From the discussion in this thread it looks like there are quite a number of people staying in BU and neighbouring areas have invested in this development.

That is my understanding from the sales office too.

I believed is a mixture and majority bought for own dwelling.  What about you as you've bought 2 units?

In my area there are quite a number of units up for sale.  Of course there are always buyers picking up.  What I have observed is majority of these sellers had children already grown up.  Most sellers mostly upgrade to a bigger unit.

Is it a good thing?  It all boils down to individual decision.

Looking forward, areas in BU, DU and DJ and Tropicana areas are going to be immensely densely populated and it's going to be very congested and chaotic.  So many ongoing high rise building in progress now and few more on the pipe line coming up.  And I have doubt that the current infrastructures can take these load.

Look at the NKVE toll now.  It's just madness.  You'll find the vehicles coming from Shah Alam and Kota Damansara is just too heavy.  Used to have traffic jam during peak period.  But now, through out the day and given a year or two it's going to be worst.  And I don't think there are any more lands to accommodate the expansion of the infrastructure.

Unless with property companies which may not move in at all, I guess most other individual investors will not leave their properties vaccant whilee waiting for buyers to come. For me, we will most likely move in or rent out to lecturers or students and hold it till the area is more mature in facility development, then only we sell. Semi-d always command a premium price of its own and a different market appeal compared to link homes and we are not worried at all about its future appreciation value. 
Right now, we are actually future residents of BSC community.

That's my point.  You and I can avoid the congestion during peak.  But majority working can't.

I looked at it very differently and meaning of downgrade never cross my mind for those thinking of moving out.

I mean:

1. Sell BU link house for RM1.3 mil
2. Buy BSC 40' x 80' for RM725K, and cash returned of RM575K
3. Budget say, RM250K for renovation and still have balance RM375K to spent.

With DASH highway completing in 2 years time, travelling to PJ shouldn't be an issue.

How much further the property price in BU can go which is presently valued at RM1.3 mil as compared to BSC in near future?

From what I encountered, haha... again quoting my experience only, but this knowledge will benefit some, termites only eat soft wood ie. damp and soaked up wood. They emit smell. Banyan is all tiled up, both up and downstairs in all rooms, halls, and even the stairs, and have metal door frames, so the only time they get to attack is if there is a roof leak. This is unlikely with new homes. They won't thrive on dry wood frames.😀

Developer will usually treat the soil before building the house.
The 'standard' chemical used  have an effective period of 3 years.
Have to ask KLK what they did.

However, this is old oil palm land. There will be termites around, no running away.

Among things they can/will attack - your nice new kitchen cabinet, wardrobe, boxes etc.
They especially love old newspaper, cardbox boxes that you keep in storeroom.

So best to start checking for termites regularly.

Went for house inspection today. Kunci ada, air & letrik tada.    Was told by the site supervisor that
all units have already been connected with underground fiber-optic cables. Have to verify with TM
as we were told by an Unifi agent that TM will only set up the ports with 60% occupancy.    Hope it's
not going to lead to a Catch-22 situation. Workmanship wise, hardly any complaints.

You forgot meh? You bought Banyan 1 & 2. Your investment on Banyan 2 very 'chun' Not only you
got 50k rebate, KLK increased the price by another 50k.    Wah! betul2 ''chak buay liao'    Sumore now
