commercial/amenities first and then followed by residential homes? i beg to differ....this development model is not a guarantee for success despite it was a success for SA. One shallow does not represent summer. Allow me to give some examples to substantiate my pts.
Exclusive homes like Sierramas, Valencia, DPC, Tmn Seputeh, Glenmarie Courts & etc are good living examples where there is no or very limited commercial facilities within a development but the props were well recognised for its predominant residential concept that adjacent to matured commercial in the neighbourhood that reachable within 5mins.
Another example is Mont Kiara, MK condos were doing so well when it was riding on the nearby commercial in Sri Hartamas in the locale. But the subsequent commercial devp (1 MK, Solaris) does not improve condo value.
InP AI buyers are attracted to the USPs of AI which are :
- low density (one of the lowest in KV)
- lushed green, well kept lakes
- quiet environment
- sizeable landbank (around 1700acres) and more future phases to grow the value
- the full blown commercial facilities (schools, hospitals, hypermkts, job mkts)
are within the locale(Kota Kemuning).
- all above at $250psf with high margin of safety if comparing with all recent landed launches in KV
can anyone name me a developing freehold landed township (>1000 acres) in KV that has
lower density and cheaper than AI($250psf) for the same quality??
One may argue about the 60sen toll access to the matured commercial area in KK but this is a choice that AI residents prepared to take before making a decision to invest. This $200/month or $2.4k/year toll charges are just insignificant as compared to the bigger picture of investment value the buyers are getting from this devp. Besides, these toll expenses will gradually reduce when the commercial devp within AI start to develop and mature in years to come.
All in all, there is no perfect township and what more important is to assess the nett present value vs nett future value by taking into account the existing and emerging +ve and -ve.
Another question on AI is just row and row of houses.....can anyone tell me which landed township in KV are not rows and row of houses? what make a landed devp stands out from the rest is the design and concept eg linear parks, lakes, layout, facade, club facilities, etc.....and houses in row is unavoidable unless we are talking about country homes in Kajang, Damansara where ppl buy lands and build.
