hai TR buyers go buy leasehole 650psf-750psf but titiwangsa sentral freehole and slightly below 500psf just beside only during launching thumbup.gif

Still not yet add in the basic renovation cost RM50k....plus immediately RM3k month installment and maintenance fees.
Then easily know why people will buy new launching loh (include me)

The same 100k capital, can be used to buy 2-8 properties that can also give me positive cashflow and at least 10%-30% below market values. Over 10-20 years, these 8 properties will be worth a loooooooot more than the 1 property bought under auction. So that why today, i focus buying more from primary market compared to auction unless i can buy the auction property at 50%-70% discount.

2-8 property? Provided all of them u can get 90% quota. How many 90% quota can u get? Or how many people quota had u diminish and destroy their chances of having thier own home because of your greed to get more quota and so called promises? If some *guy sensei" uses ur daughter quota out of their own greed due to they still young ans naive, when ur daughter grow up ans want to have their own purchase and realise they could not, then only u well feel that money is not everything.

u can easily earn back as u can rent it out.
Just calculate if u just rent out 1.5k/month.

How many year the U3 will take to complete? 4 year?
4 x 12 x 1500

Furthermore U3, u still need serve interest during the construction period for 4 year
How much total is the interest alone for 4 year?

In the original master plan during YouVista launching, they were promised a direct link bridge to the future phase (which is now YouCity 3).
But when YouCity 3 launch, developer cleverly ommit out this direct link from the master plan.

Not earning money or not... Is DOWNPAYMENT ya

Under 35 is the majority group to start buy the 1st house, you check with them how many % can come out 100k to 150k for the 1st house purchase fees + renovation in subsale market?
