The rumoured station is there.
However this is a very old area, don't really know whether this devlopment would make this area more "up class". Go visit this area and you'll know.

Although many bungalows and semi-ds are being built, it's more deeper inside near the forest reserve where one would need to drive through not so well tared roads as well as a lot of bumps.

roughly 10 yrs like that..

They're going to revamp Phoenix Plaza as well into a new shopping mall. However not sure by whom.

One thing to note though; now because of many developments in Kajang, Sg Long, Mahkota Cheras... the highway is damn jam nowadays even compared against last year.

There's also recent news talking about taking away one tol towards Kajang. Yet to be confirmed.

i already register to purchase a 3 bed room service apartment. Worth to invest. Just beside MRT station. Do not shock if all the unit kena sapu b4 launch. Coz local Cheras ppl instead all very rich. Some even do not have housing loan n got few M inside the bank.

I stayed in 9th mile Cheras for 25 yrs...Infact the mah sing project where they are building alot of bungalows is very near to my housing area. Indeed the roads are badly patch up. The road leading from the highway to Hijaun Residence is so badly maintain. Morning rush hour, traffic is very freaking bad. I need to depart from my home by 630am as my office is near PJ hilton. If I leave around 645am onwards, i will be stuck in traffic for 1 and 1/2 hours due to the bottle neck from east/west link highway to Federal highway. Appreciation value rather slow, maybe because 9th mile cheras is an old residential area (Bought the house 25 yrs ago around rm150k-200k 22x75ft, now market value is only around rm300k).

Nelson : If the MRT project completed on time. I believe u can sleep till 7.30am , have a breakfast, park n ride the MRT to PJ Hilton within 30 minute. Provided u no need to drive during ur office hour. I stay @ Cheras Batu 9 Cheras more than 30 years , i know wat ur difficulty now but all of this will change "If the MRT project completed on time".

good point to consider. Thanks for both nelson and nahcee. Btw, is it confirmed the MRT will be build there? Else, buyers might stuck with the slow appreciation of the house. How about the rental rate there my friends?

If 1st MRT train starts operating in 2025, I will clap my hand rclxms.gif the LRT extention fr Bkt Jalil to Subang Kelana had been proposed in 1996, till 2011 only starts construction, expect start kick off in 2015.
Dun put too much hope, else will be dissapointed.
Land acquisition matters will drag 10 years easily wink.gif

Im staying batu 9 cheras for two yrs. I reli like it coz its quite strategic area. Tis area surrounding wif few shopping centres.
Within 3km can reach Econsave, Jusco(Mahkota) & Carefour. 5km to Jusco(Balakong), Leisure Mall & Giant (connaught).
Another New Giant will be launch soon.

N within 1 km got few international schools near by like Sri Cempaka & beakon....& College Master skill, 5 km to UCSI.

Im working in Bdr Sunway. Every morning I out frm 8am n reach Sunway 8.30am using NPE. (withing 1/2 hr)

Wat I reli like the area is, tis not too further & bad jam like Mahkota & Sungei Long.

70% Chinese, 25% Malay, 5% Indian.

Frens this 3 storey 20*60 house was build 10 years back n vacant since that. Only this 2-3 years all picking up. What i can say is another 5 yeas Cheras property will keep rising coz of the completed infra n development. Mahkota Cheras double storey is selling @ RM330K now , 3 years back just RM180K.

Ya. Population in Cheras keep on growing, whole area is getting more "Wong" oledi. Sure if MRT reli build there automatic wil bring another big gap high. rclxms.gif Actually the price already keep rising now. rolleyes.gif My x-colleague's neighbor sold his house RM450k in Mahkota, original 3yrs ago is about RM200k.

more megaprojects coming to CHeras simply due to "population" and rising affluence...

Based on information from Director PJD, indicative price would be RM 400 psf, and this project will launch in November and another USJ project will launch in December.......Package will be confirmed to me later
