with 3,051sf nett build up, I think the building length is (3,051 /2 / 25) = 61.02 feet only.
Additional land is 24 feet still.

It is a norm for developer to include car porch as part of BU.

The norm calculation is 0.5 x car porch area

I must raise a concern here before all the above is materialised.

1. Alam Impian is under jurisdiction of MBSA (Majlis Bandaraya Shah Alam). Some of the council, ie: MPKJ (Majlis Perbandaraan Kajang) DO NOT allow gated concept. Likewise, I have not visited MBSA for years and not sure what is their latest guideline for this.

2. Let say MBSA do not allow the developer to have gated and guarded. But you see some others development has such G&G, my personal view :-
a) The developer is prepare NOT to handover the Road and Drainage, Or
b) The developer obtain a special approval (which I don't think have any chance), Or
c) The developer obtain more than 70% to have G&G and appeal to MBSA

In most time, developer will pick option A to go ahead with GG if the local council is not in favour of G&G concept.

To add on.

1. This is not s stratified properties, therefore there will be no JMB (Joint-Member-Board) between representative from developers and residences.

2. Pentas residences have to set up its own association and lead themselves. (Although in the first General Meeting, the developer will call and help)

3. The G & G fees is determined by the Pentas association. Not the others. Why the association want to impose so high cost? It is not logic for a RM500/month.

If you no need the tv channel and voice call then should be fine, just ask the installation guy to terminate on your roof top, you put wireless router at your roof top, then u access internet through wireless but make sure your wireless router got strong signal and can be reach from living hall.

Just imaging your new house developer didnt install phone line and you going to pull new line into your living hall. A bit troublesome. Cable is visibl and ugly.
