you can just use one tong only (from Alam Flora) and for the rest of the tongs required, you can get from outside suppliers. very much cheaper

Make sure the cheap supplier dump to the correct / approved location. If they dump roadside the authority will come after the house owner too. Read in paper few time before.

Actually they are not cheap supplier. If you were to use Alam Flora, they will in turn engage these companies to to supply the tongs. So, you are basically going directly to the companies itself. Save 3rd party's commission

Initial Walkabout Research

Below is what I gathered from my random discussion with various suppliers.
Some information are deducted and some are information provided by the bosses.

1. Windows (Glass and Aluminum)

1. Windows are made up of suppliers that convert aluminum extruded shaft and glass panes to form in to Windows.

2. The main point to look out for is :-

a) The thickness of the aluminum shaft. (0.9mm - 1.4mm) maybe more thickness available.
The thicker the sturdier but no need to go overboard. The bigger the windows, need thicker thus stronger aluminum shaft.

b) The thickness and the types of the glass panes. Regular,Laminated, Tempered, Frosted, Colored

c) The types of lock, standard twist lock or concealed types (this needs thicker aluminum shaft 1.2mm above) that is more expensive.

d) There is standard hinge (The ones with the bars shaft thinge on the bottom of the windows limiting the cascade windows swing out degrees or the loose swings type (dunno much about this only pricier and need thicker aluminum.

e) Types of windows, cascade, slide, toilet cascade swing up type and fixed panes.

f) Coating on the aluminum.(color types)

I zeroed 1.2mm aluminum, Dark Green Glass, Regular 5mm Dark Green Glass, standard twist lock, standard hinge, Multiple types of windows and powder coated.

The price I got ranged from RM 25 - RM 26 - RM 35 for cascade windows.




Talk about Plaster Ceiling later ....

For plaster ceiling, ask the installer to put fiberglass. In Chinese you tell them to put "Chou", is to stick between the aluminum rod and the board.

what is that? new to me....

but is this something usual they put? if yes, then is it you want to advise that we should make sure they put?
if it is not something usual, then proly...u request they tell u need add $$$ lor...

Don't know. This is suggest by my BiL, he told me is common now. He is a site supervisor. The fiberglass should not be expensive. What they do just dip the fiberglass to some liquid, and just throw on top of the metal strip that screw the gypsy board. When is dry, it will hold it better, and more solid.

He told his contractor to do my house with this method too. The price i got for the plaster ceiling job is much cheaper than what i find in lowyat. (is contractor price)

When my house plaster ceiling job start i put some picture. Maybe in 3 weeks time.

1. Plaster Ceiling installers are made up of contractors that install aluminium frames on your ceiling then stick plaster boards on to the frame that finally made up your ceiling.

2. Wiring for lights has to be ready before installation.

3. The holes for lightning is cut after the plaster boards is installed.

4. There is Plain Boards (majority of ceiling ares are made up of this, There are decorative pattern design that can be added (sorta like sistine chapel dome design thingy) - depend on individual taste lor.

5. The main point to look out for is :-

a) Thickness of the plaster boards 8mm, 9mm and 11mm (this is the stock I saw)
-(thicker better of course)

b) The aluminium framr types (25,, width, 30mm width and 35mm width) Thicker better - of course

c) how much they charge for Cornice (Side skirting - up to individual), L box (parts of the plaster ceiling that jut down) and Light holes. This might just make up the major cost eventually.

I zeroed on 9mm thick plaster boards and 35mm width aluminium frame.

The price I've got eanged from RM2.40 - 2.80/ sq feet for plaster boards.

L.Box RM9.00 -RM12.00 - /feet

Fan Hock FOC-RM25.00/ piece

Round light RM2.00-RM5.00 /per cut hole

Square light RM4.50-RM8.00 / cut hole

Manhole RM60.00-RM120.00/ set

Cornice RM3.00-RM4.00 / feet

So many things to consider

Added on July 20, 2011, 6:20 pmNeed to rush to get termite treatment for the house before renovation gets too far ahead. Been delaying in this front for too long

From trawling the LYN forum and decided to focus on Drilling and spraying roof truss using Bayer's Agenda 2.5 EC.

Called up 3 suppliers. It seems that only a few companies are Authorised Accredited Applicator for Bayer’s Agenda Termite Colony Management (Called up stopest, nexus and bumipest)

They will drill holes and apply the chemical in the house. Outside the house they will only drill holes and apply the chemical at the columm area.

How they apply the chemicals to the roof truss is yet to be seen but it is included in my package.

Price range from RM2300 to RM3500.

Warantty range from 3 - 5 years depending on suppliers.

Finally decided on the middle supplier (not the cheapest) - the same one that some member recomendded me in this forum.

They are coming tomorrow to do the job. Estimated time to complete 5 hours.

Will take some pictures if I am there.

FYI i suggest you avoid the standard lock&hinge for the windows. they dont seal properly - get a conceiled lockset with multiple lock points (make sure its not just on one side but all three sides (not where the hinges are) and get windows with integrated hinges too. those windows are significantly more sturdy and will effectively seal the house (i.e. no hot air coming, less dust, no cool air leaving the house, less noise). plus side: really hard to break into less breaking the glass. if you get good glass you make thief's life real hard

do check that when they were drilling the holes, no underground water piping were accidentally damaged

I hope not ...I guess I'll know in a few days time if there is water seepage on the ground later.

Do they have warranty? Last time my home using rentokil termite spray. Have 10yrs warranty with cert. If between 10yrs got termite, can claim them.

They provide 5 year warranty with Bayer's Agenda 2.5ec.
The 10 year warranty one should be Monsanto's chlordane (banned substance but damm power)

U need to start thinking of ur wiring and electrical at this stage... Or else u will missing plug/switch/ac point best location...
