You can refer to pg 17 in this forum. It is a agreement sign by buyer from dev for fencing and gated community.
Remember , this was one of the agenda been highlighted during project launching.

Example one of the condition, buyer / house owner must pay rm 120 / month for monthly maintenance / guard fee and etc.

Why only phase 1 buyer get Rm500 voucher offering for S&P signing ? Phase 2 buyer who book much earlier then phase 1 buyer get nothing ? Even majority phase 1 buyer did not get any notification about the offering and dateline.

Salesman, please do your job as professional sales to inform their customers and ensure they get the message.

I am sure, legal team is the scapegoat for this incident


Wake up mgmt team ..!!!

Sorry, it is actually total 25% for 1st and 2nd claim on foundation (10%) and Structure framework (15%).
Refer to your S&P for the amount.
I am in phase 2.

I am not too positive or negative here. The advantage / key differential of this project is actually selling the concept of guarded and gated into modern and secured lifestyle. Club house facilities and security of the tenant count. Of course you can get much cheaper landed property or double storey houses in Rawang easily with bigger landed area for similar price. But will this meet buyer security expectation in long run ?

On other hand, to protect buyer interest, tenant residence must be able to support and enforce the rules and regulation outlined by M-Residence authority. I can see this project would be successful one if everybody taking up the responsibility as a tenant. Only this way will protect our investment in regardless you are buying for own stay or "Goreng"

My 2 cents and I am not MS Sales.

Are you quoting about the similarity of M-Residence's environment against Aman Perdana or M.S. being irresponsibly developer who caused the pollution in their dev projects ?

The key success factor for Emerald is having a school , shopping mall and commercial shop lots nearby. On top, it have large land space for future development.

G&G or F&G is the wise choice to go now. People enforced more security within their residential area. CCTV, guarded,gated and fencing is min requirement now.

I am sure I will make an official complaint to MS if not satisfy with the show unit or material used . But that have to be after it is open for customer view.

HI,
Lets go back to basic on why you choose M. Residence in the first place. Please do not make a judgement from the photos and to decide a drastic actions.
Will your day one requirement that make you to choose M-Residence more important than your concerned now ?


Generally majority are not happy because :-

1) low quality on raw material used
=>Nothing much we can do if MS dare to tarnished their branding and reputation.
=>As consumer, we can complaint to developer or relevant parties to take action.
=> i seen certain cases can be up to Tribunal Court if developer does not comply to the specification

Most important the developer name is tarnished...!



2)Red color door
=> this can be fix easily by spending little bit time and $ to re-paint during reno
=> We can feedback to MS Sales Rep to address this once the sample house open for public.

3) Balcony with balustrade designed
=> Fair enough. This is part of the developer's deliverable. We can see this design from small replica houses at sales office.
=> We can feedback to MS Sales Rep to address this once the sample house open for public.


4) Not spacious design due to staircase location.
=> Very subjective here.

Generally if talking about 22'x 80' layout with 5' open area at the back and 22.5' car porch,
build out =80 - 5 - 22.5 = 52.5'

Scenario 1 :- Staircase build vertically ( Like in M-Residence design) : - For 22' x 80', We have 22' , minus 10" wall or approc 1' from both side, minus 3' staircase = 22' - 1 - 3 = 18' wide for leaving hall. Dinning and kitchen is not effected.




Scenario 2:- Staircase horizontally,
You will have to let go 3' wide form staircase. So leaving hall will be shorter 3' for staircase.

In either design, there are advantages and disadvantages.. sad.gif
