being a leasehold plot of land smacked in between factories/industrial lots, this should be nothing more than 800 psf

F&N mall?? hundreds of malls sprouting up all over town.. heard even Jaya shopping centre not doing too well.. how this mall gonna succeed?

He should understand the concept of integrated developments. Hospitals bring convenience to potential tenants (maybe retirees/families with kids) & also potential tenants can be doctors/hospital staff..

i give ur commie/retail advice.. im 100% sure if this one got mall/too many retail sure fail as the jaya shopping center is doing badly n many tenants are asking for lower rental/ nt even paying existing rental.. Too many malls d n btr if jus a few restuarant with alfresco style for PJ folks..

I dnt forsee any big commie project in this part of PJ to do well as MV is nearby.. small size n 850psf here is doable..how is the tenancy for those nearby apartment?

I doubt atrias capability with its horrible location but its tenant list is VERY impressive but FnB is ezy to attract la.. paradigm doing well..

Also got mahsing's Iconic City mall.. I think glo wnt do well while sterling will do ok only given too many malls in the area.. how u think Empire city ah?

Yes the strategy of low rent but maintain good tenant is needed in this mall oversupply era.. u see sunwai putra asking RM40psf for ground floor prime rental when clearly PWTZ next door is coming apart.. No one will know atria low rent but they will shop/dine there cos the mall has good tenants.. with its tenant list, im very confident tht they will do OK.. icon_rolleyes.gif icon_rolleyes.gif not fail like those encor, ss2, jaya 1, jaya shopping etc..

Yes, jus imagine OSK no mall exp n now their mall able to attract all those good tenants.. i see their list, i know sure damansara ppl will come here to makan la.. nt many of those usual fast food.. Trilight btr analyse the demand for a mall/major commie here b4 going in..

I quite sure all the malls will fail including this fraser mall.. easy to build mall, hard to fill up.. Best to avoid buying apartments above potential failed/struggling malls like the one here.. jaya is dying n this area just doesn't need another mall...

1 apartment that will struggle cos failed mall below will be encor strend residences in KD..
