Quarza will have few blocks of studio suites on top. There will be another 2 more block of high-end luxury condo behind Veo. Target/expected price psft rm800++, There's plan for Quarza bridge link from mall till across the main highways road from pic. The bridge design abit curve type. The bridge will link with covered walkway to GITT and Lrt Gombak station . See the red line in pic. Here's the bridge link info from mall to opposite road and continue link to Terminal Gombak lrt + Gombak Interchange Terminal Transit

Its stated in the latest Veo sales brochures there will be link bridge and include pic of the upcoming link bridge, Quarza mall, studio suites and 2 new luxury condo block.

Its totally different class type of condo.. cant compare psft like that among the condo at that area.
For buyer with reasonable good pocket looking for better condo or slightly higher than mid lvl type, they will rather pay premium for newer design condo, low density and better quality living environment. Price dpds on market demand but if price already too high, theres more other better quality choices around to buy instead.
Just like stock market.. if the stock price appreciate fast and over-value, not many ppl will buy and price will consolidate, wont go up unless have ppl willing take higher risk. They might look for other better stock abt same value price but still haven't appreciate much yet.. U can try chk PV2 Melati price abt 590k - 750kK+/-. Not cheap for mass middle income pocket... but if for good pocket buyers..tat price range they have more other better choices condo to buy. But how do we define over-value for similar class property development? PV2 1500k market price around 650k, PV6 1300sft 500k, Saville 1200sft priced at 600k, 3residence 1200sft around 800k. Of course Veo is way higher of the league around 1.1mil for 1400sft. Definitely different-type of pocket buyer have choices for condos around the area depending on their requirement.
