HLB is BLR -2.40.
Ambank for me only can get 80%
RHB still no reply.

I went to the sales office. Block C got extra freebies - 1 fridge + kitchen console and can get rebate of 15k without the freebies. Block C1 units just extra 5-10k higher than Block B1.

Is there any leftover or unapproved loan units from phase 1 and 2 available for sale? Coz I guess it will be cheaper than phase 3 units? I'm planning to go to see tomorrow, hopefully can see it grow to at least 450 psf after 3 years ... smile.gif

Added on March 18, 2012, 12:39 amI guess with such a high density area, getting a high rental rate would be very challenging?
*
I think phase 1/2 buyers have all signed SNP or have let go the units earlier. Correct me if I'm wrong.

Yup, somehow agreed. Could be bit hard to get high rental but if the location is "wong", then maybe still can. Can't predict what will happen after 3 years from now.

why give up the freebies?
if you buy it urself also won't get too much different or it might be more expensive.
somemore this can be include in the loan.
no need to come out cash.
*
Yes agreed, plus inflation, things might get bit more expensive too in future. And if it's for investment, don't need to think so much on the setup. Most stuff will be installed upon VP or delivered after 3 months.

*
Upon signing SNP, they will give another freebie. Not sure will be the same for block C.

How much is your unit? Actually how much is the additional price we need to top up for each subsequent floor?

What are the gifts that are given upon signing SnP ?
*
The freebies are bit outdated. U should visit the sales office to get the latest brochure.

For block B/C, u should also get 4 aircond units and extra socket points.

For block C, extra 1 frigde + kitchen console. The freebie upon signing SNP depends on block/phase. I got 9kg washing machine.

Not sure how much add per flr, didn't really look in details, the sales chart is too huge. Mine is ~330k.

I'm wondering why Bukit OUG condo is so cheap .. it's only RM220 psf???

Added on March 18, 2012, 1:23 am

I guess block C units is more expensive??

Anyway you seem got a very good deal, what is the brand of the air-cons, fridge and washing machine? BTW, what is the kitchen console???
*
Mine is mid-lower flr hence cheaper. I think block C only 5-10k more expensive than block B since they both belong to the same phase 3. The good deal should be those who bought phase 1. SNP did not state the brand of the freebies.

Kitchen console should be the table in red or the vertical box (partially hidden) where it can house the fridge I guess.

True also la... u do not need the 20k until VP which is 3 years from now.

Oh by the way, with the 20K rebate, what's shown as your SNP price, before or after the rebate?

Did you get the free washing machine?
*
It might not be washing machine. Phase1/2 buyers get an extra aircond as what I heard becoz their previous freebies offers only got 3 airconds.

I guess u will know when signing SNP time, no need so kan cheong lah. U will still buy even without the washing machine, right? wink.gif

Why do we need to open a current account?
*
Current a/c is required for full-flexi loan. By the way, I did not take up the loan from AmBank. The rate wasn't competitve that time. Not sure now.

Haha just went there to see see after much consideration, with its strategic location, affordable price although most of the mid-floors already taken (I booked 6th floor at C1) eventually I placed my bet because I think the risk is manageable. The challenging thing is the rental yield, let's observe further on how is the market after it's completed.
*
Good good, that was what on my mind too that time wink.gif

Added on March 18, 2012, 11:18 pm

What is the advantages of flexi loan vs normal conventional loan?
*
I think u mean BLR-2.40 (not 0.24). The offer is fine in my opinion. Full-flexi loan allows u to offset your interest by dumping extra cash into your current a/c. This will enable u to shorten your loan tenure. The con is u need to pay rm10 monthly fees.

Will the semi flexi loan have the $10 monthly fee as well?

Hi there, I saw got agent to sell Phase 1 block E2 with RM320k+, i believe is under table type. Stil consider want to grab it or not as phase 3's price is much more higher..Any1 know Block E2 is facing which direction?is it facing main road?what is the panel banker?
*
More worth it if it's block D1/D2 which is less dense in sharing the common facilities. Just my opinion only.

Yes, correct.

Besides HLB and AmBank, what are the other panel banks??
*
Last time UOB offered me BLR-2.40 with MRTA or BLR-1.90 for 1st year and BLR-2.40 for subsequent years if without MRTA.

Do u plan to buy MRTA?

Couldn't remember anymore which are the other panels. This was more than 6 mths ago.
