I got one unit left for two storey twin villa Beethoven type b, 3951 land size, 4620 built up. RM2,088,888 before possible promo.

As for three storey, best deal for it is 4467 land size, 5661 built up, RM2,467,888 before possible promo

Bigger land more expensive right? Wat is the demarcation for the land or how UEM demarcate the land for each unit since there is no fencing btw units? Thanks.

I prefer its not sold out or take unusually long time for sales to make it rather than easy entry for those speculators/flippers to enter. Certainly unhealthy. I know for a fact that genuine own stay buyers will take freaking long time to decide, feel good, and rest his money.

Prop that is heating up too fast too furious usually ended up badly in terms of creating the quality mix of neighbours. For yield and CA dont wanna talk la...

The potential for Beethoven is there. Look at the price for current Schubert n Schumann 2. They are actually not too far from beethoven.

The problem is UEM already abandoned KV and put their focus in Iskandar. If you compare the design and landscaping of SH to East Ledang, SH is still ahead. But pricing wise EL is alot higher.

Flippers are not aiming here yet as there are plenty of undervalue high potential properties else where.

I do hope flippers don't set their sights here.

UEM put so many eggs in 1 basket (nusajaya). Hope the landscaping is/will always be the outmost priority.

Good. Flippers are not welcome here in Cyber as to grow the area we need more home stayers (than flippers) especially high profile owners...

Furthermore the flipper will make the prices unsustainable

Good pricing for landed SH deters flippers away. I am almost sure their no is minimal although cant say 0.
