I heard the 1.3k sf one is at RM941 block G or F. If buy for investment and let go 1 year later, what do you think will be the capital gain?

Went over recently for their open house during father's day, the workmanship was reasonably good but agreed still lacking some landscaping. Surprisingly, I didn't hear any trains passing by from the site, even standing on block A. I think it was sufficiently shielded by the wall and trees.
