pai kor..
wht mean by many minor defects...
hope they can deliver better for zr...

If you look carefully, you can see cracks here and there inside the unit, touched up and covered by paints before handing over the key. However for external wall, it seems that they don't giv a damn and think ppl won't noticed it. Flip back few pages and look for the photos posted by me.

Heck, even the ledges outside of balcony and around the unit has many cracks, but it seems like plaster shrinkage crack due to exposed sun and heat.

Hi may i know when did you submitted your minor defect checklist?

I have just submitted mine on 25th Jan. Mine is also type A but on the 12th floor. Im just worried how long they will take to rectify all the defects. Among other defects i also experienced some hollow tiles in the unit.
*
I have submitted the checklist on 16th Jan and there are 70++ unit before me. Good luck.

Guys and girls and all the bosses, can anyone check SnP and look for the specification for main access door for your unit, just found out our main access door is normal flush door instead of Fire Rated Door.

This can be a big thing.

False alarm,

According to Fourth Schedule:

g) Doors: Timber door / Aluminium Sliding Door / Plywood Flush Door

However, the main door does not feel like a timber door, looks more like a flush door with half laminated half painted. Heck, i can even see the frame accross middle of the door.

Can any architecture expert double check on it?

Hi did you guys receive the duplicate copy of S&P, and some other docs from lawyer firm? The original copies are kept by bank right?

Added on January 31, 2012, 6:31 pmAre the hollow tiles considered as defect where developer need to fix?

Yes, hollowed tiles is considered as defect. Ever see what happened in Heron Residency?

Let me know if you are interested to know more on defect.

Eh... consider lucky Dato Neoh didn't look up or outside. You saw my posted photo before I've gotten my key? Sometimes it takes a contractor to see where contractor hope other people don't see tongue.gif

Added on February 1, 2012, 11:16 amAnother example of things people don't see:

If you come out of the changing room (beneath the gym), walk towards main road direction, until you stand next to the parapet wall, turn your head right facing Block C, tell me what you see and I tell you what I saw.

It's actually on top surface of the said parapet wall (the one facing sky), you will see a patch of area yet to apply final coat layer of painting. Things like this do happened, just that the one who do inspection need to pay extra attention.

Pay more attention to external facade (especially the small drive way between front shop lot and zest point, just look at the wall along it) and it will be a very beautiful project.

I'm not saying Trinity is bad (Talam joke aside), just a friendly suggestion on certain things that can be improved.

Will probably dropby tomorrow and see whether tiling and window has been rectified or not.

1 small thing that annoyed me, hard to contact with managment office unless i personally go there. Submitted my reno request on last saturday, asked some question regarding installation of grille, said the manager will come back work on tuesday and will reply me on the same day yet till today no news from them yet. Everytime I go see management I'm paying RM3.20 to LDP. doh.gif

overall, on a scale of 1 - 10 i would rate the finishing to be 5.5 only. there r quite a number of serious defects to mention and for obvious reasons decided not to upload those pix showing the defects. all i can say is they either have cut corners to save cost or simply rushing to handover vp at the expense of sloppy finishing.

*
Gratz on getting your key. Mind PM me what sort of serious defects you facing? And which block your unit is? I wouldn't rate my own unit that low (other than structure design).

Block C L3-03A, plaster ceiling up, grille up, RC concrete top with tiling for kitchen top (nice job getting matching tile btw) is up.

Aiyo, I'm working in a construction company, I don't own a company, and no, not rich enough to get ID specialist to reno my unit (With my pathetic budget, can't do much anyway).

Anyway, good news is, HB is very eager in reporting all the defects in common area to the developer, shared with the young chap manager some of the defect I've spotted in common area. I even bumped into a worker changing the wash bowl and tiling in changing room, however i'm not sure what are they changing.

aiseh... I was at the sales office this morning to make appointment.. collecting my key in 2 weeks time..
missed out the chance to learn from sifu sifu  smile.gif

currently there are 2 shops operating at the retail units underneath car park podium.

notice the basement carpark and outdoor carpark will be insufficient if we are expecting zest point to be fully operated (retail/shop operator + customer)

Hi styien, did you notify the developer on item 1 and 4?

Besides that, just wondering if anyone has a checklist on the common repair/damage needed on their apartment? I see someone ask the question in previous post, but do not seem to find a reply.

Also, has anyone received any letter/feedback on the key collection for Block B?
*
The management is well aware of the issues in common area (had a conversation with them from time to time), we can all nudge nudge the developer and main contractor from time to time. HOWEVER, let's say we let them focus on the swimming pool and the lift first?

Good news, I saw small boxes with TNB logo stored in Block B MSB room. Can only assume TNB meter installation in progress. On the other hand, TM connection into building should be 50% ready

Technically speaking tat is not even a CF, it's called CCC. Different criteria, terms and conditions.

Why such things allowed? Ask whoever set the rules and regulations for housing development.

Okay, guess my drama is less dramatic.

The Zest ran out of water today!! Was shocked when I wanted to clean the house (and myself after painting).

Technician came around 11am, fixed the supply for the lower level and common area, however L16 to L20 no water supply for whole day. Technician will come again tomorrow and no promises on what time will the water supply resume.

:S

PS: I'm scratching my head on how to install air con for living room as well, to go back to the ledge involved hack thru the partition wall and go across the entrance of master bedroom, and thru the whole bathroom. Total distance should no less than 5m and very hard to conceal it in master bedroom with plaster ceiling due to the HUGE beam across the top part of partition wall.
