Latest update, they have obtained CCC, and started for inspection and key collection.

I didn’t take any pictures that day, was so tired and besides it was partly done.

I started defect liability inspection at 4pm, ended about 7pm. Had to do a rush job because my friend’s entire family was there. They thought defect liability checks are short and quick. Boy they were in for a surprise. Haha… I even conscripted my friend’s children to help out.

Am not an expert in construction matters but I can roughly identify them from previous experience.

Areas I check that day include:
1. Foyer
2. Dining Area
3. Living Area
4. Dry Kitchen
5. Balcony 1
6. Master bedroom
7. Master bedroom toilet
8. Balcony 2
9. Bedroom 2.
10. common toilet

Remaining
10. Bedroom 1
11. Wet Kitchen
12. Storeroom
13. Yard.

Aurora97, I went to c and it's omg too. Jus wonder hav you realize the toilet design is weird and also the toilet door size? It's smaller than standard size!!

I don’t know whether the toilet is smaller than usual and the toilet door size is abnormal or otherwise.

In any case, there is a provision in the Sales and Purchase Agreement that deal with this (NOTE: APOLOGIES in advance, am using the old Schedule H (2002) but I think this provision is unchanged)

I suggest that after you have done your defect rectification, you immediate request for a copy of the building plan, more specifically for your unit. You will than need to measure your unit to see if its similar to the building plan.

Hi All, some of the defects i have discovered. Not sure if they are or not, I will let the developer explain to owner.

The wooden floor, kitchen cabinet, free items given by developer and small toilet excluded from this checking because owner has other plans. Meanwhile, my 2 cents worth, the wooden flooring is badly done and wear and tear has really took its toll. The gaps and split ends are huge headache.

Consolation?
1. the wall is quite flat.
2. the door frames are solid except when you reach the base of the frames, i think they covered it with plaster and they made a hash out of it.
3. overall the house is quite bright and well lit but the kitchen, small toilet and yard quite dark.

Did not see common area, so no comments.

Thanks for your info.. I hav write in to claim for LAD of delay while waiting my defects to be fixed. Hopefully my defects will be fix well.

Here you go LAD letter i drafted for my friend. Is copied from House Buyer Association Web Site with some slight modifications.

Calculation of LAD:-

To calculate LAD, your SPA state that the condo need to be completed 36 months from SPA date.

Basically, it is End of 36 months calculated up to VP date. (approximately 600+ days overdue)
