FYI,
M-residence 2- 20*65 => price are start from RM 450k ++ . Expected launch at March2013 (but i believe will delay because M-residence 1 still got plenty empty unit there)...... phase 2 ->townhouse become 3 storey house. M- residence -Recreational clubhouse - expected completion in july 2013. I noticed still got the empty unit in phase 2 and phase 3.. For phase 3, the center row unit are no open launch yet. Today i went to Anggun City 2... frankly speaking, Mahsing M-residence really cannot compete with them at all..... haih.. *M-residence sales operator , Mahsing, please train up... really no well train, i ask few question only.. answer given are "DUN KNOW"... frankly speaking.... I visited M-residence today, below is the latest price.

One more thing, phase 2 needs to pay interest once bought as already in construction and yet phase 3 still just launched and might need some time to served the interest from bank. So about MOT for phase 3, and free mot for phase 2, I do believe not much different. Yes, phase 2 will have higher altitude, but higedt altitude pros might be save from flood if really happen, but cons is the thunder strike. So for the altitude, I didn't consider much. Phase 1 nearer to shops means will be a quantity of card to pass by (sound/noise) and phase 2 nearer to clubhouse, cons is nearer distance but cons might more card will park nearby the roads. Notice that phase 3 middle two rows not open for sale, that two rows very good as quiet and less cars pass by and near to field(not play ground) so sound pollution will be lesser and near to phase 4. (Quiet phase). Their strategy is like selling the more busy road units then slowly to the quieter units. Open rows for near to road lots then slowly open the inner rows of phase respectively. I studied m residence quite long as my fren bought phase 2 nearby opposite unit and now very regret. But overall is good products but just wanna share my thoughts. Really no offense here and hope all of you can give your views as well. Plus the phase 3 units is facing southwest or northeast which good in feng shui. Sometimes it is better to believe this factor and next time if really going to move away, selling value will be better as good I feng shui. Normal situation, investor like to buy property opposite the field because can get fresh air (so price will be higher (normal)). however, some buyers like me, like warm feeling which like to stick to neighbor so prefer to have neighbor opposite of house.. security also much more good. Meanwhile, we are in gated area. phase 2 and phase 3 got it own entrance guard house. How to say a lot of car pass by ur area? we will control the car access card and security in future. For house facing south for good feng shui (Yes, it's apply to china because they got Four seasons). In Malaysia, it's very subjective... please refer back to above link. I believe a lot of us visited phase 2 and phase 3 show unit. which one are more comfortable then you can choose urself. however, i just noticed, phase 2 still remain 1 intermediate unit only. Maybe we can come out a better way so that everybody are happy and got idea how to do with their house in future.. e.g: 1. what color are nice in house? paint orange in wall or etc? 2. how to extend the kitchen?
