid Core Timber then i prefer original color instead of orange. If want to paint the door color then Why it's painted as Orange color instead of dark red color? i dun understand. However i prefer original chocolate color / Gray color (Please refer to photo 4,5 in attachment)...I like this... I dun know why M-residence cannot make it.. Many of the Mahsing project Main-Entrance door are very nice de.
*FYI, Photo 5 is bandar kinrara property (Mahsing Project as well)

Meanwhile, I know that M-residence dun have Inter-Com <2-way communication system>in project.... Is it possible that we propose this ?  I dun know the term and condition but i think it's good to have this .. Nowaday the security is not that good...

By this Inter-Com, we can communicate to Security Guard immediately.. Or other people(Visitor) want to come your house, Security Guard can verify (by calling to ur house by inter-com) and confirm that the people are not stranger...  Please comment.

Frankly Speaking, Free hold property are more valuable, that is why i choose M-residence.. Hope that Mahsing dun let us disappointed on this....
Else i can tell you their Image will SPOIL....
Botania and Saujana Rawang design is good!!!  Price is cheap also.... i like this..  but it's leasehold.

Anyone of you got any idea of G&G in M residence?  I heard from sales operator that the Gated are transparent (he said because it's freehold)... but that got guard house in every phase... For phase 2 and phase3 (can cross over).....
How we propose Inter-Com to Mahsing?

As i mentioned before, do not judge a book by it's cover. you won't know the actual worksmanship. why speculate when you can wait for the result. i understand some of the concern from u guys especially it's related to the hard earn money. but , my advice is, wait. if things not right, lodge complain. MS can't outnumber the purchaser. cheers.

estimated 1Million. Garden @ Emerald West already selling passing 800K marker, i don't think HBL will sell it at 600K.

bro, i believe you are first time buyer. i'd experienced that before. what you need to do now is to save up the money and start designing ur house. trust me, the house will not be perfect without ur intervention (renovation). for the time being, keep your finger cross and wish the price goes up some more. when u get ur key and u still dislike the house, you can sell it and use the money gained to buy another prop which to ur liking. that's what i did.

maybe 600K will be available which is for 2 Storey Link (22 X 70). well, u can get that at RM 420K in Botania now. when Anggun 3 Launch with that price, Phase 1, Phase 2 and Phase 3 MR buyer (22X80) will be laughing with 1 hand on their mouth. 600K for 22X70. haha. just my 2 cents.

I also received it few weeks ago but the amount much higher, 148+k
Did clarify with MS as the foundation have start yet....MS told it just for doc. preparation only, not really understand 
Based on S&P, they need to completed it first only can demand for money.
