Investment Vista Kiara, Mont Kiara, Is Vista Kiara worth buying now?

i hate those neighbours put all their things out on the corridor...this is mainly due to old condo design, do not have the entrance foyer design...and bad behaviour of neighbour who assume the common corridor area is belong to them...make the situation looks cheap like low cost flat...

to be fair, i only saw one floor with this problem and unfortunately this is the floor i am thinking of buying!

to get a 1400sq feet condo at 510k, is vista kiara really the only choice available ?

why are you thinking of buying this unit in the first place?
if it's for investment, just calculate the yield and if happy, can afford, then buy lor.
if for own stay, if happy, can afford, then buy lor.

You better to have a site visit and take a look. For older condo at MK, particularly those near to One MK and 163, many units were rented out to those supermarkets and restaurants as hostels for their foreign workers. Come around the time these workers go to work or the time they finish work. I am not discriminating these foreign labor. They have the rights to stay if their employers pay the rents. But, sometimes, their behaviours are annoying. Vista Kiara from what I hear and I observed seems to have a lot of foreign labor.

Yes, I've visited .. didn't see any foreign workers... but i went during weekends

Good concern to consider I feel. Because of 1MK and 163, some units nearby have been opened up to be their hostel. My relative is doing so....not naming the condo here because of confidentiality

I stay at an older Sunrise condo near 163/ 1 MK. The Management Office has tightened the house rules for the past two years. Based on the AGM report, still there are about 10% of the units are rented out to the foreign labour. But, there is a house rule now that limits the number of occupants. At one time, some units had more than 12 in one apartments. These foreign labour, some of them are illegal immigrants. At one time, the Management Office for my condo coordinated with DBKL, Police and Immigration Office. These enforcement came around 3am and caught many illegal immigrants.

The nuisances about these foreign labour are their mindset. Quite inconsiderate. Also, we are not sure if they are vaccinated and whether there is any background check on them.

I suggest you make another visit and talk to the residents. You also have to go around the working hours for the supermarkets and restaurants. I saw quite a number because I have my morning walk around 9am - 10am. Can see the number of foreign labour came out from the side entrance facing 163.

If these foreign workers behave themselves, pay the rents, I have no issues. But, their mentality determines where they are now. Luckily, for my condo, the management took stern actions and the number of foreign labour / Airbnb are less nowadays.

But, I am not sure about Vista Kiara.
