Quite good location near kota kemuning. Surroundings relatively underdeveloped. Can bypass kesas toll easily. Developer provide fencing+guardhouse. Building shops in front of road. Can consider if u don't like to stay in codos. ..

Date of completion of Cassia is Sept this year.
Went to the site, not bad, quite nicely planned and the best part is Guarded with Perimeter Fencing. 5 mins to Kota Kemuning & Bukit Rimau. However recently spotted a big piece of land is being developed next to Kesas highway.. Anyone has any idea? |

Seriously i quite impress with the Bandar Puteri and Bandar Putera Klang, however, most Klang folks would advise you in their serious face, dont buy this project ... and go for Bukit Tinggi or Bandar Botanic .... I never visit these 2 projects then ... |

i went to the site yesterday n saw that a Alpinia already hand over...
lot of unit change their autogate and grill.. saw 1 end unit upgrade n extend their kitchen... i'm planning to extend my kitchen when get keys later...so is it any problem in extending kitchen or any space to upgrade the built up area for leasehold properties? if possible, must be in proper submission la kan? what if we just construct it without the approval, then after completed, can they still charge us due to not get approval? |

If you can afford go for better area. Area from taman sentosa to Bukit kemuning controlled by famous Indian gang 303. They are very terror!

Mine is Cassia as well. I bought it for investment not for own stay. Just visited the site few days ago, the road is good and houses are in ready to move in condition. Since it;s gated *Perimeter Fencing* and guarded, I forsee it's going to be the next potential area after bkt rimau & kota kemuning. If i'm not mistaken, the S & P did not mentioned completion date. Let say , the term say 2 years. Then the developer start to compensate from the date of you signing the document. (calculate 2 year from there) Any Dura owner here? |

The job inside the house i assumed complete, because the gate is locked The playground have a basketball, badminton & takraw court c/w spotlight. really need to move by end of this month b4 my wife deliver my 2nd child. saw a banner about registration for persatuan penduduk but miss the date... will contact the person incharge later. wahhh... really excited to move to new home... |

I'm Basella owner, if not mistaken, I have already paid for the Quit Rent (cukai tanah) & 1st half Assessment 2012 (cukai pintu), so could I use the receipt issued by IOIProperties for renovation permit application? Or do I need to pay for the cukai tanah and pintu at MPK? |

maybe is touched up i guess...caused i saw the cement mixture machine on front of the house...so i thought is reno...i showroom row and the row facing the field got crack at their garage there...especially the showroom if you guys notice...

Hi, I am new in this forum. I bouht CADIA for my own stay. read some of the post and saw a few others who will be in the neighbourhood.. looking fwd to meet u guys. last i went to the place, it seems like the house going to complete soon. anyone have good contractor for renovation?

received a letter from developer a moment ago.house is ready for collection.i know that we need to pay a sum for the VP but is abit ridiculuos to pay RM720 and the invoice does not itemise what am i paying for..malayan pines estate really blood sucker....how about you guys?

I told them if by 30 days , my defective thing still haven't settle, i will lock my house and no any contractor will allowed into my house will send them a bill from my contractor for the water proofing and some other minor issue. |

Number of downloads: 114I dun Known about Bandar Putera maintenance team, but for Bandar Puteri case, they will send one or two Burmese to slowly rectify yours problem. The worst thing is their Maintenance office, the site supervisor will never brother to seriously to rectify the problem, and just let the foreginer to carryout the job to minimimse their cost. |

Just went to BP2 last monday..just to see my house progress..
Lepak at the mamak there..found there will be 1 surau near the empty land back of the shop lot there..it is good! Thingking of lot of unit there without any masjid or surau?? Then thanks to the persatuan penduduk bandar putera 2 for their effort.. But along the jalan johan setia has no street lighting at all? I mean near our taman there..coz visit on night around 8 and found that the road (jalan johan setia) so dark.. Is the front of the shop lot got street lighting? Coz at that time, the front of the shop lot also dark..is it always like that? Btw, end up that day, i change my tyres and sportrims at the workshop next to the mamak..cina muslim workshop..very friendly guy..and the servis also good..plus point to the area |

HQ call me up the day after i submitted the complain letter.anyway found a new defect , the window at upstair family hall , the one beside tangki air cant close properly. 75% completed on Dura Phase- bandar putera 2. Visited the site yesterday and saw backyard has put cement and drain as well.

Just visit the site, behind dura got new phase rite? What is the phase name? Behind that phase got OSD pond and sewerage house..and after that sewerage house got another phase..already launch? |

did any forumer here currently stay in alpinia/basella/cassia? i mean really stay there?
just want to know the traffic along the road from dura to junction at the mamak stall there during morning 7 to 8am and during evening 6-8pm.. just wonder if the dura and cadia completed one day and fully occupied for this 4 phases, is the road along the single storey houses will be cramp or not? haha just read the facebook page of persatuan penduduk, got 1 car/motocycle got stolen..and now they start close the basella entrance and now all in/out vehicle must via the guard house at alpinia..hope cadia and dura got 1 too after this |

Just received a letter from developer asking to pay deposit- Electricity - 280, water - 100 and TNB stamp duty - 10. Look like my unit going to finish soon.

Went to check my unit yesterday. They have locked the house and prevent people from going in. Saw the wall plate has mounted and door bell as well. Road has cleared and probably will "tar" it soon.

Just went there checking my unit.. Tarmac for cadia n dura completed already together with road marking..so we expecting another 5% payment for roadworks and sewerage for next bill..
There will be connection road between basella and cadia at the back of the field..showhouse for ember is ready but only bare, without any furniture..and still ioi is so kedekut..cannot give more trees/plant ke around that playground area..haish.. Anyway, 2 or 3 month to VP..heheh |

They already charge 5% for the road (Dura). Excited to saw the road plus my road address.
I went to site to check as well. Still doing touch up and painting gate. Drove all the way to end of EMBER and saw got one lake/swamp (not very sure but saw people fishing). Next to it is another phase under construction. For tree, they planted 1 just for the house. just called ioi, cadia VP should be in this month or next month. But not sure on the MOT. anybody know when? need to check with snp laywer maybe kan?
For VP, purchaser need to pay for maintenance fee amounting RM450, cukai pintu and taksiran (if i'm not mistaken). so total around RM550++ la u need to prepare. |

Today, i just visited Felicia show unit while checking my unit. This phase came with 3 room + 2 bathroom. Show unit open till 7pm.

Hi there. I'm just a newbie here.
Anyway, yesterday I also have a look at the show unit for Felicia. It was a end lot right? 20x65. With around 4-5 feet extra right? Anyhow.. upon checking the house, the house was actually around 15-16feet wide and around 35-37 feet long. That's mean yes, the land is 20x65 but the built up house just around 16x37 feet only. (I calculated based on the tiles as the tiles is around 1 feet). What do you guys think? |

Yup, have to calculate as the price is a bit high compare to the unit that I book at Jalan Kebun that just around 5 minutes from Felicia. I book for an end lot house 28x69 / free hold / build up 20x43 (building), 20x53 (to car porch) and 20x63 (to gate). 8 feet balance at my right side and 6 feet balance at the back. The price is just RM234800. Well, but the fencing is just a normal fencing and the car porch is just cement render. That's the only setback. Apart from that, should be no prob. Furthermore.. this is Freehold + Malay Reserve. 4r2b unit. I heard that they will be open a new phase at Bukit Naga but for 3r2b with price RM2++,000 soon. The previous Bukit Naga already finished, sold like hot cake the agent said. The Felicia is leasehold and comparing the price.. well for me it a bit expensive. they will issue the letter, and after bank release the money to them, then only we can set for appointment with the person incharge.. it is ok for me coz my snp is 11 september..just checked last night.. i tot august..hahaha.. still they ahead the schedule la.. |

oh my god!!!!! i also received letter (dura). Ask to pay 771.86 and then collect key. How come i no need to wait for bank to release money? But got mentioned, need 50+K. So what is the correct process
1. Pay RM700+ 2. Wait for bank to release 50K 3. Call to make an appointment And they say i must do within 14 days...... (unexpected thing happen). Why 14 days? I thought i will get the key by Nov. Alright just make a call.
Here is the info that i got: 1. Pay RM700+ (Settled before key collection) 2. Wait for bank to release 50K 3. Once release, call to make an appointment - must call to Putrajaya office (Not Bandar Puteri) - 03-89478636 Going to make payment this week. According to Sales Office Bandar Puteri, they are open tomorrow and also Sunday. Then not restricted to 14 days as long you do so within a month to collect the key. If you dont collect , Putrajaya officer will call you and ask you to collect. Wow....now so excited already as i know Maybank will make payment very fast. For release $$ by bank, i'm no hurry as it is earlier than expected (expect Nov). They will definitely release by this month since developer released the letter by 26th and i received it on 29th August.
Spoil my planning schedule... Mind share what feedback that previous phase give? So are you taking top? Initially when i saw their promo, i also think that it is expensive on kitchen and rest of parts is cheap. But after survey long, realized some contractor even expensive. Example: a) grill - cheaper than others. (other quote almost 3K for whole house) b) plaster ceiling - no comment c) kitchen cabinet - realize expensive due to concrete and tiles for more long lasting. Others did not offers concrete & plumbing, that why can go cheap. Now after comparing other contractor, it make no different. Well, i'm going to meet them today afternoon and discuss (top - is my last meeting contractor coz i think they are expensive). Look like i'm going back to them. Let see how. Thanks for the advise on price & products. No wonder they ask me to go direct show unit at bandar puteri. Need to be careful on this. Stay tuned! Yes their grill murah but only 1 design im not mistaken.if u nak yg lain will dff price.my sis in law cassia owner.if u realise all grill at cassia same design.i staying around they so i will take contractor kat situ jerr.my fil house kat taman sahjuga.

Yeah!....Bank has released $$$ but developer not yet receive the $$$. Anyway, according to them appointment to collect key has full till 23 Sept. So tomorrow need to call again to double check if they receive payment & make appointment.

Sink is already installed
Electricity meter has installed as well. Water meter still not yet. Today i saw one unit of Dura has started renovation. Went to site visit and discuss with my contractor about my renovation design. They have put the banner at my gate. Saw few house is also the same. Most likely they are getting the same contractor. Cadia /dura owner (which has took the key), is your water meter in? Since ada waranty 2 tahun.ix leh buat palster ceiling lg.so wat i ask just sekatakan the ceiling.yeP i think they said skim coat.i x pastii.after discusing.change our mind.x jd buat 2 toilet.we just extend the kitchen n bathroom.bilik air blakang kecik ok.

On the master bedroom bathroom, is the water from direct pipe or from tank? Very important to know as need to think about getting water heater type? Then another bathroom (2)- anyone put water heater? If yes, need to know the water from direct or from tank? Thanks |

Another question regarding tap:-

Anyone here know how much cost for aircond installation...?plan to install aircond at living hall and master bedroom...TFR quote me rm1.6k only for wiring and piping....emmmmm...is it quite expensive right?

i just received my keys for dura last Monday..lots of defect(I think it minor), still checking..not informing them yet..one day not enough to observe it all. I check there is some leaking at my ceiling..found some water marks..anybody face the same?4th room has no fan hook..manhole has hole on it..hahahahahaha..why does it made by plastics not iron/steel?

strongly suggest to compare few quotation before start renovation. For me TFR price quite costly. My parents house reno 2 yrs ago, i understand material all up up but as i compare back the quotation he gave...i just can said WOW....i'm getting my previous contractor to quote the same thing, lets see what's the diff....

TFR is the last contractor that I see. End up taking from them as least it is reliable. Found out a lot of people face problem with other contractor p/s:- today they came and help me do inspection and told me which is the major defect. I never realize till them told me and I question back to developer. (Developer agreed is the major defect and ask me to jot down in defect form) Hopefully I don't make the wrong choice on choosing them. |

Today final inspection, found 3 plug point do not have electricity power.
Since today got a lot of times (been there since 9am), go another round of defect check and wash kitchen floor, bath room 1 & 2 floor. (the only place with no defect) Lastly ,submitted my defect list to IOI. According to them, need to wait 1 month to rectify but I can check back the status in another 2 week. Contractor urgently want to fix grill and kitchen cabinet but I told them to hold on as too many defect including tiles, wall, door, windows, floor, ceiling, etc. (too many till out of count) This post has been edited by ericlaiys: Sep 28 2013, 02:27 PM |

Just had a visit to felicia show unit yesterday. What do you guys think.. Is it reasonable to pay 250k for leasehold property.. The tenure is 88 years only.. If it's freehold I'll book straight away.. Anymore house that i can get for this price range around this area.. Appreciate for your feedback guys..

Dura (4th Phase) cost RM268K+ (the most expensive intermediate unit in entire Bandar Putera 2 phase, i think). Everywhere also leasehold and limited freehold. Freehold wont get 250K. Not sure but i think someone in previous post say got. Probably you can reverse and check previous post. |

I just came back from MPK to ask about house permit. Here is some information that i've gathered. 1. Do awning for car porch - need MPK permit. But you can only do 2 feet. The car porch is 10 feet. So must leave 8 feet. If do , then it is illegal and they can fine us. So he advise dont do it as just 2 feet, no point. 2. Yard renovation (either grill, cement, skylight) as long you modify from current look (which is empty) but except kitchen door + grill. Then you need to apply permit. 3. Destroy the dusbin /reallocate. Then need permit as well. This mpk guy just came back from Bandar putera 2 and he know our house very well. I did not show our house plan, he already draw it infront of me in less than 5 minute. Well, look like i need to apply permit. He advise me to apply front (dustbin) & back (yard). Even i don't do, this permit is valid for a year. After a year just renew. Just extra RM70 on front & yard permit. so just apply together. Other renovation is different price. 1. Extend backyard with safety door 2. Extend bathroom no. 2 3. Build a 6ft wall for altar 4. Rebuild frt main entrance with bricks & safety door 5. Build duplex in room 2, 6ft W x 8ft H 6. Grille 7. Re-wiring & plumbing works ETA 3-4 weeks complete. |

Since so many defect, i have stop TFS from start renovate my house. I spent 1 1/2 days to check full time. Make sure you test water tank and water. I wash my bathroom 1 & 2 and kitchen ( here is the least defect) Good luck to you. |

After a week submitted defect list status:-
-they (IOI) has fixed main issue outside. No more crack and has properly cement my post box & outdoor wall & ceiling - fixed wall (indoor) and painted whole wall. -fixed some side tiles & plaster. -fixed glass door and windows. Now easy to open and able to lock Now outstanding is - floor tiles damage & holes at tiles gap hopefully , they can rectify it by next week.
