what is the rental market here today? for the smallest unit no balcony? partial furnish.

i can see unit going for RM1000 only. can't believe condo renting at this price while medium cost apartment around batu caves area can get higher rate. something wrong somewhere.

I think you should read from page 1 onwards. The bad workmanship effect exist until today.
Anyway what is your purpose of buying a unit here? Investment to rent out?
Because it is freehold, walkable to KTM and not that fare away from KL? I once thought this is a value buy as well. But rental rate is not fetching that high.
Infinity view is the view behind or to the front?

Sorry wrong date. Seems like bank push this unit for a quick year end sale. Reauction date is on 21 Dec.
Freehold. 10km to klcc. Walkable to KTM station. Freaking huge sqft at below 400k?

Only con is facing YTL cement factory. Those units facing there eat dust daily including swimming pool and facilities area. And also Jaya Megah famous quality. No longer able to claim from developer. They wash hand and move on to The Zizz now. Haha.

Sold at reserve price single bidder only. Wow. Profit 150k-180k if he able to flip this unit around. Subsale selling around 500k.

Good luck to him also to chase this hard core owner out. Never paid any maintenance fees at all since VP. Close to 20k outstanding (borne by the auction bank). TNB bill also reach 3k. Weird how come no cut yet.

Only got YES YTL.
Not even unifi available.

The road is dark during the night. Just beware of cars.
The KTM station itself, many ppl using.

It is only worth renting here if the rental rate is dirt cheap. Maintenance issues still the same. No improvement. Lift always break down. Security guard not doing their work at all. Is a very poorly maintain place in conclusion.
As for the dust from the cement factory, if your unit facing that / swimming pool side, then yes. dust everyday.

Good price for a freehold unit walkable to KTM station. This unit is facing swimming pool / kilang simen?
But then again, it is cheap for a reason.

Lousy management team and security guards. Change few batches but still the same. Maybe using not the highest paid management team and discipline security team.

Bad workmanship. Is like a run down apartment at the moment. Lifts problem. Got block D if not mistaken always break down the lifts.

High maintenance fees paid not justify. I'm not sure how much the amount currently but for limited facilities (swimming pool and gym free). Rest facilities like sky garden, karoake, game room, etc, you need to rent pay seperately. No one using also actually.

Do visit there more often and experience for yourself. If you can accept the con at 260k is a good grab. Guess is about the same price like launching. Meaning price stagnant no appreciation.

Legal fees and stamp duty for S&P and loan agreement is roughly around 5% of the purchase price (assuming taking 90% loan).

Taking the above example:
Purchase price RM200k.
90% loan = RM180k.
Legal fees (including stamp duty) should be around 10k.
