Well as i said it before,this is a lmc pangsapuri and not a pavillion suite.property developer had sold all the units irrespective high or low ,facing bukit rimau or htc damai residence,bumi or non bumi,1 car park or 2 car park,block 1 or block 2 and so on....period. bottom line all SOLD.thus needless to go on detailing it is good or bad.bottom line ALL SOLD.now the price had appreciated and soon to test the 300% benchmark appreciation even before vp.just say you are lucky to own a unit in KA at the right price.....meaning you wait longer you got to pay high price of appreciation .so bottom floor unit or penthouse unit....a minute longer is an additional cost to you.....sounding more like a salesman now....i am an ex owner and not an agent of the developer.as for your loan ,i don't see it will pose a problem provided you meet all their terms.godspeed

agreed,change the door to suit the size.after all rm 20k discount given.cost of good door in the region less then rm 1k..main door only and rest we can cut to adjust to the required size thereof.no major issue.

Nowadays labor & material cost had increased... small unit = less qty (renovation) = higher cost

so if u add it up, most likely will cost around 15k min to convert the bare unit to those finishing upgrade (hacking, wall & floor tile installation, plaster ceiling, change door, cleaning, bla bla bla)

its troublesome as renovation works might need... let's say 2 months to complete, within that period you will need to travel to there to supervise, check is it everything going well... travel to there & b

if u buying for rental, within the first few months u cant rent out due to renovation works while other completed unit had advantage because ready unit for rent right after...

so for me if empty unit selling for 210k while complete unit 230k, i will rather take the 230k... less trouble, less hassle

this is my opinion but it may differ from urs as different ppls have different taste & preferences right? biggrin.gif

Kakashi, you got the points.

for my planning, to rent the unit out, i will / will not do the floor tiles (Depends to cost, will consider if around 5K), no plaster ceiling no wall tiles...install cabinet (<4K for basic cabinet), fans, lightning, curtain, grills... (Basic unit)

for complete unit, the different with lowest to 5th floor units lies on floor tiles only...

hope this will save some amount as if compared to higher floor units which demanding >230K recently.

actually i prefer lower floors just in case for any lift breakdown, the tenants will not need to climb up/down high...

level 1-5 is bumi quota.not bumi lot.that means the unit can be transacted to non-bumi.

but recently really hard to invest in properties.... 3rd house needs 30% or more downpayment already....

our generation is different from previous where my seniors can simply buy and hold more than 5 properties at the same time....

somemore i used my sister name to apply loan to entitled 90% loan to buy other property since i cannot entitle 90% loan anymore....

but other than this, i cannot think of other ways to get 90% loan..... unless commercial properties, but commercial prop. is riskier than residential.....
