Noticed most retail lots in YR & Y2 are vacant (only mynews n one dental clinic) for so many years after completion. Why OSK never think of reviving it and secure branded tenant to rent the space. Perhaps can appoint their mighty atria team to do it for them? At least can show some result so that buyers from Y3 can have higher confidence on their upcoming retail mall

Very hard to say... Yes E9 retails is like 3 times of U3. But according to the staff, 70% is to sell & 30% like U3 self owned & lease only. Just afraid the quality & management of the 70%. If the retail owners simply rent just for the sake of rental then can be pub, snooker centre, cyber cafe or some kind of pusat hiburan. & if too many unable to rent out also will looks very empty & like ghost town. But hopefully E9 commercial can do well la. Both E9 & U3 are also benefiting each other’s actually.

many ppl always compare neighborhood mall with megamall
atria mall just like jaya one serve the neigbourhood only, now they try getting tesco in.or village grocer..

Why all people always think about the worst or negativity. If really wanna compare, there’s many neighborhood retails which also very successful. Some more the reason you’re in this thread also because of TOD & the accessibility of MRT right? So this is what SS2 lack of. Let’s have faith & expecting for it.

didnt know phase 1 was way back 2012, and the condo really well maintained, unlike those bumi area punya condo so run down lol..

My sis bought U3. I'm still surveying & comparing. Yet to decide. But I think U3 is better than E9 if for investment. E9 is best for own stay with all the luxury facilities.

Agree -  with so many options in the market. If I'm the YV and YR owner, it would be quite tempted for me to sell the unit now and invest on those ~400k projects with golden linked bridge in KL area, which will be ready next 3-5 years.

Guess its another cycle for those buyers to re-strategize for MRT projects investment.

My major concern is whether it is the security issues that causing such number of subsales units?

If you calculate 10% Downpayment, legal fees, Disbursement, stamp duty, mot total amount need paid by buyer compared to 1k booking only for new projects. You will know the answer.

In the original master plan during YouVista launching, they were promised a direct link bridge to the future phase (which is now YouCity 3).
But when YouCity 3 launch, developer cleverly ommit out this direct link from the master plan.
