that is the problem.i prefer stay in condo which link to mall in pj area. Tropicana garden is good but I missed it, now sky high price. Uptown too. ...

Just hi tea with 1 of a developer's director today who currently develope a project in PJ sec 13. He said The project in PJ sec 13 nowadays won't be less than 800 or 850psf due to the land cost and the land conversion fees is expensive.

Yes, 850psf is fair. Try to imagine, some of others area is running at 7xxpsf already. 850psf in PJ sec 13 is reasonable and it's a matured township..I still don't see any over supply condo there...

Still selling RM 850 psf in PJ?? Uptown was already selling RM 800 psf 2 years ago though. I'm expecting FnN will sell RM 1k psf if they can come out nice concept cool2.gif

It is possible if the concept is good. And the land in the area is limited unless the redevelopment.

Uptown is freehold....fully furnished..unblock view...better access...much better...different lah...

Sec 13 also gains better access ma, plenty of access to everywhere. TO me it doesn't matter whether it is freehold or leasehold in PJ. RM 1k psf is really doable in Sec 13 cool2.gif

If leasehold..after 20,30 years want to sell, the buyer will consider loh..anyway .is next generation matter..

Haahaaa! No, my career has nothing to do with property development. Anyway, now almost everywhere is trying to sell RM 700-800 psf, so I personally find that this FnN city should start the price from RM 950 psf onwards since they have good brand name and good location.
