MBSA (Majlis Bandaraya Shah Alam) just all the way to the end of LKSA highway. The building is at your left after the bridge cross over the federal highway.

2. Unless you are having a 5,000 sqft and above, then the width of the staircase will be 6ft wide.

The kindergarten need to apply permit from MBSA. Further to that, MBSA will send out notice to the surrounding. So, once you receive the notice, you better say NO !!! tongue.gif tongue.gif
Anyhow, I don't see any reason the operator will choose such a high rental area for kindergarten....

If I do remember correctly, you can pay the RM25,000 within 1 week, at the remain 10% (deducted RM25,000) within 60 days.

Any idea what is the different between pentas 1 and 2? Built up almost same but facade n price per sq ft different rite? Those who buy pentas 1 untung, much cheaper.

Based on the research, most buyers/investors mostly concentrate in properties below RM500,000 and properties above RM1,000,000. strange eh? But...that is the fact.

- all above at $250psf with high margin of safety if comparing with all recent landed launches in KV

can anyone name me a developing freehold landed township (>1000 acres) in KV that has lower density and cheaper than AI($250psf) for the same quality??

One may argue about the 60sen toll access to the matured commercial area in KK but this is a choice that AI residents prepared to take before making a decision to invest. This $200/month or $2.4k/year toll charges are just insignificant as compared to the bigger picture of investment value the buyers are getting from this devp. Besides, these toll expenses will gradually reduce when the commercial devp within AI start to develop and mature in years to come.

All in all, there is no perfect township and what more important is to assess the nett present value vs nett future value by taking into account the existing and emerging +ve and -ve.

Another question on AI is just row and row of houses.....can anyone tell me which landed township in KV are not rows and row of houses? what make a landed devp stands out from the rest is the design and concept eg linear parks, lakes, layout, facade, club facilities, etc.....and houses in row is unavoidable unless we are talking about country homes in Kajang, Damansara where ppl buy lands and build.

Pentas 2 construction period is ended Sept 2013. Hence, to VP by May 2013 is not an impossible date.

I think it would be more better and advantage to follow their parents to oversea and study there.
I see no better advantage for children study in international school while the parents work oversea, unless, you talk bout cost. But are you mind of the cost since the parents are working in oversea?
