QUOTE(mercury8400 @ Aug 10 2011, 04:55 PM) Went to the sales gallery and almost 95% booked. SA said all paid 10% deposit already...dunno whether got bluff.... cheapest unit 9th floor starting at RM 49+k for 700+ sqft studio unit after 5% discount. Super duper expensive...almost RM700 psqft!!!! Gilar babiz!!! I think must rent out RM 3,500 per month to break-even!!!! The facilities very standard only, infinity swimming pool, small gym room and viewing deck all located on the highest floor.... Samore SA said no confirmed anchor tenant for the malls yet!!! Only "interested parties" mainly from Pavillion!!! Classic example of High risk, Low returns..... I mean, do you really think there is a secondary market for your 700 sqft studio apartment at a sale price of RM 600K??? (assuming u want to make a decent profit of RM 100k???) Good for you !!!

QUOTE(xepa @ Jul 29 2011, 03:41 PM) if the new road is really implemented, will change the usj1 property prices a lot since the most concern in usj now is about jam jam jam Persiaran Tujuan used to be a 2 lane road, now its 3. Any reduction in jam? There used to be a set of traffic light which is now all removed connecting to NPE. Wanna take a guess on how bad the morning/everning jam is? road improve, more ppl come in. same old stories unless you stay at some kampung place, u can't run away from jam. But almost all properties in prime location r selling no cheaper. Look at Parkcity breezeway. Oso 700 psf. I think all bcos n depend on how de future planning r n Wat kinda property v r investing in.

QUOTE(rakyat @ Aug 10 2011, 11:27 PM) Nonsense, I was there during d launch & MD was not present. Why does he need to be present at the launch? Anyway, just to share, the guy's presentation is way more 'straight arrow' compared to the other 'gurus' present there. Milan wasted little time with unrelated stories and talked more case studies which are directly related to us and what we need to hear. Most of the other speakers were talking about their life stories and beautiful families for 70% of the time, and 30% of their time was on relevant stuff. I think 70% of what I found useful from the seminar came from MDs presentations.

Think lowyat got more info than these so called guru if we can read between the lines in some comments posted here. No short cut in getting a good property. It takes alot of effort searching high-low and building contacts among the few. I think most can tell whether it is a good buy or not. Cheap or expensive people will know. If u know a property expensive for its specs and still buy it , then joining any courses or classes in the world also cant help u la.

Money spent to learn opinions of these guys who are successful as well as networking. For example, I own a few properties with no regrets so far, but gained some new ideas in regards to how to diversify in the future, example which sector to go into. Some of them are generous with the mistakes they made and how it could be countered in the future, and these are real life case studies which they've gone through and are willing to share.
No harm learning more about others who are experienced in property, and made it big from them. As you say, lowyat has a lot of info as well thanks to like minded individuals, thus seminars are the same although its a different type of exposure. There is no easy way in acquiring, and the speakers acknowledge it and simply tell us what they think is required to pursue success in this sector. No 'get rich quick' session which I saw there.

But...he was in developer office few months back before the official launch. So called VVIP soft launch. And ppl are holding an invitation card stated MD will be the main speaker. And that's make it sold out? Sorry is booked out.. Probably 90% are flippers

I tell you few things that would kill Da Men sales immediately.
1) No more DIBS, free S&P and LA fee 2) LRT project to be canceled 3) Sunway Pyramid 3 service apartment launching price less than 700psf 4) BLR increase >1% in the next 3 mths
Possible?
