My point of view of Parklane OUG. I bet on Phase 1 E3 Last year March.

Pro :
- Entry price is only about 300psf, compare with other similar area around 400psf (2010/2011)
- Freehold
- with semi-finished, minimum setup cost during VP.
- Location, KL address, easy access to many area.
- Many buyers are chinese and young couples.
- Risk is lower for Phase 1 & 2, moderate for Phase 3.
- Near LRT (under construction).

Cons :
- So call high den (34 ekar for 4000+ unit), compare Z (6 ekar for 1000+ unit) what you think.
- Jam, everywhere is jam in KL
- Oversupply.

for me if rental can be around 1100 or can use for weekend, is should be good enough to cover my installment, any extra is bonus. should be achievable during 2014.
I do hope most of the investors, don't turn this apartments to be bangla or African community area.

For your last statement, I will not for sure nod.gif

i means in offer letter. it is under jln puchong, puchong address. can you show me ur 1??

How can it be Puchong when the approval authority is DBKL leh ..

Jln Puchong is a very long road, some parts are located in KL, some parts in Selangor.

Both my bank (uob) offer letter and SAP stated Jalan Puchong, Kuala Lumpur.

By the way, does it matter whether Selangor or KL?

See this for KL boundaries. Parklane is just right within the boundary (enlarge with dotted line in grey) smile.gif

The SA told me it is KL address.
Opposite off Jalan Puchong is KL Address, behind the Shah Alam high way is Bukit Jalil, KL.
So, between 2 KL lands, got to be KL lah.  rclxub.gif
Only thing is commercial land, higher cukai lah cry.gif

Brand is ok but at least the specification like the fridge capacity, the cost difference is quite significant between a 300 litre vs 480 litre refrigerator...
*
Haha, I guess no developer will give such details in SPA wink.gif

Hmm, agree with you. I was told by BigHouse last year that the air-con would be York brand. But, it was sales person talk. So, I don't really trust their words.

Called Akisama before about the first drawdown for Phase 3 and the answer given was "not so soon". Thus, piling is not complete. I didn't even see any piling job on-going for Phase 3 when I was there 2 weeks ago.
*
I guess they still busy with phase 1 & 2 piling. Ok la, later the better since our completion date is 8 mths after phase 1/2.

But we need to service more interest... sad.gif

Added on March 31, 2012, 4:38 pmDoes anyone know how much roughly we need to fork out for the progressive interest 3 years period ??
*
That's why I said later the better to complete the piling. Until then, we won't be charged any interest as no disbursement has been made.

Put in all money u have if are having full flexi homeloan to offset the interest wink.gif

Semi flexi also can right ?

Added on March 31, 2012, 9:20 pmCan I know when roughly the SPA will be out after booking has been made? My bank loan is still in progress today is already the 14th day since the booking day. Will my booking get forfeited ?
*
Yup but for semi-flexi when u want to withdraw, u will need to notify the bank in advance and pay a min service charge.

For my case, SPA is signed abt 4 mths after booking. It should be faster in your case.

U should chase your banker. How many banks u applied and how long u have been waited?

Went to the site Sunday afternoon. C2 open for sales in the morning.
Already got 13 stickers.  cool2.gif
10K higher than C1.  sad.gif
IMO, it is worth as there are only 10 units versus C1 with 14 units per floor
both with 3 lifts also.
*
Agreed and c blocks are facing pj views right?

Got two sides, one is facing the Puchong area... the other is facing KL but certain units blocked by Block B2.

Added on April 3, 2012, 3:49 pmJust wanna know for Phase 1 and 2 buyers, if you do not choose the freebies, how much cash they can deduct from the downpayment? For Block C1, they give RM20k cash rebate if choose not to opt for the freebies
*
If not mistaken, the rebate only started when they are selling block B2/C1 and onwards.

No cash rebate means the freebies is a must ?
*
Yes. I read somewhere that the current rebate is up to 25k, not 20k.

Wow, never know it is such a huge amount just for the interest sad.gif one year rental also cannot cover that sad.gif

I think I've made a wrong choice of investment, this is giving me negative cash flow for the first three years.... should invest in sub-sale condo with tenanted instead sad.gif
*
Just put in all your extra money to offset the interest.

No you can't, for UOB, in the first three years, you only can put in more cash if the construction is at least 50% completed sad.gif
*
Are you sure? I'm also taking UOB, never heard of that. Currently I'm offsetting my interest for the MRTA paid under the same account.
