Well, great to hear that.
It is better to to have more ppl involve for complaining instead of me only.
I hope they will improve for their management.

Let said the houses haven't done within 3 years, DIBS buyers need to wait till the house is completed and taking the key then only pay the installment?

I received a call from the bank that they have yet to to receive the payment from the developer this month. First time i received call from the bank regarding the payment.
anyone received call like this before?
*
From which bank they called you ?
Last few week ago, I talked to Ms. Teressa, she is the person incharged of the payment for DIBS. She said they never late payment for it as the bank never issue invoice the bill to them. Who should I believe to ? I told her, I received late charged , she asked me to ignore it. What kind of developer? The late charged we have to bear OURSELVE.

My one is OCBC. they called and told me that they didn't receive the payment and will continue to monitor the payment from developer.
huh? we have to bear the late payment? then u paid for that?
*
mine is from Ambank.
you may check your bank whether the late charged paid by developer or buyer. I believe is buyer.

did you hear any people said they AMARA will be completed in end of 2014 ?

A word of advise, please don't let amara later to turn into this, choose your tenant wisely when it's completed. If cincai rent out, this is what happens. Don't expect management to do anything cause most of the time they won't, until JMB is formed.

Judging by the usual ppl who always complains, I'm sure this will be one of the things to complain about. and THIS will be the major one to complain about.

Certain tenant profile always bring problem.

Totally Agreed !!
I hope those investor should think twice before rent out. It might cause your house / condo value market if you cincai rent out.

Dear all

Can I know what is your projection of the rental in Amara, given the scenario play below.

Size : 1011sqft (for ease reference, lets round it to 1000sqft)
Fittings : Semi furnish (prolly throw in some decent cheap but nice furniture from Cavenzi etc), beds, air con, fridge, washing machine (all electrical items are 2nd hand from my existing place)
Tenant : Malaysian only (doubt Amara will be catchment for expats, not gonna rent it to Middle Easterns or those originating from the African continent)
Supply : High density, considering there are 696 units of service apartments in all 4 blocks.

Can fetch RM1,500 per month? Reasonable?

What do you think? Appreciate your inputs and reasoning.

Cheers

I agreed that not to renting out for middle easterners and african, they will make our condo image and reputation. I am investor too, I wish I can get a good tenant and payment punctually.

I think lighting, kitchen Reno, washing machine and fridge is consider enough for tenant. Maybe rm1300? I m not sure, need your advice..

In my situation, below are the simple calculations for 1,011sqft

(a) Monthly loan payment to bank :: RM1,169
(b) Maintenance fee at RM0.18psf :: RM181.98
(c') Sinking fund, 10% of (b)  :: RM18.20

(d) Total monthly committment (a)+(b)+(c') :: RM1,369

So, RM1,369 is my breakeven monthly rate. Of course I'm expecting positive cashflow from the transaction.

So, assuming and only assuming with the rental model (partly furnished) illustrated below;

Year / Rental Rate / Monthly Excess Cashflow / Capital Appreciation on Property
2015 / 1500 / 131 / 530k
2017 / 1700 / 331 / 550k
2020 / 2000 / 631 / 580k

Cheers
