1. definitely they will build a road access to Sri Rampai (from jl ibu kota) which is good for those need to go to Jl Jelatek/Jl Ampang from setapak.
2. Giant quite likely since Maidin cant complain anymore (eg Tesco)
3. Jejantas - no use lah , ppl do like to use. traffic light is better. still on the gound mah , no need to climb. look at the "white elephate" jajantas at crystal ville u will know.
4. rumour also said sri utama might move, pls check and update. anyway the new SRJK is a big pull. no regret if buy nearby.

p/s: did u buy the 3rd parking lot at 12k? me ok with just 2.

2. I heard that Giant already paid for the land but this is still unconfirmed until i see they start construction. hopefully got shops like Overtime, Papparich, Starbucks... nearby..

it is oni 1 carpark original/included but developer will "force" u to buy another one at 15k, 3rd one optional at 12k. i think PV16 is good coz lot of car park provided/available. at least 2-3x per unit. unlike many condo, less than 2x eg if 500 units, only about 600-700 car park, the rest hv to park outside. u know most of the unit at least with 2 cars. this will look ugly and cheap.. (like flat)

Its opposite the Shell Station along Jalan Sentul Pasar.

actually all above already start early of Feb 2011... i was there during 1st soft launch and the buyers look like 3 days NO EATING... just simply and hurry booking...all been fully booked and Long Queue Waiting list since Feb - Jul 2011...

now its July 2011...

just my 2 cent...

i follow up this project since Dec 2010/ Jan 2011... then finally at Feb 2011... they said price increase from min RM330k to RM360k...

and after consideration of the location compared to PV12/Pv13...

then .....

anyway...i still remember the young generate bring their parent -anty/uncle to sapu & sapu...2 days 90% SOLD...3rd day ... habis BOOKED...then said pending and wait for official launch to apply loan smile.gif

Added on October 31, 2011, 3:10 pmOh. I forgot to add something. Now only 20+ units left. The saleslady told me that. I don't mind paying for the RM15k parking coz you can fit your family/relatives' car if they come and visit you. RM15k for 25 years repayment isn't that much isn't it?

I dropped by the site yesterday. Construction is up to the car park 4th floor (from the Ground Floor anyway) Reinforced Concrete framework stage.

The new chinese school is just opposite (cross road) the site!

bad news : there's a new 4 storey semi-d factory under construction right opposite the site too.

i believe its at structural framework stage nearing the roof already.

hopefully if can sell at 400psf, i'm a happy camper. though rental income is very attractive too

Typically layout & design with older PV project. It is just middle end condo, you cant expect much with the price for it.

i think he own the unit with 4rooms type which the 4th room actually is open study area for 3room type. the design is typical suit for investment to rent to students nearby TAR and it quite demanding as i got few sms every week but not a good rental yield as no profit gain against to monthly installment + maintenance + assessment tax

i passed by and snapped some photos too.

anyone know if the railing on the balcony are all glass or is it normal railing made out of steel? (i saw some painted white, some like glass)

i think depends on unit type

some of those from the angle i can only manage to take pictures show both glass and steel railings, both facing the Selangor Pewter.

i believe therefore it is up to the unit type hmm.gif hmm.gif hmm.gif

i recently called the developer and was told handover in September next year as scheduled, maybe 2-3 months earlier. from the pictures, more like 6 months earlier brows.gif

MRCB to build Giant hypermarkets in Danau Kota in Setapak and Kampar

PETALING JAYA: Malaysian Resources Corp Bhd (MRCB), via wholly-owned subsidiary Gelanggang Harapan Construction Sdn Bhd, has accepted an award from GCH Retail (Malaysia) Sdn Bhd to construct Giant hypermarkets in Danau Kota, Setapak and Kampar, Perak on a design-and-build basis on a contract sum of RM80.8mil.

The breakdown of the total is RM45.8mil for Giant Danau Kota and RM35mil for Giant Kampar.

Giant Danau Kota will be constructed within 12 months and to be completed by October 2014.

The Giant Kampar will be constructed within 10 months and to be completed by August 2014.

Both projects are expected to contribute positively to the future earnings of MRCB group.

dbkl lake garden/park is next to pv12, tesco is between lake garden and pv10. giant is opposite festival city mall (facing sri rampai), behind the motorcycle shop (near traffic light) - a new access road will be open

festival city shops/restaurant/cafe facing the lake (alfresco area) will be very nice view

how about the land infront of PV20 ? Aside Giant, what else will it do ? Then the land currently occupied by Badminton Court ?

i think PV will build more phases here.
phase 6 will be the last condo with wall fencing with comon condo living, future PVs will have similar concept as phase 7 which are open concept, (shop below) - internal roads will be interconnected.

which concept do u prefer?
and good to own a condo shop here?

i think pv20 is good for own stay as other newer phases (eg 7..9 etc) will be on open system (mean shops will be beneath the apartment and open to public and very chap), more over new phases will be on commercial title-- higher assessment fee n utilities.

pv20 is the only "gated" condo in that area. (same as pv10)

yes phase 7 is right behind Petronas. it is a service apartment /commercial titles.
based on PV masterplan more blocks will come..
i dun think will build biz park at the current badminton court + market as it is surrounded by old shops and many newly apartments. shops beneath apartments more possible.

giant already bought the land opposite festival city (along the new access road to sri rampai) but not sure when giant will come.

Visit the contractor sample house to have an idea what kinda of 'style' they offering at Block A-12-13 and B-23A-07

They also provide quotation.

Was told total 8 contractor appointed by PV cari makan there. If anymore know any other unit got sample house pls share here.

My unit is Type B-1. Level 25. rclxub.gif

Kitchen is okay for me coz it is still in "stock" mode. Can get ideas from previous PV owners for ideas. I have rough ideas coz my brother in law owns a unit (similar design type) in PV13, which I am staying currently.

All of those rooms looks smaller, maybe because unfurnished. Some defects detected once I step into my unit. Mostly are wall finishing (paint, cement, etc.).

As for the door handle location, I don't really remember coz I was too excited to view the interior. Maybe designed in such a way so that kids can also open the door? hmm.gif

But one reminder, be careful with the door. Very very very heavy. Must look for good quality door stopper if you are use to let the door open while at home.

About the in-house contractors, I don't think I am going to do business with them. sweat.gif

And actually I got real lucky in taking the keys. I didn't know I have to make appointment for the VP (since my letters are all sent to my hometown). I just hentam go there with such confidence and almost being made disappointed when one of the ladies there told me that I have to make appointment for the VP. It got worse when I was told that Saturday's slots are all booked and was advised to make an appointment on Monday (19th May).

When I made the payment of the Misc. charges, I asked again whether there is a way to slot in a chance for me. Then they called the Management Office in PV20 and I was delighted when they told me a lady pulled out. icon_rolleyes.gif

Yes, the defects are mostly finishes. My unit have added in additional electrical points,but they miss out 3rd SMATV socket outlet in Bedroom 3.

The workmanship of PV20 is better then PV15, may be due to another contractor did PV20.

The exterior design of the swimming pool area also better then previous PV.

Swimming pool seem small and No badminton/tennis court sad.gif...is there car wash area also ? guess the previous phase land price is cheaper and bigger.
Was told they used back PV8 or 10 contractor which was one of the best workmanship contractor....so QC consider good.

i didn't see the facilities as heavy rain on saturday. this saturday go kapkap see see look look touch touch test test everything. will bring a charger to test the outlets if its working.

if the wall is minimal issue, i won't ask for defect rectification

418k including 2 parkings if I can remember correctly la. Don't think it will be that hot la. Our condo exterior build are of concrete. Should be cooler than bricks type.

Actually I hate the idea of having the swimming pool on ground floor. Prone to vandalism if the security guard not alert enough.

Hopefully our MATV is made for Astro Beyond. PV13's MATV points weren't made for Astro Beyond.

Anyone signed for TM Unifi population survey? An Indian lady was there at the Management Office to ask people to sign so that she can push TM to lay fibre for our phase.

Just sign for the TM, then we go for Maxis Fibre Internet Services and get the IPTV instead. brows.gif

I think all of the owners know their balcony already. Sorry for quoting old postings. I got a glass balcony. I was doubtful about its quality at first but after checking, the tempered glasses are at least 1cm thick. Pool view. Hopefully the semi-d factory project as you mentioned earlier will not be the one I am facing la. Normal factory nevermind. Please not chemical factories.

Haha after all the SMS from agent now its time to see real agent (they got alot instant service booth at the roadsite too, expect more agent lepak around)...but i am interested to know where is the OTHER unit of showroom...anyone know ??

i signed with Esther too. I won't go for Maxis no matter what. UNifi for me.

I got bugged at least 3 to 4 daily. I scared one off with PDPA, that fella scared until beh tahan.

the factory on the way for the KLCC view? industrial lot but most probably suitable for car showroom at most. hopefully merc, bentley, mclaren and ferrari move in so we can test drive tongue.gif

First of all, congratulation on the ownership.
I just got my keys last Saturday and visited the site.

Please be reminded to bring the following items for defects inspection:-

1) Marker Pen
2) Masking Tape
3) Scissor
4) Camera/Handphone Cam
5) Measuring Tape

This is to ensure that you able to label all the defects for the contractor to restore back.

Haha.i agreed..i also asking them why the lock is facing outside..

Anyone manage find any good contractor?the MCF quotation seem like very expensive

To show them clearly the defects.
Else, they simply repair only.

Just went today to review and they indeed very fast repaired 26 defects that I reported.
I do not satisfy one of the defect whereby my balcony grill was detected.
They just polish for me only and covered with new paint.

Will report again...

Understand from the developer only 400++ keys were released to house owner.

swimming pool on higher floors will be very much colder. not good for swimming. it tried b4 in other condo, shivering la.
i think the ground heat helps to heat up the pool.

are you guys loan full release by the bank ? Seem still paying interest as the bank not fully release. Checked with PV said already gave instruction but bank said not yet receive and even yes also take 14 days to process.

June bill already came, can't make full installment !! Mati la like that.

Haha, sorry you can do that. Dun even think break the fence and make 7th floor roof top at your own space. I was tot that roof is covered by a piece of sink plate where raining time very noise ???
