Want to ask here, anyone planning to have solar panels for their new houses?

I find that Banyan house roofs are flat and wide, ideal to use solar power.

Currently I'm using Solartech Summer hot water heater. So far so good.

CCTV is one necessary item for us. After having two almost happened break-in/robbery at my current place, we have some good experience on how we should enhance security measures in our own homes. Right now we haven't decide which systems to use, but I'll keep in mind yr buaya nick...lol...I'll pm u later.

10 years ago when we planned for our new house, the most important things that we willing to spend, were my bed and dining table. But now things have changed, a good and reliable CCTV and alarm systems are our main concern. Otherwise how to sleep/eat well? nod.gif

Very kind of u, sharing that info. Unfortunately we haven't decide to stay there or not.
We went to view the house already.
Will wait until after CNY only decide ...don't need to install CCTV or alarm yet at the moment.

We've got one unit of Banyan 2. U bought one too?

Last week when we went to pay that RM300 maintenance fees, we found out that Banyan 1 is fully sold out.
Banyan 2 still quite a number of units available.

Ya I noticed at least one house there with curtains and grilles when I went there recently.

Saw one car rounding there, taking down some 'For Sale' boards off the gates ...must be some real estate agents la... hmm.gif

I'm sure during these 2 weeks school holidays plus Raya mood, there'll be more house owners making their rounds there..... rclxms.gif

Went to collect Banyan keys today, all the manhole covers are given when you collect keys. Apparently they dont leave the manhole covers, taps, etc outside because they're worried it's stolen.

What's good is the switches are Schneider Electric. The tub has hot/cold mixer, but i'm not sure they did the piping or not. Makes me wonder why they didn't give hot/cold mixer for the shower as well

We bought both Banyan (1&2). Both also rushed to get the offered rebates, lol...didn't have much time to consider and choose....first thought was, to invest....but after following this thread, I quite like this place but no intention to move in so soon...bcos my kids' school/Uni are nearby my current house...I guess we'll just be part time residents at BSC for the time being....heheh....don't worry....we will support any RA in whichever ways we can as long as we still own the houses..

I've seen the unsold units of Banyan2 (on paper) ...noticed that mostly are corner odd units. rclxub.gif

Ya, same as my current place. Manholes, drain covers, garbage compartment door, all not put outside the house (for my current house). They were all kept in the store room...but we still lost all of them during our renovation lol...bcos the thieves knew where were those things kept... doh.gif

I still haven't collect the keys for my Banyan1, paid the maintenance fees. Received the house owner manual and a golf umbrella ...what else I didn't get eh?

I want to ask Banyan owners...

What are the defects have u listed after checking? Any major problems?
I haven't been informed to collect key yet. I got the feeling they're going to call us soon.

Paint job only..ok la....
When I went to check my unit last time, I noticed lots of cracked lines and lousy touch ups at the backyard area..
Looking from outside only lah, bcos the doors were locked.
It's ok, since most ppl will renovate that area (wet kitchen),

I guess it's best for house owners to repaint the whole house (internal).
Usually the paint quality from developer is not good enough.

During reno time, dust will stay on the walls and ceilings.

You need a coat of new paint to cover the dust and whatever marks.

I do notice that there are many speed-breakers with speed bumps being built.

I don't like it if the bump is right outside my unit, with the warning sign pointing the main door.
There's not much can be done, right? Can't shift them to next door also! tongue.gif

Speed breakers are good enough why need the bump?

Bagua mirror may work. But it's like reflecting the negative chi to the opposite neighbour. Not so nice, right? I hope there's a better solution.

Tilers? Used to know one. Tried contact him recently to intro us a plumber, but he changed number. I guess most if not all my contacts for reno works are not available since I last used them about 6-7 years ago.

Evening sun coming from side windows meaning yr unit is facing north. If I were u I would tint the windows instead of changing to glazed windows. There are plenty of windows if the change all of them, mahal oh. Another disadvantage of having thick glass window/slide is, it might affect the coverage of phone and wifi signals.

Curtains. Do two layers. One thick, another lace. Can block heat with curtains. But plane noise? U need to insulate the roof wor. Is it that noisy?

We haven't decide to stay there or not. Received the keys already but have not checked into details for defects. Overall it's almost perfect. We have a few friends bought the same phase. Two of them same street as ours intend to move in. One decided to sell, three more I haven't asked them.

If the price is right, we may let it go. Can avoid having renovation stress at least, haha.

Wonder what's the price now... hmm.gif

Ya, the value won't appreciate so fast ...have to wait 1-3 years...I think..

Papadon, u were there yesterday? I was there too...but for a short while only. Didn't hear any planes.
I worry more about the dust than the noise from moving planes. Must plant more trees.

Yesterday saw one banyan house, renovate the back kitchen up to the max at the back. Can see that when passing the guards' stop check area there. Next trip I go must go that house kepoh a bit....hehe..

If lucky next month go kepoh at papadon's house also. tongue.gif
