i hrd rumour that some retailers in damen dont pay rent. just 40% of sales. so the joke is on pav reit
*

If they don't pay rent, won't they be locked out of the lots ? What is 40% of sales ?

i duno how to explain liao... there is no fixed rent per month. their rent is 40% of the sales of the month. add variable costs like maintenance and electricity etc. so if their sales is 1k in jan pav reit gets rental of 400. hope this is clear enough.

and again this is just a rumour i heard.  i dont know true or not.
*

If true, that's not fair to those low profit margin shops. e.g. a Kopitim shop might have mthly sales of RM50,000 vs kosmetic shop with only RM5,000 mthly sales. The low profit margin kopitim shop need to pay RM20,000 rental while the high profit margin kosmotic shop pays only RM2,000 rental.

how was the crowd in damen n d shops as a whole today??
*
Not many people. LG (with the numerous food stalls/trucks) and The Canteen(4th fl) got some people. The rest -- quite bare. Gong Cha RM2 promotion (choice of 2 drinks - U can buy 1 each) - got people buying, but no Q.

The should extend free parking when at least 80% of the shops are opened which might be in another 3 mths.

This is not good news....basically having to respond to something they did not expect. At least if they stuck to their strategy with promos one could assume they have prepared for the dry period. And I doubt a lame parking promotion extension can make a difference. They need to get a lot more retailers open fast and do some serious advertizing through TV/etc.
*

They've already put out 4 page ad in the Sun a week or so ago, which someone said cost a cool RM200,000.

Any1 there today?

Went 4pm+ today. Got some people around but mostly in LG where the there're lots of food stalls. Lim Ko Pi opens today - 10% off all food and drink items till Mar 31. Ipoh mali and USJ Subang Jaya is their 1st outlet outside Ipoh. Very good biz today .... around 80% full. They took up 2 lots - 1 lot facing the road and thus no need to enter from inside the mall, means they have 2 entrances - 1 from inside the mall and 1 from outside the mall, so they can open at 9am but U enter from the entrance facing the road.

Here's their Ipoh outlet - http://alwaystravelicious.com/2014/01/30/lim-kopi-ipoh/

I don't think Pav A team can make a lot of difference. The problem is the location and the size of the mall. It just can't compete with larger malls. For me I would prefer to visit a large mall which consist of many famous retailers than a small mall which only consist a few.
*

If Summit and Damen coorperate to link up the 2 malls. then it might qualify as a large mall.

Hmmm.....sounds like the previous NHeong's rm2 promotion did pay off.
*

But Lim Ko Pi did not have such dirt-cheap promotions, and yet biz just as good, if not better, then Nam Heong. BTW, both Nam Heong and Lim Ko PI from Ipoh.

The link U posted is Nam Heong Chicken Rice, selling only chicken rice. The shop in Damen is called Nam Heong Ipoh and sells lots more food besides chicken rice.

really strange. they didnt give out enough  vouchers maybe.

Starbucks do not need to give out vouchers to attract customers, but too bad Damen has hardly any outlets to attract the youngsters who usually hang out in Starbucks.

Can attract passer by to utilize their wash room
*

Huh ? Starbucks in Damen has a wash room ? I doubt any starbuck outlets in Malaysia would waste space and expenses to incorporate a non-revenue generating utility like a wash room.
