No that fast. Phase 2 buyer (signed S&P few mth back) been up to 10% claim on progressive payment. But come to know the S&P still not send for stamping yet.
Perhaps MS only do it when there is a right time for progressive claim or purposely save $ to do stamping fee at early stage.

If this rules apply, you may just wait until progressive payment come after you or call to ask the panel lawyer.

Not sure why but it is happen to Phase 1 and phase 2. Advise you to check with your lawyer.

Please correct if i am wrong.

Logically, after paying booking fee, lawyer should start prepare /draft S&P if they had informed to do so. Once all ready, lawyer will call buyer to sign the document.

Have to advise your friend to check with his super sales person what is next .. they gain the commission, they should lead buyer to the right path.

If they still blur, get hold of their lady sale manager. I believed she is helpful.

I was early bird buyer on phase 2. Price from day 1 was RM 598k above - 7% rebate , then 618K, 628K and later over heard 668K.

Rm 550k could be from phase 1 super link

Compare MR vs Zara based upon your preferred priority :-

1) Accessibility from highway & amenities
2) Cub house and facilities
3) G&G or F&G and price pay per month for maintenance fee
4) Freehold vs Lease hold
5) Environment
6) Capacity / number of lots
7) Developer reputation
8) Price per square feet
a) Compare MR with other new Freehold Semi-D property within Rawang on price per square feet
b) Compare Zara on other new leasehold property within Rawang on price per square feet on zero lot bungalow / Semi-D
c) Compare a) and b) different and check if both within your budget
9) Check with your relative / friend who owned the property in Rawang area.

Checked with my friend who owned phase 1. It is 10% + 10% S&P = 20% so far.
