I received payment of LAD letter today. The developer asked to accept by signing and returning the letter to them and they will bank in within 2 days upon receiving the letter. The formula they used is :

Purchase Price after Discount and Rebate X (no of days delayed in delivery of VP/365) X 10%p.a. x 50%

Take note it's the purchase price after discount (NOT SPA price) and they multiply by 50%. Anyone of you signed and returned back to Jaya Megah ?

Yeah they gave themselves a 50% discount. LOL.
But not sure if it's a standard formula as per the law or not. There's no due date given to sign and return the form. So i guess I'll wait a few more days.

I'm an owner here. I get many calls and sms from agents practically every fortnight asking if my unit is available for rent/sale. Therefore there is demand. I think this unit is a good buy especially if you purchase direct from developer and the location is good, freehold, 2/3 car parks and walking distance to Komuter. The guards are quite strict, which is good. Good convenience stores at the ground floor and it's quite cooling. There is nothing much to complain for the price. It's a good, value for money package. I'm happy.
