I would suggest to hire an external contractor to check the electric wiring connection & the aircond & water copper pipe.

Soak the bath room with water for over night then check any leakage or water mark on wall

Oh..That is not good.
We went to check the house also yesterday. So far no leakage found.
But, haven't do the soak bath room with water over night test yet. Will do it this week. Hope is ok.

Manage to talk to few neighbour. Most of them will be moving in soon like next month or end of this month.

We purposely go to see during rain time. Sad to see the leakage.
I think not necessary to soak the bath room overnight to test the water tightness, as it is rare to have similar condition in the future. But i suggest you to pour some water in all bathroom to test good floor gradient toward floor trap to ensure no stagnant water. I found this problem in my master bath room.

1 month defect rectification + 1-1.5 month renovation. So, target to move in by June this year . How about yourself?

Need to do some minor renovation but now still sourcing for contractor. The progress is slow only have weekend to meet up contractor. _._"
Most likely is going to take few more month. Good thing is stay in own house, so not rushing to move out.

Not so sure about this but maybe you can check. I think my neighbour informed the management that they need to move in fast. So, the management take their case urgently.

They didn't say can not, but not recommended according to them. Unless we can produce comprehensive defect list with proper photo annotation.

I think just follow up with them till the major work done. Then the small small one can get contractor to help up during reno if need to move in fast.

Do they agree to fix for you ? because they need to remove the existing tiles and redo the bath room flooring

The condition getting worst now, the whole family hall leak now.
They must agree to repair, right?
Just need to take out and relay some floor tiles.

CONQUAS 21 assessment is on randomly selected unit. Not all unit will be under their assessment. They dont have such manpower and time to evaluate all.

This is how the Developer using the gimmick and wording "This Project is Certified Under CONQUAS 21"

Dont have the mindset u buying a project under CONQUAS, then u r PROUD that ur unit is 100% CONQUAS assessed.

This same qoes to Q-LASSIC.

U r paying a premium which is randomly done. huhue

We are considering buying a Terrace unit (Palmyra) at Twin Palms but we are concerned about the distance to KL.

Can any TP resident here let me know how long it takes to travel from TP to Midvalley on weekday morning (about 9am)? My office is in Mid Valley area but I am concerned about the traffic jam. Which is the best route to take to reach MidValley?

Also, how is the traffic back to TP in the evening (about 7.30pm) from Mid Valley?

Also, what is the current maintenance fees? Is it calculated per sq ft?

Would greatly appreciate your comments/information. Thanks in advance! smile.gif

I'm sorry but can I know which units are having nightmares? What promise were given to you? I'm sure if you bring your case through the proper channel the person in charge would see your problems rectified. If your unit is having defects please do submit your defect form to TP project dept. The defect period of 24 months is there for a reason. I am sure TP would tackle your defect to their very best. Like I mentioned many times. I do not represent TP in this forum. If you do have a question you can always PM me.

And to reply to your question about defects. Would you be able to provide a data to show that jade hills having a 100% non-defective units during handing over? If this is true (and a very strong claim), then it would be a fabulous accomplishment and I am sure most renown developers would want to fabricate this achievement, including TP.

However, to my very best knowledge. No developer has ever got a 100% non-defective handover. Especially handing over average of 50 units each phase. Also defects comes from a variety of forms, some can be detected with the eye such as bad finishes (workmanship) - uncompleted work, some through time (wearing), some through different weather conditions (leaks, cracks), different defects occurs at different stages while occupying the house, however home owners are given a 24 months (2 years) of protection if such defects occurs.

I have shifted 8 houses in my lifetime while living with my parents and my recent purchase of Setia Alam by SP setia also got defects, but they are prompt to fix the defects which is good. But lets not sideline the issue...

More urgently is to fix the defects in your unit. Which unit is yours?
