after reading more than 90pages of pentas thread, i went to alam impian to check it out myself. Actually i went n see canting. Build quality pretty impresive!!! decided to buy pentas 2.  Loan approve. Waiting to sign s&p. Hopefully my decision is right coz hse very expensive nowadays...hehe

By the way is pentas 2 fence n guarded, i mean with  proper guard hse. Coz i see canting guard hse is like a box contena, damn ugly. Sa told me its guarded, not fence. Anyone can confirm.

Secondly since pentas 2 is under individual title, Does it mean everybody can change the exterior hse color. I worry coz  Went n see spira n saw one unit kindergarden, painted like a rainbow.... Damn ugly!

Yes, Im aware there is a mosque there. However, my doubt is that: the mosque will become a Islamic centre/school or AI itself?

My personal choice, as a non muslim i will try to avoid near mosque, not because of the noice only, also during the prayer time (whole month of Ramadan and during Friday), many cars triple park, quadruple parks, it will affects the traffic, can't move at all, problem to go out or come back to hse, affect the living routine.
The subsales purchasers could be another Muslim or Non Muslim who do not mind the problems that i mentioned earlier. If for own stay, less hassle. If for investment then try to avoid any investment that will limit your potential market/ narrow focus group.

I do not know how the pentas 3 is bigger in bu, I think may be comes fr car porch, Pentas 3 porch cover area looks sligtly bigger, do you feel that, my master?

Yupp he can't get  loan from other bank as this will be his 3rd property. Do you think  it is a good idea.

Landed is unlikely probably a small correction depending on area but i feel mid to long term appreciation are quite high.

In fact im quite optimistic with pentas/ai though some may feel property is heading south now.  pentas is selling at MYR 250 per sq ft, mana mau cari leh... Also noticed that price gap per sq ft between condo and landed is getting wider. condo at puchong is already asking at least 400-500 per sq ft where as PJ prices are hitting record high 700 per sq ft to 1000 per sq ft. Either landed property are under value or condos are over price...

If you check out sub sales area like dpc, you will notice bank valuation is lower than seller asking price but for ai canting, bank is matching the seller asking price .  At least in this context im comfortable that asking price for ai is still decent.
