If you are an investor, you got a very good deal.

If you are purchase for own stay, don't be too happy. Those cost is already factor in the price tag. So, you can imagine the quality of the materials/workmanship.

Just run thru the pentas 3 layout.

I believe Pentas 3 - layout A2 should be more buyer.

1. Write in to the developer your intention to change unit number & pay the administration fees.
2. Or directry apply change of address to planning department, MBSA and pay RM200 administration fees.

Negative.
You can not put fence in advertisement if the approved building plan do not have that item.
It is against the regulations. The developer can be sue kao kao.

I recommend:-

1. Ask I&P to help before you sign the S&P.
2. There will be a form for you to fill in to change address. And a fees of RM200 will be imposed by authorities.
3. I think I&P will help.

OR

3. You can go to MBSA - Planning Department to inquiry.
