Owh sorry mine is those normal apartment with 3/2. You can renovate to add extra 1 or 2 room if the layout permit.
This can lower down the rental cost rate of all room. fixed bills like ISP are easy to manage and water bills. TNB a bit tricky you can ask contractor to install meter in each room or room with aircond. Through experience you can also approximate electricity cost.
Also everytime tenant moves out, keep pumping money/spend some money to refurbish the room example repaint back to white, replace broken/aging fan, lighting, bedframe, table and wardrobe...
make sure the house common area and room is very clean. hire a cleaner to clean the place every month. Old place ull get some doubt by tenant if they only look at exterior. but once they view the interior and you kept your house up to date, repaint, refurbish, clean, tenant wont fuss they will want to rent your place.
