Most quote 180-200 for just 10 feet. Extra is different charges. Still undecided on how ?

I've spent the whole day from 10.00 - 6.30 pm to check my house from A-Z. Too many defect till I don't believe it. The worse is outside which got a lot of cracking. I even check defect on my post box and crawl inside the dustbin. Surprise to found crack and poor workmanship.

My defect list is already 6 pages with 130+ picture.
Tomorrow going to final check again.

Yup got mine. Today I just tested water to tank. So far it is working fine. Just need to wait 1-2 hours for the water to fill up before it came out from the pipe.

All pipe get water from tank. The only direct is outside & Kitchen only.

Tomorrow going to check the entire plug point.

Don't really 100% trust them after today inspection. Tomorrow going to be another days for full inspection

Well, I did compare with other renovation company before meet TFR. I end up taking TFR as not much different compare to other. Some contractor offered by low yat forum.

Here is my finding
a) TFR - grill is cheap. (2K). Other contractor quote me -3K. Anyway, I upgraded mine to better quality after see the end result from the house that they bring me
b) Kitchen cabinet. Everyone consider TFR expensive. I also think the same after see TFR promo price. Go look around this fair, that fair. Compare with them, more the less the same.
I even tried aluminum kitchen cabinet - which cost 10K (smaller size - due to I put fridge and washing together). After see TFR, the price not that expensive compare to others.
c) Convert yard to wet kitchen - extra renovation. (Not sure expensive or not but I choose to do full grill rather than cement & brick as too expensive.

Well, the above is my experience for the pass 6 month to look for quotation. TFR is the last contractor that I see. End up taking from them as least it is reliable. Found out a lot of people face problem with other contractor

p/s:- today they came and help me do inspection and told me which is the major defect. I never realize till them told me and I question back to developer. (Developer agreed is the major defect and ask me to jot down in defect form)

Hopefully I don't make the wrong choice on choosing them.

Today final inspection, found 3 plug point do not have electricity power.
Since today got a lot of times (been there since 9am), go another round of defect check and wash kitchen floor, bath room 1 & 2 floor. (the only place with no defect)

Lastly ,submitted my defect list to IOI. According to them, need to wait 1 month to rectify but I can check back the status in another 2 week.

Contractor urgently want to fix grill and kitchen cabinet but I told them to hold on as too many defect including tiles, wall, door, windows, floor, ceiling, etc. (too many till out of count)

Dura (4th Phase) cost RM268K+ (the most expensive intermediate unit in entire Bandar Putera 2 phase, i think). Everywhere also leasehold and limited freehold. Freehold wont get 250K. Not sure but i think someone in previous post say got. Probably you can reverse and check previous post.

Nope. 4K for whole house. Different charges for yard grill (full coverage like "sangkar burung" and Polycarbonate Skylight‎. So my yard grill follow the same design as my whole house. He said my kitchen door is sliding grill so easy to move in/out to yard rather than normal grill open which blocked.
My kitchen door and room 3 has grill as well in case some one manage to break in from yard. Yard door full covered till almost neck so i can see easily to outside

Basic cost around 2K. Can't recall but according them is called copper brown. The best about this is thickness and their side dont have any no holes. So not easy to "kopek". Basic one, got holes and easy to kopek.

They bring me to another house (which has just completed renovated at bandar puteri which has installed with this grill. The cheap grill house is next to it. The house located at round about before we turn to bandar puteri.
I heard someone upgraded to security door and replace whole main glass door: cost 7K

that's why. It really depend what you really want
a) landed or condo or apartment (if not landed, get ready to pay high maintenance every month till you die)
b) freehold or leasehold. (if freehold, get ready to pay higher price)
c) budget
d) single storey or double storey.

For me single storey is better than apartment/condo. What to do limited budget? lol

I still remember that been hunting for house 2 years+, very difficult to find a house which is rm200+. At last found here, dont really care much and straight place order. And IOI is reputable company. At least the project wont abandon like my friend case.

Saudara and saudari sekalian,

I just came back from MPK to ask about house permit. Here is some information that i've gathered.

1. Do awning for car porch - need MPK permit. But you can only do 2 feet. The car porch is 10 feet. So must leave 8 feet. If do , then it is illegal and they can fine us. So he advise dont do it as just 2 feet, no point.
2. Yard renovation (either grill, cement, skylight) as long you modify from current look (which is empty) but except kitchen door + grill. Then you need to apply permit.
3. Destroy the dusbin /reallocate. Then need permit as well.

This mpk guy just came back from Bandar putera 2 and he know our house very well. I did not show our house plan, he already draw it infront of me in less than 5 minute.

Well, look like i need to apply permit. He advise me to apply front (dustbin) & back (yard). Even i don't do, this permit is valid for a year. After a year just renew. Just extra RM70 on front & yard permit. so just apply together.

Other renovation is different price. He will provide explanation. Look like i need to read the whole panduan before apply.

i also thought the same but today i felt not satisfy answer from low yat forum that mentioned no need. So just drove from kl to mpk to seek the answer

Is your house car porch(side) longer than our intermediate?. If no, then same fate as mine. Don't care awning, skylight, roof, or any other material, etc. All having the same fate.

anything not listed in original floor plan is consider modify structure. (except grill to door/glass windows)

You can try your luck see they allow for your side house. Just buy Rm10 for buku panduan. They will give you free consultancy advice

Yes. mine is dura. My side, the whole street on my house has ON the light. Why your side slow? by right, cadia should get the facilities first. Now it seem opposite

dunno...not sure if anyone got fines or not. Got picture on duplex? Basically i saw room 2 ceiling is not that really so high but build duplex is ok. Why dont you do cement stair. Wood later termite issue.
