I'm living next to BU, not BU itself.
But I used to go to BU11 regularly for dinner and family gatherings.
Nowadays less frequent, as we go to another place to gather.

Look at the NKVE toll now.  It's just madness.  You'll find the vehicles coming from Shah Alam and Kota Damansara is just too heavy.  Used to have traffic jam during peak period.  But now, through out the day and given a year or two it's going to be worst.  And I don't think there are any more lands to accommodate the expansion of the infrastructure.

2 units are nothing compared to those who booked 6-8 units.

Isn't it a downgrade if one moves from BU/DU/DJ areas to BSC (in term of house value and facilities)?

Unless u move from a 22'x75' DSL to a 40'x80' SD, then it's an upgrade in terms of space.


For me, the congestion and bad traffic isn't as bad as what you mentioned there. I can reach nearby school, office, 1U or IPC in just 10 mins to not more than half an hour's drive. Local residents will avoid those peak hour madness that usually caused by Shah Alam or Kota Damansara or Puchong residents.

Leaving the properties vacant for re-sale is easier to sell later, don't you think so?

To be frank, I'd like to see buyers moving in once they get the keys. At least they don't feel unsafe or lonely in a faraway land....haha..

I mean:

1. Sell BU link house for RM1.3 mil
2. Buy BSC 40' x 80' for RM725K, and cash returned of RM575K
3. Budget say, RM250K for renovation and still have balance RM375K to spent.

With DASH highway completing in 2 years time, travelling to PJ shouldn't be an issue.

How much further the property price in BU can go which is presently valued at RM1.3 mil as compared to BSC in near future?

That's right.
If one moves from a DSL in BU to a SD in BSC, it's not a downgrade.

I don't think KLK top guys are reading us. Their BSC houses are selling well.


Maybe some SA are watching us.

It's been a while since the last new launch. I wonder what's next. hmm.gif


Regarding the cheapo fences, I don't think we can do anything about it.
Anything external and not mentioned in our S&P, don't think they'll bother to listen.

Good news indeed.

Btw did it mention anywhere whether any termite pretreatment was done ?

If ada, means we can save some $$ otherwise need to engage such services before actual Reno takes place.

I do have the same confidence as you in KLK. BSC is their first major housing township outside Ipoh.
KLK is very much related to Taiko Properties, they do have lots of experience in property developments.
KLK big boss is among the top ten richest in Malaysia wor, they do have the means to help improve security facilities in BSC.

Yeah I also believe that they'll be offering security services until MDKS takes over.

UNtil today, I've yet to visit the site...heheh.. laugh.gif pretty excited to see the place actually..
