New development by Platinum Victory Group.
25 storeys 1,333 - 1,473 sq ft 280 psf RM360k ono VP letter sent out 10/5/2014 and starting 14/5/2014 can take keys need to make appointment with payments not more than RM1,500 (unknown reason) 14/5/2014 appt full. i'm going on the saturday or 17/5/2014 This post has been edited by alexng2208: May 12 2014, 10:11 AM |

actually all above already start early of Feb 2011... i was there during 1st soft launch and the buyers look like 3 days NO EATING... just simply and hurry booking...all been fully booked and Long Queue Waiting list since Feb - Jul 2011... now its July 2011... just my 2 cent... |

i follow up this project since Dec 2010/ Jan 2011... then finally at Feb 2011... they said price increase from min RM330k to RM360k...
and after consideration of the location compared to PV12/Pv13... then ..... anyway...i still remember the young generate bring their parent -anty/uncle to sapu & sapu...2 days 90% SOLD...3rd day ... habis BOOKED...then said pending and wait for official launch to apply loan |

I don't mind paying for the RM15k parking coz you can fit your family/relatives' car if they come and visit you. RM15k for 25 years repayment isn't that much isn't it? I dropped by the site yesterday. Construction is up to the car park 4th floor (from the Ground Floor anyway) Reinforced Concrete framework stage.
The new chinese school is just opposite (cross road) the site! bad news : there's a new 4 storey semi-d factory under construction right opposite the site too. |

Typically layout & design with older PV project. It is just middle end condo, you cant expect much with the price for it.

I'm curious to know the land which is directly opposite from this PV20 too, if another block coming up , then all view will be blocked (not that there's any nice view anyway).

i think pv20 is good for own stay as other newer phases (eg 7..9 etc) will be on open system (mean shops will be beneath the apartment and open to public and very chap), more over new phases will be on commercial title-- higher assessment fee n utilities.
pv20 is the only "gated" condo in that area. (same as pv10) |

Yes, the defects are mostly finishes. My unit have added in additional electrical points,but they miss out 3rd SMATV socket outlet in Bedroom 3.
The workmanship of PV20 is better then PV15, may be due to another contractor did PV20. The exterior design of the swimming pool area also better then previous PV. |

First of all, congratulation on the ownership. I just got my keys last Saturday and visited the site. Please be reminded to bring the following items for defects inspection:- 1) Marker Pen 2) Masking Tape 3) Scissor 4) Camera/Handphone Cam 5) Measuring Tape This is to ensure that you able to label all the defects for the contractor to restore back. are you guys loan full release by the bank ? Seem still paying interest as the bank not fully release. Checked with PV said already gave instruction but bank said not yet receive and even yes also take 14 days to process.
June bill already came, can't make full installment !! Mati la like that. |

I don't like the design in PV20 1333 sqft. Not even a bit. Really can't compare to the earliest model of PV Lake Condo, PV10 1272 sqft.
Up until now i failed to understand why only PV10 has a very well balanced 4 rooms design and only 3 rooms design are built PV12 onwards. |

Finally visited the swimming pool.
Concerns: 1. Man, who are those designers? Sharp edges on swimming pools? Oh my. Someone is gonna get hurt real bad soon. I know it is a very special idea to have Jacuzzi at the pool but other than ideas, where are those safety measures? 2. And also, why is the Tadika (Kindergarten) so near to the pool? Isn't it dangerous for minors? For the first concern - Are we allowed to report to the developer as it is something seriously need to be looked in to. |

ugh do not engage incube customization sdn bhd
they suck... my table top = shorter than my carcass (measuring skill fail) my master bedroom wardrobe carcass = full of pits, broken ends, chips here and there, some places plastered some not... kitchen cabinet = some items promised in the fair not readily given, have to ask and then subjected to the "got meh?" face. the DTC drawers given are great, but then the similarly promised DTC hydraulic thing for the push up cabinet is not DTC but some cheapocheapjing stuff, they don't consult you properly before making holes everywhere, doors misaligned so.. don't.... but, my contractor so far so good. my cement wall is taken down to be redone due to not perfect finish. and this without me saying anything. they do it by their own effort which is commendable. |

most are 1. facing inwards to the swimming pool / little raised level 5 dunno gym area 2. lake 3. genting 4. only select few priveleged ones are klcc |

Yesterday 1 bangla almost jump off from lvl 5. Don't know what's the story thou... but seems emo for an hour or so. Bomba able to grab him at the edge of the roof when he attempt to run away / jump .

Anybody plan to sell their unit in pv20? Plan to buy for my own stay. Preferable that is fully renovated already. But if just the basic renovation done also will do.
By the way how much will it cost to fully renovate pv20? Hope someone got a unit that can sell to me |

Went to see PV20. As reported here there are 'Blacks' in PV20. Sorry to say I do discriminate these foreigners as they do bring problem with them. I dont say 100% but >90% do cause problem. Not planning to get PV20.

Owner here and yeah, many Africans there. In fact, they are mushroom-ing in Setapak.
You cannot stop them from renting units there when there are owners renting to any interested tenants just for the sake of investment. And yes, I heard too that some condo management prohibit them from renting any unit. I seldom visit my house as I am tight in budget for renovations and buying essentials. There was once I saw a notice asking some African kids to surrender themselves to the management. When I asked the management boy - Mr. He if I'm not mistaken, he told me that they were summoned to the management because they played football on the corridor. I am not discriminating but many of them really cause trouble to the neighborhood. I don't know much about safety issues that we might face but one sure thing is that many of them will most probably affect the comforts of being their neighbors. |

I previously planned to rent out my unit but after some consideration (almost a year), I decided that I should just use it for own stay. I'm at Block B, 25th Floor, facing Giant directly. Yum cha anytime when I start moving in but I guess you will not see me often as I am a nocturnal human. I work mostly at night and return home when the sun rises. I have a silly question: - If I don't rewire and add extra lighting point, will it be enough if I install 2 units of 18w LED lights to light up my living room (just the TV section).
