The units that facing curve road very hard to sell. These units are much worse than units that with house number *4*. Chinese buyer that trust fengshui definately not going to buy. Chinese buyer that knows feng shui but dont trust fengshui also not going to buy, coz they knows resale going to be tough. Other race buyer that knows feng shui but dont trust fengshui also wont buy for the same reason. Only for people that dont know fengshui and dont trust fengshui will buy.

I checked the spec for new launch in denai alam, the data point for unifi is there, really hope inp would do the same for pentas.

As i remember the model show that plot of land at entrance is for mosque and islamic centre. Not AI itself. Not a big issue for me.

Why pentas 2 more worth le? Average cost per house for pentas 2 is 400k. Average cost for pentas 3per house is 470k. Still cant figure out the build up of pentas 3, how they calculate ...

Probably the car porch and cover bigger , and also at the back of the house they install tiles. A little different but cost different so much. Construction cost naik? Or labour cost naik due to minimum wages? Or maybe pentas 3 come with gold toilet bowl ? tongue.gif

If you want to get more loan due to ltv 70, maybe mbsb is one of the option, But higher interest lo , i am not sure what is interest of mbsb, should be 1 to 2 % higher. If you are confident that appreciation can beat the interest rate and dont have 30% downpayment then go ahead ...

I think property will be stagnant for coming 1 or 2 years to recover from huge gain for last 3 year. So i wont buy if cannot get cheap financing. What your "friend" think about property market future? If die die also want to invest, i think AI is still one of the good choice around.

For better opinion, better ask landed expert UFO, i am just small fry ...

Yes, 250psf very good price. I think we have done the calculation before ... Construction cost aledi 150 psf, admin cost, land cost , not sure what other cost havent include in yet. 250psf not much margin for developer and off coz they still make money.

Probably the product itself doesnt look attractive anymore. Maybe people are not looking for big and value for money house anymore. Probably smaller units with proper nice anti climb fence and guarded with boom gate and similar price would be easier to sell ...
