Wow. not easy to justify the premium of 700k+ for another level pplus facing the main road...with 700k+...

Any info if the 2S facing housing still available now?

600k for terrace in kajang...i dunno what to say.......
i am defo earning much slower than the pace of increase........

Unless they really doing a real good job in the entire development, including serenity, landscaping, security and commercial. Otherwise not easy. But if they are able to create a good mix of all these, it will be one of the niche projects around that cater and offer certain environment that is missing or required.

In that case, it will become the place to be...as of now, the most notable township within Kajang are country height and Jade hill which targeting even higher end market ...of course NAdayu and Kj2 will also be competing directly on this sort of mid market segment.

The only problem is that our salary is not increasing in tandem with the property prices sad.gif

i have the impression that working couple can afford more than 1 property during old days.
and i also believe that property price will continue to increase till the point that a couple can only afford 1 property in a life time. eg. u will be proud to own a decent property in hongkong if you know what i mean. we are asian and chinese like property

kajang and semenyih is a place for investment regardless of short/long term, populated and surrounding with highways.

just my 2 cent.

Depends which location you are benchmarking. If you benchmark against KLCC, many location within Shah ALam, USJ, Puchong, PutraHeights, Sungai Buluh are much farther than Kajang.

If you benchmark against PJ, yes, it will be a bit far.

Rawang new launch by Mahsing also selling close to 600k now .... I am sure Rawang is even farther.

Ultimately, every location has its own pull factor as not everyone work in PJ or KLCC.


we need to be more objective ...and look from different perspective, otherwise, we might be missing a lot of good opportunity. By the way, if you have been to jade hill or country height, you will know why some people want to stay there.

I don't think normal ppl can afford Country Heights as far as I know. Been in there once, all I saw were bungalows, super bungalows and mansions.

if you want more structure landscape...jade hill (quite oriental outlook), country heights is more for conventional high end enclave that one big of it is basically bungalow built by individuals.

TTDI Grove, KJ2 and Nadayu 92 are more for mid end market. Nadayu now has issue with accessibility as Tropicana Kajang is expect to be built on the other side, thus for now no clarity if Dijaya is going to open up the road to connect to Nadayu, thus, leaving Nadayu with the current access via the small tunnel.

hi all!

I am the owner of DST shoplots and also Phase 5 Zinnia of TTDI Groove (Well! not exactly the owner yet as I have not signed the S&P though the loan has been approved)
All I want to say is taht I have a very poor impression of Kajang before I went there to have a look myself. Previously to me Kajang was far and has no potential whatsoever. After visiting the TTDI Groove site, I have no doubt in putting my money on it. Frankly, I couldn't find any real weaknesses or threat. Among the strngth of the area to me
1. It s just a mere 30 minutes drive from KL (ampang)
2. It is connected all the way via highway (if you use MRR2 and Cheras-Kajang Highway)
3. You do not need to pass through the busy Kajang town to get to it
4. Lots of amenities around - Giant, Tesco etc.
5. New MRT station to be built just 2km away
6. Along this Kajang-Semenyih bypass road, there are plenty of new developments and all are well planned.
7. The price are really affordable compared to other part of KL
8. Naza is a trusted developer with good track records of building a quality homes.
9. It is also linked to SILK and LEKAS

Well, I guess the name Kajang brings a not so nice 'mental picture' to certain people. If the arae is being rebranded, strongly believed it is going to be the next Mutiara Damansara or Kota Damansara.
