QUOTE(wisdomtot @ Sep 20 2013, 01:11 PM) Did any sifu get wind of how much the new block (Eclipse) will be selling ? The SA did mention the new blocks will be more expensive..or maybe is one of his sales trick to get people (me included) to buy into the existing Solstice units... IMHO, going beyond RM600++psf for the new blocks will be quite an uphill task for the SA to push sales, considering the nearby new launches are below RM 500++psf e.g. Cristal & Lakefront. Well..maybe I shouldn't try to compare these different animals.. Cannot compare. Small SOHO psf price always higher, but selling price lower because of the size.

If DIBS, ignore the bank statement.
If ISS, pay first claim later.

QUOTE(DrPitchard @ Sep 29 2013, 10:47 PM) Based on general knowledge or specifically for this project? Because from what I know, there are 2 ways to go about it. Some pay first then claim back later from developer, some will be borne directly by developer. In general. Not sure about this project.

QUOTE(shinebr8 @ Oct 19 2013, 07:37 PM) Hike up to fast not good, not sustainable. Crown jewel of this development is galleria...very futuristic design... Believe the same. Never believe in "developer" paper profit.

QUOTE(DrPitchard @ Oct 20 2013, 10:50 AM) Can only believe in paper profit if there are a sizable number of sub sale transactions at that price. If no recorded transactions, and paper profit is based on asking price of wishful sellers, then yeah, it's as good as no paper profit. Precisely, if product so so, buying earlier with lower price, hoping developer launching higher price with paper profit? Almost hopeless. Only kill future subsale. Confirm many going auction. By the way, Pangaea is a sexy project.

This will be the most sexy small SOHO @ Cyberjaya. Small. Low entry. High psf price. Quite sure this project will be sapu.

QUOTE(DrPitchard @ Dec 23 2013, 11:37 PM) I think this is still a very premium product and RM500k-600k for a 2 bedroom is certainly on the luxurious side of life. Rental will be anything between RM2k-RM3k per month. An above average fresh graduate/young working adult will earn approximately RM3k-RM4k. Even though I'm earning more than that, I'm unwilling to fork out RM1k-RM1.5k a month for my accommodation, it's just crazy by any means to me. Unless I touch the 5 figure salary mark, I think I'll just keep my 'rental budget' to RM500-RM700 A young couple will most probably start with a cheaper option, RM400k-RM500k for a 3 bedroom apartment? Extra rooms, if any, will be rented out to friends/relatives to help ease the rental/loan. And since they can't really afford the reno, furniture and fittings, they will most probably just do without it. Just my 2 cents. Sensible. But once u have kids, different story.

QUOTE(DrPitchard @ Dec 24 2013, 10:45 AM) Don't get what you mean. Care to explain? Once u have kids, u won't mind paying more to rent better & bigger unit. Of course, have to consider combine income. Also, transport cost for couples working but not staying @ Cyberjaya will be quite substantial. This post has been edited by xyyap: Dec 24 2013, 12:59 PM

QUOTE(DrPitchard @ Dec 26 2013, 01:23 PM) Oh, icic. If you are looking from that angle, then yes, I will certainly spend more. RM1k-RM1.5k for rental maybe. But that being said, it will be for a 3/4 bedroom home. Well, collectively as a couple (husband & wife), that would mean a RM2k-3k/month, which should be pretty decent. I think the point I was trying to stress is that the generation today will be more budget conscious/focus than ever. While I do not disregard the fact that there are also more wealthy youths emerging day by day, I believe it is not as fast as the growth rate of medium/high end homes. Hahaha, ok. Not sure if you have heard of SetiaWalk or been there. Looks great, absolutely happening and lively now, much better than it was a few months ago. Yet, rental for a bedroom unit is only between RM1.7k-RM2.2k and the occupancy rate is really bad. And worth to note that it is really prime location, with the LRT construction right in front. KLCC as urban city living & SOHO as young generation living Both concept like not widely accepted by Malaysian. Successful projects are not many in these specific section. QUOTE(max_cavalera @ Jul 4 2014, 04:39 PM) the owners pays such a premium price for htis development and i think the least they could do is have good service and courtesy to their owners...issue such as referral fee not paid or delay for 1 or 2 years should not be such an issue. they are not selling cheap flat or low cost apartment...they are selling premium price for pigeonhole/shoebox development. they should appreciate their customer more. They should not have problem being kiamsap of sharing the miniscule referral fee with such expensive units pricing... Maybe they think their Mirage top 1 @ Cyberjaya. Nowadays their property top price...

QUOTE(DrPitchard @ Sep 23 2014, 09:00 PM) So far, we have: @wisdomtot @DrPitchard @MakeYouHappy @mykpin88 @MoneyMaker prince @edwinliong @TheJake @edwinliong @vince_87 @xXwasabiXx @Seng_Kiat If we are big and loud enough, I truly believe that we will be able to rock them, just like what dissatisfied VW owners have done when they all came together. Let's have our first meet up soonest, and from there, I believe we will have a much clearer direction on where we would want to head as a group of consumers who want their voices heard. Next Sat, 4th Oct 2014, good? http://motoring-malaysia.blogspot.com/2014...et-up-with.htmlhttps://www.facebook.com/pages/Vw-Dsg-7-Def...306447496142735 http://www.facebook.com/pages/Why-U-buy-Cy...341503902650319Pangaea buyers, are u aware that OSK is changing the master plan of this project? https://forum.lowyat.net/topic/1940261/+1660
