The sales gallery is in Penang sweat.gif Are they going to have a local sales office or showroom at the site?

That area is already very congested. But there are plenty of food to eat within walking distance.

400psf?? Haha...Capers is the best bargain compare to this...

I have been following their development in Penang....alot of issues with their project, the Oasis...

Ohh, this is the Oasis developer. I heard alot of issue with Oasis too, lauched initially in 2007 but till today still havent finished built yet. However the project fully sold last year. For the early batch buyer is laughing now coz initially the price in 2007 is like from 200k++. now would be 400k++ maybe.

Close to 300k once u added the carpark, they didn't include carpark in their condo sales, like that also can!!! Anyway, even though the price may look somewhat reasonable(not sure yet till more details are released), keep in mind you are dealing with a dodgy developer, who knows what controversy may arise with this development....

Will you buy if you buy 1ksf but then SNP is 700sqf???

Evidence, I dont have any evidence. But if you ask Penang people, most of them will know what happened to Oasis. The issue was hot last time Kampung Buah Pala, i think u should ever heard of it.

I didnt said the developer is bad, i have no comment about the developer. For those who bought Oasis from developer in 2007 should be very happy now.

Just found out. No studio unit. Size from 1300-1900sft. Leasehold.
Should be good for own stay.

Btw is the developer reliable?? What happen with Oasis??

IMHO another condo at Kuchai Lama is one too many. The place is already congested especially the main road. It is a 'wong' (prosperous) area, but too 'wong' is also not good.

However, having said that, I somehow have the feeling that this condo will be a sellout, if the price is right. Like Parklane, eventhough many people bising-bising that 4000 units is too crowded, but still sold like hot cakes.

Every half year I look back seems like I miss this good project and that good project .. the quick rise in price is really making me paranoid .. lol

I know hw u feel but we should not feel bad if keep missing the boat as really good ones will most of the time sapued by insiders. So not easy to get even if launching tomorrow. If got spill over also there will be crazy que and no guarantee can get good units.. If its urs its urs..

Dunno why some other forum people still saying its freehold??? The SA spend 3 mins explaining to me how leasehold now not much different from freehold and now goverment will approve automatic renewal before expiry etc etc...So i am very very sure its Leasehold.. Confuse nw la...

Auto renewal, in placed and in forced?

What about premiums to be paid? How is it same with freehold if we have to pay premiums.
And I can imagine residential units will ask for discount on premiums and gov should approve on compassion grounds .. how will all these work with auto renewal hmm.gif

Somehow I still have doubts leh ..

So far, if i m not wrong, only 4 new condos launched in Kuchai Lama recently in the followings sequence:
1. Residensi Desa (Above Rm280psf) launched in June 2010 - freehold
2. Gembira Residence (above RM300psf) launched in July 2010 -freehold
3. SHC Condo (above RM500psf) launched in Jan 2011 - freehold
4. Latest launching : Art-E (RM400psf) - leasehold?

Condos 1 and 2 already sold out. SHC condo still available.
Which condo do you think is the best buy and has the highest capital appreciation once completed? For me, i ll vote for Residensi Desa due to lowest entry price and low density. Any sifu has any comments?

More detail has been confirmed, it is a leasehold land with 99 years from 1991 expiring on 2090 which is left with 79 years from now smile.gif they are going to launch soon I guess will be next month, pricing will be 350psf or slightly more(380) depending on which floor too. Size ranged from 1338- largest unit 2k plus. They will build an extra access road at the end of the current dead road turning up to jalan selesa terrace house, so they will have 2 exit instead of one, at least they did something to ease the traffic there which is good for dynasty and for arte.

I also wonder what happened to oasis is Penang, who can give me an answer? And how is the kampung buah pala issue now? Anyone?

I like this project so much and intend to get 1 for own stay. But the only things that I'm worried is all the scandals covering the developer. Political background? It looks like they are closely linked to the Penang gov which is DAP.

SHC just launch yesterday only registrant is allow to go in the sales office. I heard sole of you guys said that I has been launch since early of the year so I'm not sure. As I know the psf price is starting from >RM450

The land opposite dynasty is ARTE@KUCHAI LAMA, while the land beside dynasty is belongs to another developer BHL which I heard 450 psf but don't know it's leasehold or free hold. Arte is leasehold they renew the lease to 99 years d. As for bank financing no worry on the leasehold tenure cos as long it's not too short tenure left bank will still be financing.

Dont get confuse Arte is opposit to Dynasty Garden, while BHL is next to Dynasty garden. hope this solve your confusion. haha. BHL heard the psf price is much more exp than ARTE. where arte is expected at >360psf while BHL as heard 450psf. but all the price is not confirm yet lar...

paper cant wrap the fire. when buyer sign the S&P and saw he land tenure left 80years leasehold will definitely jump on the developer.

I know their office not open for public yet, but we have bought 50 units direct from director, so our pricing is pioneer and lowest. I heard from developer, the launching price would more than RM400 psf.

I m monitoring their launching price, may be I will release few units after their launching.

What you see from their illustration is what you will be getting. Love their lobby and they have private lift as well meaning their whole development is gonna have plenty of lift. 2k+ registrants, 5% pick up rate will just be enough to make the place a sell out

They have a total of almost 15 types of layout design.

Went to the sales office....nothing much things inside....just a dummy building and lcd screen to play with.....price rm385 onwards, almost all unit has the private lift...smallest unit 14XX...so more than half million per unit also...why don't developer build smaller unit sad.gif

Hi, I also just back from developer office, I like their design very much. Really impress....

Very happy that my unit already from 1685 sqf to 1733 sqf, got private lift, facing pool and dynasty garden. Know that their price would increase by zone (5 floor =1 zone=5K).

The shop office is new office for Nusmetro in KL, everything just setup, you are pioneer step in there, so you would feel like dummy and nothing much inside.

They target customer is family, because dynasty garden, g-residence, 218, are smaller unit, Arte doesn't want compete with them in the red sea. I will go to their soft launch to see the crowd, who want to join?

The Arte Kuchai lama.

Have call up the SP at developer office there have 1496sf. 1862sf. 1690sf. 1711sf .2045sf. from 1st floor to 20th floor..... most of the unit are facing North and South
not much unit left. The sales person very nice give the infor i want ...will bring my father to view it one more time

i like their private lift idea, just worried too many condo near by supply more than demand, need advise here, does it suitable for investment?

FYI, actually leasehold & freehold not much different, most different is leasehold need to renew but freehold not.
For other differences just a small small issue.

The workmanship is suck! The lobby area staircase measurement macam let midget to use.
Any 5'10 to 6 ft tall person becareful your head!!

And the so call art sculpture is like shit. Should call it Artshit instead of Arte.

Seringin not the finest 1. but seringin is the no.1 best among condo at kuchai, oug and happy garden areas.

I agree with u. paid almost 800k but feel like staying in low cost unit.

(i) workmanship and finishing works VERY VERY poor.
(ii) also still got workers staying in unsold/uncompleted unit.
(iii) no cleaning of common areas.
(iv) also rats and cats litter everywhere.
(v) lifts keep breaking down and making squeaking sound when moving up and down.
(vi) lift supposed to be private access but can see workers use to go to other units and also workers everywhere loitering at lobby.
(vi) a lot of rectifying works.
(vii) lobby easily flooded when heavy rain.
(viii) tiles at lobby and common area very slippery and easily dirty.
(ix) pool was dirty

well, i think it looks ok...even though lots of funky color and futuristic design..but..this is the design concept for Art E, at the beginning Art E already sell with this kind of concept...it never sell with the classic design....so...there are ppl like this kind of design...so i think it looks ok..at leats the outcome very match with what it show on the brochure...

certain lobby outside looks only!! wait till u go check around and baru give your final comment!

is not about taste! it is very shitty! the link bridge corridor is disaster. the "grand" lobby staircase is unacceptable cb low!!! with the stupid midget measurement size!!! all salah measurement! thats not about taste any more!

It is not about design or concept but the workmanship and finishing touch. You would expect more if pay almost 1 miilion with all the hype of private access lift, swimming pool, facilities bla bla bla.

Then again, if design or concept cannot translate into practicality or function, then only on paper looks nice but architect/designer didn't take into account surrounding or contributing factors e.g. weather, day to day usage, practicality etc

Example just look at entrance access gate. for residence sensor is on the left side while visitor on right side. imaging every time u want to enter or exit using residence access, u have to open left window so that sensor can detect and raise the gate (i notice sensor not strong to pick up signal unless very near to it), not practical and convenient at all sad.gif

and the two boom gates (i.e. the pole) is so close to each other so if u drive big/wide car, your side mirror would scratch the visitor gate unless u enter in a right angle.

agree. developer shouldn't do these kind of things. BUT! i've seen worse. i've seen these type of designer cladding totally block the whole window type of design, but the building from far away looks super. i think architect & developer should really emphasize practicality over design aesthetics.

This arte just 2 years old . Look like 10 year old condo . Teruk . All the sofas at the pool koyak . Jacuzzi also spoilt for a long time no repair . Good thing is many EXPAT here hahaha .

Nusmetro is one of the most lousy developer ever. This art-e Kuchai is a disaster. Lousy finishing and koyak measurement.

Many pipu rather rent stay in old condo dynasty Kuchai, new palace court condo and new service apartment beside nsk also not willing to choose here.

Lift to private lobby within your unit, accessible only with access card. Alternatively can also access through bomba lift and enter from main door

good to knew strata title is finally out but question is whether developer will agree to direct transfer? If not wrong there is another unit at 3A floor being auction what the unit sold too?

No idea. But this developer (Nusmetro) charge admin fees at Arte plus. So possible if allowed direct transfer also will have some charges from them.

The other unit A-3A-05 no bidder. Size 2056sqft at 656,100 just now.
Will drop to below 600k in Dec.

As usual when drop to below 600k, attract many interest and fight the price back up to above last month reserve price of 656,100.
Why at 656,100 nobody interested?

Reserve price started at 590,490.
Attracted 4 bidders.
Sold at 685k.
Vacant unit but got sign of leaking from the ceiling.
